We've created a private, 1st floor getaway for you in our historic 1863 home in Southern Vermont. This is a retreat for those who love a peaceful riverfront setting with songbirds in the morning, wildflower fields and benches overlooking our raging waterfall, just 500 feet from your door. The space Beautifully restored 3-4 room apartment with separate entrance near the parking area. Southeast facing and filled with morning light overlooking flower gardens and open fields. Private bath with tub & shower, a fully equipped eat-in kitchen with stove, refrigerator, coffee maker, microwave, blender, and clothes washer. Bedroom has a new queen size hypo-allergenic pillow-top mattress It opens to a separate reading area with two easy chairs, good lighting for reading and, to set the mood, a 1920's Victrola with lots of records. This is a perfect country home to unwind, relax and refresh yourself. There is a large TV on the wall opposite the bed with dozens of streaming channels. In the apartment is extremely fast Wi-Fi. There is cellular 5G service at most locations around the property. The home is 420-friendly. Guest access You'll have your own private getaway with access to our 30 acres of gardens, fields and woodland trails. Our waterfall on the Saxtons River is only 500 feet from your suite. Enjoy the riverfront deck - a great place to have your morning coffee on the stone table. The roaring Saxtons River borders the property on three sides. This is not a typical country brook that trickles past but a real Vermont river. Relax with the sounds of the water everywhere around you or take a walk on the 1/2 mile riverfront trail without ever leaving the property. We've placed benches at many scenic and private spots at the river's edge for your enjoyment. Be aware that this could be dangerous so swimming is restricted to a couple safe places. Ask us their location before going into the water. In snowy winters we try to maintain these trails for cross country skiing & snowshoeing or you can blaze your own trail in the fresh snow. An amazingly beautiful spot year-round. Other things to note Our home is located in the Connecticut River Valley, just a few miles from an interstate exit and protected by surrounding hills. The home is in a rural setting adjacent to a conservation area and one mile from the village of Bellows Falls. Located there are many restaurants, stores, antique centers, an Amtrak stop and more.
