As you come up the driveway you will immediately notice the unique features of this property. Rock outcroppings dominate the landscape in all directions including a very large truck-sized boulder that dominates the opening scene. Behind the house the rocky mountain towers over the property several hundred feet up. The opposite direction provides views of the town in the valley below. Walk in on the main floor to a cozy living room with a fireplace. Off this living room is a bedroom with a queen bed and attached half bath/laundry combo. Upstairs is the main living room with another fireplace, dining room and kitchen. This level has the wrap around deck, 4 large sliding glass doors that invite the indoors and outdoors to become one. Go up a half flight of stairs to the three bedrooms and bathrooms - 4 more steps lead to the loft with a bed and TV area. The three bedrooms consist of a master suite with attached full bathroom, a junior suite with a king bed and a private entrance to a full bathroom also accessible from the hallway, and a third bedroom with a queen bed and twin over twin bunk bed. The entire house is available to guests with the exception of the garage and a couple supply closets. The Mountain. This property is part of a 16 acre conservation easement that includes a large portion of Old Man Mountain. The mountain is an icon in Estes Park - visible from most places in town. An easy hike to the top renders picturesque vistas in all directions. The easement protects the wildlife habitat and nature of this historic rock which goes back 5000 years when Native Americans used it as a "vision quest" site. This property allows its guests to get away yet still be so close to town. I don't know that there is another large chunk of land this close to downtown. This property is the last one on the street with a large buffer from everything else - yet you could walk to downtown in 15 minutes and see Lake Estes from the deck. This property is protected by a legally binding conservation easement. The intention of the easement is to conserve the natural beauty and wildlife habitat. No activity will be permitted that has the potential to infringe upon this easement. Any such activity will cause the rental agreement to be terminated and offending guests trespassed from the property. Allowed activities include hiking/exploring, leaving no garbage behind, observing wildlife from a safe distance, etc. Unapproved activities include any manner of changing or defacing of the property (carving trees, removing trees/branches/materials, marking rocks/trees with anything), fires, outdoor events/parties/gatherings, constructing paths/shelters/forts. Outdoor meals or gatherings are limited to the outdoor features of the home - including the deck, porch & driveway. Any damage, fines or monetary loss incurred as a result of not following these guidelines will be passed on to the offending guests.
