Sanitas or Chautauqua Park. * Convenience: --Easy walk/bike access to supermarkets, gyms, dining, and the Dairy Arts Center.  --Easy Street Parking. Spots are typically available right outside your door or within a half block up and down the street. Living Harmony & Expectations  I live on the top floor, and there is a separate, private suite on the garden level below your unit. I also use the primary kitchen adjacent to your suite. Your loft remains a completely self contained and private area. However please note that this multi-level layout is best suited for guests who are comfortable with the natural, ambient sounds of a lived-in home and are happy to be mindful of their own impact on the peaceful environment we all enjoy. You will likely hear the natural ambient sounds of a lived-in house (footfalls, creaking floors, or muted activity). If you are an exceptionally sensitive sleeper, this may not be the best fit—but if you appreciate a warm, sanctuary-like atmosphere and are comfortable with the normal rhythms of a shared residence, you will feel right at home.  * Quiet Hours: 8:00 PM to 8:00 AM. * Clean Living: Strictly non-smoking and non-partying environment. * Pet Policy: One well-behaved dog allowed (fee applies). Distressed/barking dogs cannot be left unattended out of respect for other residents. * Accessibility: Entry involves ascending a 4ft grass berm/slope from the side walk and three steps. Grass may be slick in inclement weather.  Boulder Rental License: RHL2012-00010 No Unregistered Overnight Guests tolerated. Guest access PARKING: Easy street parking. Spots are usually available right outside your door or within a half block up and down the street. LAYOUT Private & Flexible Configuration: The Artisan Loft offers a dedicated, self-contained layout consisting of a Primary Bedroom and a Living Room with a Sleeping Loft. The full bath is centrally located in the suite’s hallway, making it easily accessible from both rooms. Both areas feature their own private entries and can be closed off for total sleeping privacy or opened up to create one spacious, flowing unit. The Primary Bedroom: Proceed through the gate in the little cedar fence and up three steps to your private sliding glass door. Access the key in the lockbox on the stair handrail. The Living Room with Sleeping Loft: Bear right through the gate and up three steps to your private deck and keypad entry. (Specific keypad codes and arrival instructions sent within a few days of your arrival): AMENITIES AND CONVENIENCE Shared Laundry: Essential Requirements A high-efficiency, ventless LG WashTower is located in the hallway just outside your suite. To maintain the unit and ensure a peaceful environment for all residents, guests who wish to make use of the laundry must agree to the following operational requirements: Small Loads Only: This compact system is designed for 1–2 people. It is restricted to small, essential loads and is not equipped for heavy bedding or high-volume laundry. Detergent & Timing: This eco-friendly technology requires no more than 2 tablespoons of detergent for optimal cleaning. Please note that the gentle heat-pump drying cycle takes significantly longer than standard dryers (often 2+ hours). Acoustic Mindfulness: To prevent excessive noise and vibration in the shared hallway, please do not overload the machine. High-Volume Needs: A full-service laundromat is located 10 minutes away for large loads or heavy items. NATURE & NEIGHBORHOOD CONNECTIVITY Greenway Access: Use our community’s private gate to reach the Goose Creek Greenway—Boulder’s premier multi-use path for walking and biking—just two minutes away. Local Culture: A five-minute walk brings you to Tebo Plaza and the Rayback Collective, Boulder's favorite indoor/outdoor beer garden. Boulder Icons: The plaza features a mix of the city’s best, including The Bookworm bookstore, Cosmo’s Pizza, and Glacier Ice Cream. For a more upscale wellness experience, we are home to the world-renowned Pilates Center. You can also explore local history at HB Woodsongs music store and Time Warp Comics and Games. Other nearby Boulder icons include Dot's Diner and Chez Thuy restaurant. Yummy Duo Asian Bistro, one of Boulder's highest rated Asian restaurants, is 8-10 minutes walk. IMPORTANT NOTE ON ACCESSIBILITY The Approach: Access from the sidewalk involves a short trek up a grassy landscaping berm (approx. 4 feet of elevation gain). The Terrain: As this is a natural lawn area without a paved walkway, it can be slick or muddy in rain or snow. Please consider this if you have mobility challenges or heavy luggage. Visibility: The entry is equipped with decorative fence lighting and motion-sensor lights. For evening arrivals, we ensure entryway lights are left on to guide your path. Other things to note CLEAN LIVING & ATMOSPHERE We are dedicated to preserving a healthy, high-vibration environment for all who stay here: NO PARTYING OR INTOXICATION: We maintain a zero-tolerance policy for heavy drinking or loud gatherings. While the occasional, respectful glass of wine is welcome, this home is *not a fit* for those who consume multiple drinks daily or as part of a nightly routine STRONG SCENT FREE ENVIRONMENT+LAUNDRY The High Efficiency LG Washtower you share with the host requires special "HE" laundry detergent: We supply Unscented Laundry detergent for your use. Please do not use other laundry soap, scented softener or dryer sheets, as these leave a scent that lingers in the dryer. We maintain a strong cologne/strong perfume free environment, since we all share the same HVAC system. NO SMOKING OR BURNING: Strictly no smoking or vaping (tobacco or any other substance) is permitted anywhere on the premises. The burning of candles and incense is also prohibited, as all units share a common HVAC system. *Cannabis Exception (Outdoor Only): To maintain the clean living spirit of the space, we require a strictly smoke-free interior. For those who choose to smoke cannabis, we ask that you do so exclusively outdoors on the private deck with the sliding doors firmly closed to ensure the home remains a fresh, neutral sanctuary. *GUEST POLICY: No Unregistered Overnight Guests.
