It may be a little slower than in the city, but it’s perfect for browsing, checking emails, or streaming lightly. 🚿 Bathrooms Master bedroom has 2 shower heads, but only one works (rain shower does not). 👶 Children & Water Safety Your safety and your children’s safety are our top priority. Children must always be supervised near the backyard or river, as currents can be strong. 🐾 Pets Only dogs allowed, max 2 per stay. Pet fee: $50 for first 2 pets per stay; additional pets: $50 per pet and must be approved by me in advance Please do not leave pets unattended in the house, and no pets are allowed on sofas or beds. 🌲 Wildlife & Environment You’re staying in a peaceful mountain and river environment. Expect wildlife such as mice, bats, snakes, bears, and insects... Please keep doors and windows without screens closed to prevent unwanted visitors. This property offers a true wilderness experience — perfect for nature lovers, but not for those expecting a city-like setting. 🚭 Smoking & Fires No smoking inside — $500+ fee if detected. Please do not throw cigarette buds on the grounds on the property. No fireworks or outdoor fires on property. 🚰 Plumbing & Septic Property is on a well and septic system. Only toilet paper can be flushed. Dispose of sanitary products, floss, in the trash. Please do not pour grease down the drain. Secure it in a carton for disposal or in the garbage bag. 🔥 BBQ & Outdoor Areas Turn off propane when finished, clean the grill, and store tools inside. Please do not leave food out — it attracts wildlife. Enjoy the decks, firepit, and river views responsibly. 🌊 River Use River can be dangerous at certain times of year. Swim or wade at your own risk. Guests assume all liability and holds harmless the owner of the above said property for any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the guest, or any of his/her guests as a result of, or in connection with the usage of the river made available by this property for their use. 🏠 Liability & Safety * By booking this rental, The guest hereby acknowledges and agrees to the terms below: Guests assume responsibility for all children, pets, and other visitors. Owner not liable for injury, wildlife encounters, or weather/natural events. By booking, guests agree to hold the host harmless for accidents, river use, or other incidents. LIABILITY: Guest accepts liability for any damages he or she caused to the property or the guest's guests, and for any items lost or stolen by guest or guest's guests. If damages are in excess of the security deposit being held, guest agrees to reimburse the owner for costs incurred to repair or replace damaged or missing items, along with added guest HOLD HARMLESS: The owner does not assume any liability for loss, damage or injury to any persons or their personal property. Guest agrees to hold harmless the owner for any loss or damage caused by weather conditions, natural disasters, acts of God, or other reasons beyond their control. TERMS AND CONDITIONS: The guest, his/her heirs, assignors, executors, and administrators, releases and discharges Owner of above said property from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the guest, as a result of, or in connection with, the occupancy of the premises and agrees to hold the Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors, or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs. PATIOS AND DECKS and the Grounds: The guest accepts and assumes all risks involved in or related to the use of the surrounding areas of the house, including but not limited to wildlife i.e Snakes and Bears ⚠️ Additional Notes When booking check that you have the correct number of guests (up to 4 guests are included in the booking price, each additional guest is $25 per night) If you don't book for the actual # of guests, you will be charged for the extra guests House is not handicap equipped. Outdoor cameras are on property for security (front door and exterior). Respect the Guest House river access — your private river access is behind the main house. Checkout instructions: turn off heater/AC, lights, lock doors, place key in key box, take trash to the trash bin at the front gate entry, remove streaming logins. No refunds for events outside our control (e.g., WiFi/electric outages, floods, national park closures). I have another listing on the property which is for the Guest House. Please respect their space and not use the river access behind the guest house. You do have your own river access behind this main house.
