The space centers on an open living area with a gas fireplace that flows into the dining area and kitchen, plus a private entry for gear and in-unit laundry. A deck overlooks the mountain and offers a simple outdoor perch after a day on the slopes. It’s an uncomplicated, comfortable base with easy access to Main Street and the town’s amenities.

Description
True ski-in/ski-out on 4 O'Clock Run. Ski off your back deck. Onsite indoor pool and indoor/outdoor hot tubs. 10 minute walk to Main Street. The master features a king bed and attached bathroom while the guest bedroom has a queen bed and adjacent bathroom. The kitchen is open to the dining area and living room w/ sofa bed, workspace & gas fireplace. Private washer/dryer, covered parking. Comfortable floor plan. Large dedicated entry for gear. Mountain view from the patio! The space • Living room with gas fireplace, workspace, and sofa with pullout bed. Closet with drawers and storage, great for any guest sleeping on the pullout couch. • Dining area with 6 chairs. • Full kitchen with everything needed to cook and serve a meal. • Master bedroom with king bed and attached bathroom with shower/tub combo. • Second bedroom with queen bed and hall bathroom with shower/tub combo. • In-unit private washer/dryer. Outdoor Space: • Deck space with two Adirondack chairs overlooking 4 o'clock run. (note that this space is connected with neighboring deck areas) • Direct access to 4 O'Clock ski run (this run is dependent on snow pack and may be closed early and/or late season) Building: • Availability to park one car in covered garage or outside. Outside parking is limited and first-come, first-serve and may accommodate certain oversize vehicles (camper vans). • There is an elevator available, but 2 sets of stairs totaling about 10-12 steps is still required to reach the front door. • Common area includes one indoor and one outdoor hot tub, and an indoor heated pool. The indoor hot tub is only open during ski season. • Guests are allowed to park one car at a time in either the covered garage or uncovered outdoor spaces. The complex does not have additional parking so additional vehicles will need to utilize town overflow options. Occupancy Limit: 6 guests Parking Limit: 1 car - There is outdoor parking available (2 near the condo entrance and several more in the upper parking lot), as well as covered garage parking (height restriction 7'0"). Additional or oversized vehicles that are unable to fit in a standard parking spot must park at an overnight overflow lot. More information can be found at BreckPark. Ski Access: Off the back deck is access to 4 O'Clock ski run. Hop on the run and take a short ride down to lower 4 o'clock which will dead end across the street from the snowflake lift (peak 8 and peak 9 access). You will have to take your skis/snowboard off and walk across the street and then put your gear back on in order to ride the Snowflake Lift.*Snowflake Lift and/or 4 O'Clock Run may be closed early and/or late season and are subject to snowpack and conditions. It is the guest's responsibility to be aware of mountain terrain statuses and operations. Location: • Downtown Breckenridge is a 10 minute walk downhill from the condo. There is a liquor store and a Teppanyaki restaurant. • The closest ski and bike rental shop is Charter Sports, next to the Snowflake ticket office (on the lowest level of Blue Sky Resort). Provided Items: • The kitchen is fully stocked with all essentials. We also provide complimentary salt and pepper, coffee and tea, paper towels, trash bags, dish soap, hand soap, dishwasher detergent, kitchen towels, and a sponge. • The bathroom is fully stocked with necessities as well as hairdryers and full size hand soap/conditioner/shampoo/body wash. Laundry detergent is supplied for the washer and dryer. • There is a pack n play crib available in this property. Pack n play sheets are not provided. • Hot tub towels are provided. Other things to note » The minimum age to rent is 21. » Maximum occupancy (6) cannot be exceeded at any time. » There is a $25 fee to return lost and found items, in addition to any shipping charges. » There is the potential to snow October-May so cars with proper snow tires and 4WD/AWD are required during this time. » Summit County has strict Short Term Rental rules and regulations that must be followed. Please refer to the Good Neighbor Guidelines posted in the unit on what is required from renters. » Property mountain access details and ski in/ski out designations are dependent on open lifts and runs. Guests are responsible for being aware of the Breckenridge Ski Area lift and terrain statuses. » This house is located at an elevation of approximately 9,600ft which is considered high altitude. We recommend visiting the CDC website for more information on traveling to high altitudes. » There is no air conditioning and most properties in the area do not have it due to the mild summer weather and the fact that it cools down significantly at night. » Per the HOA pets are strictly prohibited. » Weather in the mountains can be unpredictable, and travel disruptions may occur. We strongly recommend purchasing travel insurance, as we are unable to offer refunds for cancellations or interruptions due to circumstances beyond our control.
