You are renting a Luxury Lifestyle experience and memories that will last forever! As expected this rare vacation rental experience is often booked back to back (because there's nothing else like this in this area and guests keep coming back over and over and send their fiends and family) so check if your special dates are available and if they are we highly recommended that you secure your dates now so that no one else can grab your special day. This spectacular Hill Country Estate provides a rare opportunity for privacy & seclusion in the busy city of Austin, Texas. Tucked away on 20 acres, this home is surrounded by greenery, wildlife, & breathtaking panoramic views. 3 kitchens, 2 living rooms, 6 bedrooms, 2 balconies, and 4 full baths. Exterior includes: swimming pool, dry sauna, hot tub, outdoor bathroom, fire pit, grill, and hiking trails! Layout- Downstairs “apartment” (has fridge, stove, microwave)-4 queen beds Downstairs bedroom 2- 1 queen bed Downstairs master bedroom- 2 queen beds Upstairs “apartment” (has fridge, stove, microwave) - 4 queen beds, and 1 single bed Upstairs bedroom 5- 2 queen beds Upstairs bedroom 6- 2 queen beds Area- Our home neighbors the famous Jester King Brewery and less than five minutes from several other wineries, breweries, and wedding venues. Guests have full access to the house, guest house (if booked as well- may be booked separately, please ask), pool and trails surround the property. I send check-in instructions and door codes on check-in day. I like to give my guests privacy but I am never far away if needed. We are located off of Fitzhugh Road, down a little gravel road and situated on a hill top with panorama hill country views. Local Favorites: Jester King Brewery - 3 minutes away Deep Eddy Vodka Distillery - 10 minutes away Austin Zoo - 10 minutes away Hamilton Pool - 20 minutes away Downtown Austin - 20 minutes away While not located close to public transportation, there is ample parking for you and your guests! Note that our driveway is gravel, so please drive slowly and carefully. The Guest House is rented separately from Main House. To include guest house with your reservation, please send a private message with your request to book both houses. Guest access You will have access to the entire property except for a few sections that are used to store supplies. Other things to note Important please read carefully before booking: ----- IMPORTANT BEFORE YOU BOOK ----- Before you book, please know that this is NOT a party home. Please be aware this home is in a residential neighborhood and excessive noise can not be permitted due to local noise ordinances. It MUST be quiet outside between 10 PM and 9 AM to not disturb any of the neighbors. There is also NO smoking in the home inside, (you may smoke outside as long as you leave no traces) there are smoke and sound level sensors in and around the home to alert management if it gets louder than the legal limit to prevent upsetting neighbors. Any noise or smoke alerts received will result in a $500 fine and if a second noise complaint or the police is called there will be an immediate eviction without a refund. If you are here to celebrate your special occasion we'd be more than happy to help you arrange an amazing time at some of the best restaurants, venues, or nightclubs this area has to offer since we have relationships with the top VIP hosts of every major hot spot if that is what you are looking for. Please do not hesitate to ask if you would like something arranged. ----- CHECK-IN AND CHECK-OUT TIMES ----- Check-in time is 16:00 (4 PM) Check-out time is 10:00 (10 AM) It may be possible to arrange an early check-in or late check out of we'd be happy to accommodate you if possible however sometimes we have other guests arriving or leaving the same day so it's not always possible. The early check-in or late check out fee (if possible is $350) ----- RENTAL AGREEMENT ----- Please note you will need to sign a separate rental agreement and provide a valid copy of a Government issued ID, Passport or Drivers License before being sent the access codes and check-in instructions for your security and protection. We make it very easy to sign the rental agreement electronically and we make it easy for you to take and send a picture with your phone for your ID verification. ----- DAMAGE DEPOSIT ----- Instead of requiring a standard deposit for thousands of dollars and have your funds tied up for several weeks. We have made this process super easy and seamless for you. After you book the property you will be asked to upload a valid copy of a Government issued ID, Passport or Drivers License for verification and screening purposes. PLEASE NOTE: If you have a criminal background, felonies, are a registered sex offender, or have caused unpaid damages/issues with previous stays anywhere or have received serious negative reviews from other stays anywhere, this sophisticated new screening technology will catch it and unfortunately we will not be able to host you at the property. So please save yourself some time and headaches and do not book this property if you feel that you will not pass the verification process. Once the system verifies you we will then purchase a required Damage Protection Plan that we must purchase on your behalf for your stay. Once it's purchased you will then receive a request that makes it super easy to pay for the approved Damage Protection Plan with a few clicks. The fee is $297.50 and it provides coverage up to $1 M USD Dollars (minus a $500 deductible) in the event you or one of your guests negligently (accidentally) causes damage to the property. Your registered family members and guests are also protected under the Damage Protection Plan so make sure everyone is registered after booking so that everyone staying at the property is covered. Please note this is not travel insurance, and the Damage Protection Plan offers no protection (or reimbursement) for trip cancellation and interruption, transportation expenses or lost/stolen baggage. Trip Insurance is a separate add on that we highly recommend and would be more than happy to add it to your reservation, just message us after you book to add it or get more information. HOW TO SUBMIT A CLAIM: If something accidentally breaks during your stay or you become aware of a loss or incident at the property that occurred during your rental period that may be covered by the Damage Protection Plan, please message us immediately as soon as you become aware of any damage that has happened. Please include detailed photos of the damage, a detailed description of the damage, and a description of what happened that may be subject to coverage under the plan because time is of the essence with these types of Claims. Any Claims for damages must be submitted within 24 hours of the incident or before check-out whichever comes first, in order for it to be eligible for coverage. So it's better to be upfront if something accidentally breaks during your stay so that we can help you submit the claim and save you from having to pay for it out of your own pocket by simply not reporting it. The description provided here is only a broad, general summary of the Damage Protection Plan. The Terms and Conditions of the third party insurance policies that we partner with to provide the Damage Protection Plan will govern the claims adjudication process and all other issues in connection with the Damage Protection Plan, including the additional limitations and exclusions. For additional information on coverage limits and terms specific to any reservation, please contact us after you make your reservation. The Damage Protection Plan is offered by a subsidiary underwriting entity of Assurant, which is a premier provider of specialized insurance products and related services in North America and select worldwide markets. Assurant, is a Fortune 500 company and a member of the S&P 500, and is traded on the New York Stock Exchange under the symbol AIZ. Assurant has approximately $30 billion in assets. Please note that both the screening process and the approved Damage Protection Plan must be paid by you (after you receive the request that makes it easy to pay with a few clicks) before our system can release the access codes and check-in instructions. ----- TRAVEL INSURANCE ----- We highly recommend you add the travel insurance that will be offered to you after you book. For a little extra you can be covered in case you need to cancel your trip due to an emergency. This is very similar to paying a few extra bucks to protect your expensive phone. It's worth it and why we highly recommend it. ----- NUMBER OF GUESTS ----- Due to insurance reasons, the total number of persons allowed in the home at any one time is restricted to the number of persons scheduled and paid for at the time of booking. Please be honest and upfront with us, we will take care of you. Otherwise, double extra guest fees will apply if not disclosed before check-in. If a group misrepresents themselves and arrive in numbers beyond the reservation count, there will be a fee of $100 per guest per night required to be paid for excess guests immediately or (in case of what is considered label gross misconduct or misrepresentation) and can even be denied the right to stay in the home altogether from the owner without a refund. This is why it's better that you be honest and upfront with the total number of guests and that if you need to add additional guests that you contact us before check-in so that we can update the reservation. ----- SECURITY CAMERAS ----- The property has outside security cameras for your own security. One facing to the street in front of the house and one in the outside backyard area. There are no cameras inside the home. Please do not tamper or try to disable these cameras because there will be a $500 fine applied to the card on file in order to have a technician go out and reset and re-calibrate the cameras. ----- PETS ----- Pets of any kind are NOT allowed in or on the premises. Unless you have gotten written prior approval before check-in. Sometimes the owner of the property can make an exception for smaller pets. Please note that if we do get approval from the owner there will be a pet lodging charge (just like when you bring a pet on a plane) otherwise if evidence of an unauthorized pet is detected, reported or found on the premises it can cause an immediate eviction from the owner, and the guest’s rent and deposit will be forfeited along with a $500 fine. Please be upfront and don't just try to sneak a pet in. ----- MECHANICAL FAILURES ----- Mechanical failures happen every now and then and are rare. Unfortunately No refund or rate adjustment shall be made for unforeseen mechanical failures such as the supply of electricity, telephone service, water, pool filtration systems, pool heaters, tubs, air conditioning, television or internet service, appliances, etc. We do have technicians on call and will do our best to get any mechanical failures repaired as soon as possible. ----- SUBSTITUTION ----- Should the vacation home be out of order or deemed substandard prior to your arrival (which is rare but things break and things happen) the Property Manager/Agency has the obligation to substitute with alternate accommodations without liability. If comparable accommodations are not available or possible the Property Manager/Agency is still obligated to find you a place to stay and you may receive compensation with a complimentary early check-in or late check-out (if available) or receive your last night complimentary, or possibly a credit towards an entire additional future stay at the Property Managers/Agency's discretion. If the Property Manager/Agency is unable to relocate you to another property you will then be entitled to a refund of the rental without the penalties. ----- LIABILITY ----- The Property Manager/Agency does not assume any liability for personal or property loss, damage, or injury during your stay. The Property manager/Agency also reserves the right to refuse service or rentals to anyone at their discretion. The guests are liable for their own safety and should have their children supervised by adults at all times, especially when young children are playing around the pool areas and kitchen/grill/playground areas. ----- SPECIAL RATES FOR EVENTS ----- Planning a special event?
