Includes: - Large bedroom with a double bed & TV (private) - Full bathroom with stand-in shower (shared) - Full kitchen with stove & fridge (shared) - Washing machine & dryer (shared) - Central AC & Wifi (shared) The driveway and street are available for parking. The space This is a shared home. In this unit, you get your own private bedroom. The hallway bathroom/shower is shared with the tenants in rooms 3, 4 & 6. The living, kitchen, and parking areas are all shared with other tenants. Please be mindful and respectful. If you are looking to rent the whole house, this is not the listing for you. Your bedroom door has a smart code door lock that no other tenant in the home will have access to. This is to ensure privacy and security during your stay. This listing is professionally managed by a property management team. PARKING: One room is booked per reservation. Only ONE car per reservation is allowed. No exceptions. Violations will result in fines and potential towing. Street parking is available, however, you must not park in the street in front of the driveways across the street. Violations will result in fines and potential towing. CLEANING FEE DISCLAIMER: The cleaning fee guarantees that the private spaces are cleaned prior to check-in. This fee does not include the common/shared spaces, which are cleaned only during turnover or checkout. All spaces are professionally cleaned by a COVID-19-certified cleaning company. Our cleaners are not personal maids or housekeepers—they are responsible for keeping the common areas tidy, not for cleaning up after you. They are not your parents, and it is your responsibility to clean your dishes and tidy up after using the common areas. If our cleaners have to clean up your leftover messes, fines will be issued as per our house rules. The cleaning fee also guarantees one set of essentials. Once used, it is your responsibility to buy more. We do not replenish, but you can purchase additional supplies from us for half the cleaning fee. ESSENTIALS DISCLAIMER: Each reservation also guarantees one set of essentials. After your set is used, it is your responsibility to buy more, as we do not replenish it. You can purchase more from us for half the cleaning fee. THERMOSTAT DISCLAIMER: As described, the home is shared with other guests like yourself, all with possibly different preferences. For this reason, the thermostat is locked and set to an ambient temperature that’s deemed suitable for all: ~ 71 degrees cool in the summer ~ 71 degrees heat in the winter If this is not warm or cold enough for you, feel free to bring a fan or a space heater for your room. You will be able to open and close the vents and windows in your room only. Other things to note: The nearest hospital is Wellstar AMC, about ~5 minutes away Public transportation: - 5-minute walk to MARTA bus stop - 5-minute drive to MARTA train station As a gentle reminder and part of the house rules, we urge all guests to clean after yourselves after using the common areas. This is to ensure common areas remain clean and sanitary for ALL guests to use. Please be your neighbor’s keeper and be considerate while using the common area or any of its amenities. No third-party booking! Similarly, we continue to encourage guests to report incidents of common or shared areas being left messy. This ensures we are able to address them as needed and ensure a 5-star stay for all. EARLY CHECK-IN AND LATE CHECKOUT REQUESTS These requests are available as an add-on for $50 each: - The earliest check-in is 2 pm - The latest checkout is 12 pm - There are no exceptions to the price and/or time LONG-TERM GUESTS (29 days or more) If your stay exceeds 29 days, you are considered a long-term guest. All of the same rules apply. However, a mandatory cleaning will occur every 29 days. Please make sure that our cleaners can properly clean the room on this cleaning date. If, for any reason, they are not able to clean, it will result in a cancellation of your stay with no refund. We do not replenish any essentials. You are responsible for your own essentials after the first set we provide is used. If you would like to pay an additional cleaning fee every 29 days, we will happily resupply your essentials. MONTHLY/WEEKLY DISCOUNTS: We already offer weekly and monthly discounts to those who book for weeks or months. There are no additional discounts we offer on top of this. Booking this listing means you agree to fill out a rental agreement and submit a copy of your ID to receive your check-in instructions. If you do not agree to these terms, do not book. We cannot control nature and will uphold the cancellation policy should you choose to cancel. There may be sun, wind, rain, hail, bugs, critters, wild animals, etc. This listing is in Georgia, which means that humid and rainy weather often occurs. On occasion, you might find a visitor from an outside bug. Please be assured that our homes are treated regularly. However, in Georgia, there can be one or two that still show during your stay on occasion. If this happens, we will always create a follow-up treatment by the exterminator. If you find a dead bug, that means the treatment is working. If you are deathly afraid of bugs, please book at your own discretion anywhere in the southern United States. Guest access You will receive your door code for the appropriate doors prior to check in.
