With open living areas, bright natural light, and plenty of seating, this home makes it easy for everyone to relax together after a day at the beach. The main living area flows into a fully equipped kitchen with bar seating and a nearby dining area, creating a welcoming place to cook, gather, and share meals. Multiple bathrooms and a second living area help larger groups spread out comfortably during their stay. Bedrooms are thoughtfully arranged to accommodate families and groups traveling together. Whether you're here for a family vacation, reunion, or celebration, this Virginia Beach home offers the space and comfort to make lasting memories. Guest access The whole townhouse is yours! Other things to note **Important: Please do not use our neighbors driveways to help park your car. Only the street may be used to get into our parking spaces. Thank you for respecting our neighbors properties!** This area does have military installations nearby and loud jets will periodically fly overhead. Please be aware if you are sensitive to noise. There are cameras on the exterior of the home. They are motion activated, records video and audio, and are active during reservations. There is also a decibel monitoring device located in the home. This is a smart device that measures decibel levels only and allows us to respond to extremely loud and sustained volumes. It does NOT record conversation, it only measures decibel levels. This helps us to avoid unauthorized parties. Our goal is for our guests and neighbors to both have an enjoyable experience! By booking this property, guests acknowledge and agree to all house rules below. Violations constitute a material breach of the reservation agreement and may result in immediate termination of the stay without refund, removal from the property, and additional charges. • MAXIMUM OCCUPANCY & VISITORS Maximum occupancy may not be exceeded at any time. All visitors must be included in the total guest count. The city strictly enforces occupancy limits and we cannot exceed the maximum listed. Undisclosed guests will incur a $50 per person per night fee and may result in immediate cancellation without refund. • STRICT NO PARTY OR EVENT POLICY (ZERO TOLERANCE) This property is strictly for registered overnight guests only and is not approved for parties, events, celebrations, gatherings, receptions, or social functions of any kind. A “party” includes, but is not limited to: exceeding maximum occupancy at any time; hosting unregistered visitors; excessive noise or music audible outside the home; event-style setup, decorations, balloons, banners, DJs, rented equipment, catering, or alcohol-centered gatherings; guests arriving or departing in a pattern consistent with an event; or any activity that disrupts neighbors or violates city ordinances. Attempted parties, planned events, or preparations for a party may result in immediate termination even if the event has not fully occurred. If a party or gathering is suspected or confirmed, the reservation will be immediately terminated without refund. A $500 minimum penalty will apply in addition to any cleaning, damage, security response, neighbor disturbance, fines, or loss-of-business costs. Host reserves the right to deny entry, require immediate departure, or contact law enforcement if necessary. No warning is required prior to termination for party-related activity. • QUIET HOURS Quiet hours are 9:00 PM – 8:00 AM. Verified noise complaints or elevated decibel readings may result in a warning at host discretion. Continued disturbance may result in cancellation without refund. • NOISE MONITORING & EXTERIOR CAMERAS The property uses exterior security cameras only (such as front entry, driveway, or yard areas). Outdoor cameras do not monitor indoor spaces or private outdoor areas. Noise monitoring devices may be used to measure decibel levels only and do not record conversations or audio content. There are no cameras or recording devices inside the home or in any interior guest-accessible spaces. • DOG POLICY This home is not pet friendly, any undisclosed pets on the property will incur a $300 fine plus any damages or extra cleaning charges. We do ask that service animals are disclosed and emotional support animals need to have valid documentation prior to the start of stay. • ALLERGY DISCLOSURE Although the home is thoroughly cleaned and air filters are regularly changed, dogs may stay at this property. Guests with severe allergies should evaluate suitability prior to booking. • NO SMOKING No smoking or vaping (including marijuana) inside the home. Evidence of indoor smoking will incur a $500 minimum remediation fee. If smoking outdoors, remain away from doors and windows and properly dispose of cigarette butts. • GRILL USE If a grill is provided, guests must clean it after use. Failure to clean the grill will result in a $75 cleaning fee. • LATE CHECKOUT Checkout time must be observed unless pre-approved. Unauthorized late checkout will incur a $75 per hour fee. If late departure disrupts incoming reservations, additional costs may apply. • UTILITIES Utilities must be used responsibly. Excessive consumption beyond normal residential use for the duration of the stay may result in additional charges based on actual costs incurred. • PLUMBING Do not flush paper towels, wipes (including “flushable” wipes), or hygiene products. Plumbing repairs caused by misuse will be billed to the guest. • AMENITIES Ice makers and fireplaces are convenience amenities. If they are not operational for any portion or the entirety of the stay, refunds will not be provided. Internet and WiFi are provided as a convenience amenity. Service interruptions outside of host control do not qualify for refunds. Streaming services may require personal login credentials. Availability of specific platforms is not guaranteed. Utility outages beyond host control are not grounds for refunds unless required by platform policy. • COASTAL ENVIRONMENT & PEST DISCLOSURE This property is located in Coastal Virginia. Due to climate and proximity to water, insects and wildlife are common despite regular professional pest control. Occasional insects (including ants, roaches, palmetto bugs, spiders, mosquitoes, and similar pests) do not constitute a cleanliness issue and are not grounds for refunds. Guests are encouraged to keep doors and windows closed to minimize entry. • SECURITY & DEVICE TAMPERING Tampering with or disabling exterior cameras, noise monitors, smart locks, or safety equipment is prohibited and may result in immediate cancellation without refund. • PROPERTY CARE & EXCESSIVE CLEANING Excessive cleaning includes excessive trash, bodily fluids, smoke odor, glitter/confetti, stains, biohazard cleanup, or failure to remove pet waste. Excessive cleaning beyond standard turnover will result in additional charges. Guests are financially responsible for damage beyond normal wear and tear and for missing items. • TRASH & DELIVERIES Excessive trash beyond provided bins may result in an additional hauling fee. Guests are responsible for retrieving deliveries during their stay. Mail may not be sent to the property. The property may not be used to establish residency, domicile, voter registration, school registration, or receive government, banking, or official correspondence. • LOCKS & KEYS If a backup physical key is provided and lost, guests are responsible for locksmith charges and any necessary rekeying costs. • PARKING PASS If applicable, if a parking pass is given and lost, guests will be charged $100 for the lost pass. • HVAC & SYSTEMS Thermostats may have programmed limits to protect the system. Do not tamper with HVAC equipment. • RESTRICTED AREAS Access to restricted areas, mechanical rooms, roof areas, or non-guest spaces is prohibited unless explicitly authorized. • GUEST VERIFICATION & RESERVATION REVIEW For safety, fraud prevention, and property protection, we require completion of encrypted third-party ID verification conducted off-platform within our secure internal software system. We reserve the right to request government-issued ID consistent with platform policy, confirmation of guest count, and purpose of stay. Reservations may be declined or canceled if objective, verifiable risk factors indicate a heightened likelihood of rule violations, parties, property damage, or misuse of the home. Host reserves the right, at their sole discretion, to cancel any reservations based on these findings. All decisions are based on reservation details and risk factors only. We do not discriminate on the basis of race, color, religion, national origin, sex, gender identity, sexual orientation, familial status, disability, or any other protected characteristic. • SHORT-TERM LODGING STATUS (VIRGINIA) Reservations under 90 consecutive nights are for short-term lodging only. A reservation under 90 nights does not create a tenancy, leasehold interest, or tenant rights under the Virginia Residential Landlord and Tenant Act except where required by law. Guests acknowledge they are transient occupants and not tenants. The property may not be used to establish residency, mailing address, or legal domicile. • ASSUMPTION OF RISK Guests assume responsibility for use of the property and all indoor and outdoor areas. Guests agree to use the property in a safe and lawful manner. • HOST DISCRETION Host reserves the right to enforce house rules when reasonable evidence indicates violation, misuse, or risk to the property or neighbors. • PROPERTY ACCESS & SERVICES Lawn care and trash services may access exterior areas during your stay. Days and times vary. • LONG-TERM STAYS Stays over 60 days require a mandatory cleaning every 30 days (included in booking). Stays of 90+ days require application, screening, signed lease, and security deposit. Bookings over 90 days are brokered by Sojourn Realty. • SNOW & WEATHER CONDITIONS Snow removal is not provided. Guests are responsible for exercising caution during inclement weather. Host is not liable for weather-related conditions and refunds will not be provided for weather-related events. Guests are encouraged to purchase travel insurance for their stay for these situations, including hurricanes and snow.
