Nestled in a little hamlet in the stunning South Charente, between vineyards & sunflower fields, this beautifully renovated Charentaise farmhouse (4 bedrooms, 4 bathrooms, large kitchen/dining, lounge, games room, terraces, large private heated pool & mature garden) is the perfect holiday home or base for events/weddings guests at Château de Lerse (5min). Ideal for those after peace and quiet without compromising comfort and style. Kid-friendly! The space Peaceful location just a 5 minute drive to local amenities. Sleeps 9 people comfortably with 4 spacious bedrooms (3 ensuite and one with detached bathroom). All modern comforts in a traditional stone building. Charentaise farmhouse featuring generous room sizes and high ceilings; fully refurbished to a high standard with design led décor yet retaining many original features - fireplaces, stone and oak beams. The contemporary kitchen complete with range cooker is ideal for creating feasts to be enjoyed at the large dining table. Relax in the elegant lounge with choice of comfy chairs; enjoy a book or DVD from the extensive library. Head for the games room, complete with snooker, table football, TV, bean bags, popcorn machine, games for all ages and toys for little ones. Upstairs are 3 bright and spacious bedrooms, 2 en-suite (soak in the luxury free-standing bath in the master!) and one with detached bathroom ans walk-in shower. The 4th large bedroom is downstairs and is another en-suite with walk in shower and sofa. It has its own entrance, terrace and garden. Take advantage of the sunny climate in the tranquil gardens with a large (10*5m) private swimming pool and stunning views; pick some fruits from the many fruit trees, take your breakfast on the terrace, or enjoy a game of Pétanque in the courtyard while the BBQ sizzles. Picturesque local towns and villages provide all you need; with lakes, vineyards and Atlantic coast to explore. Being a traditional house with thick stone walls it is pleasantly cool in the summer so there is no need for air conditioning; and with roaring log fires and under floor heating its cosy and warm in the cooler months. NEWS: - We now have a 'Fairies meeting corner' and wishing trees in the garden! It automatically lits up at night and you can find ruban to tie around the branches in the house ;) - We have set up a mini honesty shop in the utility room so you can enjoy a drink or a snack without a trip to the supermarket! We also thought a few basic hygiene products might be useful in case of a lost bag or rush packing! Help yourself and pay in cash or by bank transfer Guest access You will have access to the entire property (house, gardens and swimming pool) and it is NOT shared with anyone else. The barns and outbuildings are several hundred years old and still much as they were when it was a working farm up until a couple of decades ago. As a result they look good for exploring, but please do not go into the buildings. In time we are planning to renovate the barns but at the moment they are not very safe internally and we take no liability for anything that might happen if you do enter! Other things to note The Château de Lerse, stunning wedding venue, is only 5min drive. The local towns of Blanzac and Montmoreau provide all you need for stocking the kitchen and drinks cupboard, as well as numerous cafes and restaurants. The house is well situated to explore the beautiful towns of Aubeterre, Angoulême, Cognac and Jonzac ; as well as being near to several golf courses, the lakes of Brossac with their many sporting activities, or the stunning beaches of the Atlantic.
