Dakota at Delaware Central to everything in Buffalo, this apartment is the perfect choice for families, large groups or anyone looking for space. Warm, Cozy and Clean, there are 4 full bedrooms and sleeps 8 comfortably but space can be made for 10. It comes fully stocked with all the conveniences of home in a relaxing setting. Conveniently located, it is less than 15 minutes to the airport, downtown and most suburbs. Walkable to the Hertel bar and restaurant district and more. The space This listing is for the Lower unit of a 2 family home. I live in the Upper unit with one room mate and an indoor cat, but you'll barely notice us if at all. If you'd rather not interact face to face, self check in doesn't require it. There are 3 standard bed rooms with beds and 4th private room with a double size futon with comfortable coil style mattress. There is also a twin mattress that can be set up in a common space and full length couch. Each bedroom has AC after winter. No Parties, No Smoking anywhere but front porch, No Hookahs, No Incense. Comfortable living space includes a dining room and living room. New for 2023, the unit has Gigabit Internet and a 77” 4k Smart TV! Apps are installed so you can sign into any of your own accounts. It is also set up with instant streaming access to my personal Movie and TV library with over 1,500 titles. The kitchen is set up with everything you need to cook, including full oven/stove, refrigerator/freezer, microwave, electric grill, dish washer and coffee maker (with supplies provided). There is a washer and dryer available in the basement. There are several night lights through out the unit including the living rooms, hall way and bathroom that turn on automatically when dark. Guest access Guests are welcome to full use of the 1st floor, witch is a full separate apartment with full kitchen and bath. There are two entrances and both entry ways are considered common areas which I use as well. The washer and dryer are in the basement and guests are allowed to use them but would be responsible for any damages they cause. The second story and the attic are my private residence and guests have no access to these spaces. Other things to note Please note that Hertel Avenue is fairly active, especially in the summer. There are a few outdoor street festivals and some smaller events that can include live music. Any music is required to end by 9 on week nights and 11 on weekends. If you check my reviews, you will see it hasn't been an issue.
