The space Experience the comfort of a private entrance, a fully equipped kitchen, and a living room featuring a versatile island that can also be used as a workspace. The accommodation includes a full bath with a shower/tub combo and two queen beds with complimentary linens and towels. Lil'TipSea provides guests with a comprehensive kitchen setup, air conditioning and ceiling fans in each room, Smart TVs, Wi-Fi, linens, toiletries, board games, and outdoor seating for relaxation. This cozy beach rental is perfect for families and comfortably accommodates 1-4 guests. The following amenities are provided at Lil’TipSea at no additional charge- -Bed linens -One bath towel, hand towel, and washcloth per guest -1 roll of toilet paper, 1 roll of paper towels, 1 trash bag, dish soap -Cups/Dishes/Pots/Pans/Silverware/Basic cooking supplies and spices. -Parking large enough for a boat with a public ramp just a few blocks south. -Rainy day activities in the living room ottoman (coloring books, board games, DVDs, cards, etc) -Rokus on all TVs (living room and both bedrooms) and apps for your streaming services. -Pack 'n Play and couch bed make up the additional sleeping areas from the bedrooms. What you need to bring- -Beach towels, chairs, and accessories. -Additional toiletries, toilet paper, trash bags, paper towels, cleaning supplies, etc. for longer stays. Lil’TipSea is located on the south end of Topsail Island offering guests convenience and a surplus of options at their fingertips to enjoy! This North Carolina beach rental is a short walk to two public beach access points, Empie and Haywood (0.2 miles from Lil’TipSea). Experience other family-friendly walkable attractions including, the Island’s famous Jolly Roger Pier and 1950’s Roller Rink, Topsail Beach Town Center, Bush Marina, Pickleball courts, and Topsail Surf and Cycle. Guest access The door access code will be provided the day before check-in and only after the rental agreement is signed and the security deposit is reserved. Guests have access to their private downstairs unit, and the downstairs patio and the backyard is a shared space with the upstairs unit. The upstairs unit is a separate rental and the garage is an owner-only area. There is no direct or internal access between the upstairs and downstairs units. Other things to note Guests will be required to e-sign a rental agreement, provide a valid government ID, and provide a refundable security deposit that will be held on a card starting the day before your reservation and released 2-5 days after checkout if no damage is found. Failure to sign the agreement, provide the ID, or provide a security deposit is grounds for the reservation to be canceled at no plenty to the host. The guest's name on the reservation must match the name on the ID and signed agreement. The first name, last name, and ages of all other guests are also required to complete the agreement. The rental agreement includes the following terms and conditions: I affirm I am at least 25 years of age and the person entering into the rental agreement. The property I rent will be returned in the same condition in which it was rented and I will be responsible for all damage and/or loss that occurs during my rental period. I agree to hold harmless and to indemnify the Owner of the Rental Property against all loss, damage, expense and penalty on account of personal injury or property damage to the rental dwellers, the undersigned or to any minor child or children in the charge of the undersigned, howsoever rising, whether by act or acts or failure to act of the employees, owners or animals of the said company or property owners or not. I acknowledge receipt of the property in good order and condition (if found otherwise per my arrival I will contact Owner immediately) and further agree that the Owner of the Rental Property shall not be liable for consequential damages of any kind or nature from whatever cause arising, whether property or equipment is loaned or rented. I enter into agreement freely with the Owner of the Rental Property at my own risk, acknowledging the risks inherent in indoor and outdoor activities and assume any and all responsibility for the minor children and myself in my charge. Keep the Property, common areas, and appurtenant areas clean, safe, and sanitary; Dispose of all ashes, rubbish, garbage, and other waste in a clean and safe manner; Keep all plumbing fixtures clean; Not deliberately or negligently destroy, deface, damage, or remove any part of the Property or render inoperable the smoke detectors; Be responsible for all damage, defacement, or removal of any property inside the Property that is in his or her exclusive control; Immediately notify the agent in the event repairs or replacement of smoke detector are needed; Additionally, the Tenant agrees to: (i) leave the Property in the same or better condition as when the tenancy began except for normal wear and tear, (ii) be financially responsible for unwarranted or unneeded service calls and service calls caused by Tenants misuse of the Property, (iii) report any and all problems to Lil'TipSea immediately (within 24 hours or prior to departure), (iv) not to allow any member of their party to walk on, play on, or in any way disrupt the sand dunes of Topsail Island, (the Tenant will be responsible for town fines for this violation), (v) not to enter Owner's private storage spaces, (vi) to abide by occupancy limits of the Property at all times. The Tenant will be the sole contact person in regards to this Agreement and the tenancy. Such Tenant is responsible for the adherence of all other occupants, visitors, or guests of the Tenant to this Agreement. Tenant will be held liable for extra cleaning charges and fined $500 for damages involved in Smoking inside. Tenant understands the property is a non-smoking property. No smoking, vaping, candles or open flames may be used at any time inside the property. No grills or open flames may be used at any time near or under the deck or house. Agree that the email provided, (with the exception of Airbnb), may receive follow-up communications from Lil'TipSea for exclusive marketing purposes with the option that allows to unsubscribe. No user contact information will be sold to 3rd parties. Comply with any and all other instructions, regulations, or guidelines communicated by the Agent as well as all local ordinances. A pet of any kind on the premises including the exterior, decks, garages, etc. of the Property is absolutely prohibited and is grounds for expedited eviction of the entire party and forfeiture of all monies paid as provided in the NCVRA. The Tenant understands and agrees that a violation of the pet policy will result in fees of not less than $500.00 per hour the pet remains on the premises after informing the Tenant of the violation until the pet is removed from the property. The Tenant shall be responsible for costs associated with damage, pest control, carpet cleaning or replacement, and furniture cleaning or replacement. Proof of pet removal must be provided by the Tenant when a violation has occurred if occupancy is to continue. Absolutely no firearms of any kind are allowed on the Property. The Tenant will immediately lose his rental rights and be subject to expedited eviction with no refunds of all rental monies if a firearm is discovered on the premises. The Tenant understands and acknowledges that any firearm found on the Property or left on the Property will be removed by the appropriate authorities, not by the Owner. Absolutely prohibited on Property grounds are flags, towels, accessories, or vehicles displaying hate speech symbols such as the confederate flag and will be cause for expedited eviction of the entire party and forfeiture of all monies paid. Lil'TipSea will make every effort to ensure that the Tenant's stay is safe, comfortable, and enjoyable. The Agent cannot guarantee that the Tenant's vacation stay is flawless or that the Property and its amenities are flawless. However, Lil'TipSea will make reasonable efforts to respond to deficiencies and malfunctions in the Property and its amenities. Tenant understands and agrees that NO refunds, discounts, or transfers will be made for any reason other than those specifically provided for in this Agreement. Additionally, the Tenant agrees that NO refunds, discounts, or transfers will be granted for the malfunction of any appliance or amenity, inclement weather, mechanical breakdowns, or other adverse circumstances beyond our control. Further examples of circumstances that DO NOT warrant any refund, discount, or alternate Property, etc. include but are not limited to: breakdown of air conditioners; TV's, DVD's or other electronics or appliances that malfunction, disruption of use or access to the beach due to nature or construction; the presence of insects; disruption of utility services including cable, internet, water, electric satellite; a Property not decorated/accommodated/improved/updated to Tenant's tastes; problems which have not yet been reported to Agent; bad weather; or noisy neighbors. The incidental presence of pests or bugs which do not render the Property unfit or uninhabitable will not present cause for refunds, discounts, or transfers. Tenant understands and agrees that it is the Tenant's responsibility to ensure that all aspects of the Property meet their personal standards prior to confirming the reservation through previewing the Property on the rental platform. No refunds, discounts, or transfers will be considered in such cases. Tastes, opinions, standards of living, and other expectations vary greatly from person to person. No refunds will be granted for occasions when actual Property amenities or furnishings are different from those advertised. Guests understand that failure to fulfill check-out duties may affect your security deposit or result in charges to your credit card. Late check-out fees of up to $100.00 per hour are charged starting at 10:00 AM on the date of checkout as stated in the reservation unless otherwise expressly agreed upon in writing by the Owner. A security deposit is required ("Security Deposit") and will be automatically reserved for the booking. The automatic reserve is conducted by putting a hold or charge on the Guest's credit card for the amount of exactly day(s) prior to the arrival date. The credit card of the last successful payment will be used. If there are no successful credit card payments, it is the responsibility of the Guest to send by check to the Owner to satisfy the Security Deposit requirement. No checks will be accepted. If at the end of the rental period, the rental property is returned undamaged beyond normal wear and tear, the Security Deposit will be released in full within two (5) business days. In the event of any damages, the Owner will provide the Guest with a full accounting of expenses incurred and deductions made from the Security Deposit. Should the damages exceed the amount of the Security Deposit, the Guest agrees to pay the balance within five (5) business days after receiving notification. Deductions from Security Deposit may include, but are not limited to: excess cleaning fee, trash removal fee, missing item replacement costs, damaged item replacement or repair costs, repair costs of buildings or grounds, pet cleaning fees/fines, smoking fines, or other service call fees. The owner is under no obligation to use the least expensive means of restoration. In no event shall the Rental Property be occupied by more than 6 adults or 1 adult and 5 children which includes Tenants and any guests. If this legal occupancy limit is exceeded, you may lose your rental rights with complete forfeiture of all advance rental payments and be subject to an expedited eviction (42-A-23 NCVRA). No fraternities, weddings, school, civic, or other non-family groups are allowed unless Owner grants prior approval. In no event shall Guests assign or sublet the Rental Property in whole or in part. Violations of these rules are grounds for expedited eviction with no refund of any kind. There are also security cameras on the property's entrances and backyard.
