Entire charming & cozy 800sf 2-bedroom house with fully-fenced large grassy backyard in a nice, quiet and safe neighborhood! **Please read full description** (“SHOW MORE” to expand view) Walking distance to an 18-hole golf course, large park with lake, and near to bicycle paths, shops, & dining. Many hiking & mtn biking trails within 30 minutes. Just 10 min to downtown Denver or Olde Town Arvada, 20 min to Golden or Red Rocks, 30 min to DIA or Boulder, & about 60 miles to ski slopes. The space House has 2 bedrooms (Queen bed in main BR, Queen sleeper sofa bed in 2nd BR), 1 full bath (tub w/shower), complete kitchen with built-in desk space for computer work, living room with futon sofa bed (Full mattress) and a futon chair, and 4-seated dining table, TVs in living room & master bedroom with Roku and many streaming apps, fiber-optic WIFI, and washer and dryer available. While home is not equipped with central A/C, it does have an Evaporative Cooler (aka swamp cooler) which keeps the house cool & comfortable during summer months (June-August), in addition to ceiling fans in each room. Large grassy backyard has BBQ, pergola, patio table & swivel chairs, and the charming front porch has relaxing seating. Tennis racquets, yoga mat, and outdoor cornhole game available. Families with Children: While children of any age are welcomed, this house is not baby-proofed, i.e. outlets do not have protectors and furniture has some edges/hard corners. ***For elderly or guests with unsteady balance: *** There are two steps up to front porch and one step from back door. Driveway concrete is uneven in some areas, please watch your step especially after dusk. PLEASE NOTE: if you have any pet ALLERGIES, this may not be a suitable place for you, as pets have stayed here. I do my best to keep my entire home as clean as possible, and have candles and plug-in lavender fragrance available. Well-behaved housebroken dogs are welcome and the back door has a large doggie door! Backyard has a 6-foot wood fence, fully enclosed with locked gates. I also have extra dog beds, wire crate kennels, and supplies for pups on request with advance notice. PETS: Required Pet fee of $10 per dog per night, for up to 3 dogs. This pet fee will be invoiced separately after check-in via Airbnb; this is NOT automatically part of your nightly rate, even though you may indicate # of pets in your reservation. (Airbnb only automates a flat rate pet fee per stay, which I don’t think is fair to guests with short stays compared to long stays.) Maximum weekly pet fee is $50 up to 7 nights for first dog, and $25 for each additional dog per week. If you are staying longer than 7 nights, please contact me and we can discuss discount. Dogs may not be left unsupervised if destructive, vocal, or may cause disruption to neighbors. NO other types of pets allowed (including cats, birds, rabbits, reptiles). Note, neighbors have a small fenced area with chickens. If traveling during winter months, TRAVEL INSURANCE IS RECOMMENDED at time of booking, in case you need to cancel. Snow is possible October through May. Guest access Guests have full use of the house and yards. No access to garage or shed. OK to park 1 vehicle in driveway (if you have more than one vehicle, additional vehicles may park on the street along front curb). Other things to note ⚠️ Guests may NOT order external / third-party "services" or any other add-on services / experiences / products offered via Airbnb to be conducted at my house. 😇 The Airbnb guest booking this property must also be part of guests staying in house. The number of people booked are the ONLY ones permitted to stay overnight. You can always edit your reservation to add/remove guests. House is not suitable for more than 4 adults (including teenagers) due to space and only one bathroom.
