The Tenant is hereby notified that the pool and spa can be dangerous. The Tenant fully accepts the risks involved and will use the swimming pool and/or spa at the Tenant's own risk. The Tenant is further notified to be cautious when exiting or entering the pool or spa because the surrounding surfaces may become slippery and present slipping hazards. II. The Landlord/Broker will not be responsible for any injuries sustained by the Tenant, and/or the Tenant's occupants or guests when using the swimming pool and/or spa. III. The Tenant agrees to have a responsible adult supervising minors while they swim in the pool or spa at all times. IV. It is the Tenant's responsibility to learn about safety precautions, warning signs of water conditions and safety procedures concerning swimming in or being around the pool and spa. ** PLEASE BE AWARE THE DEPTH OF THE POOL IS LESS THAN 5 FEET ** ** NO DIVING ALLOWED ** V. The Tenant agrees not use glass containers in or around the pool. Plastic or metal containers should be used at all times. VI. The tenant is responsible for maintaining the appropriate water levels of the pool and spa (halfway up the tiles of the pool). Water levels can drop due evaporation, excess splashing, entering and exiting the pool. All homes are equipped with a hose that should be turned on and placed into the pool. Water levels can be brought back to normal within 1-4 hours, at which point the hose should be turned off and removed from the pool. VII. The Tenant is responsible for keeping the swimming pool/spa clean of debris, keeping the pool/hot tub areas clean, neat and organized. VIII. The Tenant is responsible for the full cost that may be due for repair and/or replacement of the swimming pool and/ or spa that is required as a result of negligence by the tenant, or the tenants’ occupants or guests. IX. No pets of any kind are permitted in the swimming pool and/or spa at any time. X. The tenant understands that the swimming pool and/or hot tub are strictly an amenity, and that the use of this amenity is not guaranteed under the terms of the lease. Any interruption or non-availability of the use of the swimming pool and or spa will not violate any terms of the lease.
