Year round 3 BR, 2 full BA & sunrm 1940 beachy house. Quiet, kid friendly nbhd has lots to do; walk to priv. beaches (2 av.blocks @E@Nehantic)kayaking, canoeing, fishing (1 block W), i usually incl. use of 2 -4 kayaks & a canoe (pls ask), nbhd playgrnd, seasonal nbhd mkt one block, free tennis & bball courts, McCook beach and Rocky Neck SP 5 min drive, casinos 20 min., a dog may be ok. Please inquire as in off season I may adjust rates further. Lg partially fenced in yd. Hot tub not in use. Adorable quaint New England beach house. Located in a quiet family neighborhood in Black Point (which is on a peninsula in Long Island Sound). The house is a classic dutch colonial but has an open layout, the downstairs has kitchen & living areas, a full bath, laundry area and a bright sunroom. The house is one block east of the Pattagansett River tidal inlet (aka the backwater) where very calm waters are great for kayaking, fishing, seeing birds and animals. Two blocks from the house to the east are 3 private neighborhood beaches on Long Island sound. The neighborhood is great for walking. The exact house location is diagonal from the black point clubhouse. The house was built in 1940 & has unique characteristics of that period. Architectural windows, painted wood floors, exposed structure. The windows are old but restored, the floors have some slope to them. The furniture is comfortable and the appliances are newer; but the house is set back in time. As of Aug 2020, the kitchen has a dishwasher! There is an outside shower, small metal fire pit, wifi, firestick for tv use, prime video, w/d. There is a central gas heating system with supplemental electrical baseboard upstairs. The gas fireplace is not in use. There is a passive solar sunroom. The house is fully insulated. There are 3 a/c units in the house. They do a good job in cooling off the house, 2 are located in 2 of the 3 bedrooms & the last one is downstairs in the living area. They will not cool off the sunroom, so this room must be closed off and vented if the a/c is in use. Usually this shore area does not get so hot as it is on a peninsula in the LI sound and it benefits from the cooling effects of ocean breezes. There are numerous fans. Water pressure is excellent here and the water is city. Dogs may be acceptable (generally small non shedding). I do charge a pet fee of $75 total for the stay. Off season I am more lenient with diff breeds of dogs visiting. I rent the entire house and yard. I do not rent the garage. There is an outside shower behind the garage - you are welcome to use it. There is parking in front of the garage. I’m happy to lower the cleaning fee for smaller parties, or if guests chose to bring their own linens. I am available by phone, text or email 24/7. Quiet family friendly Black Point neighborhood, walk 2 blocks to neighborhood beaches (or there is plenty of parking there - I'll give you tag), there is a playground 500’ away, also tennis, bocce, basketball. Kayaking access is one block to the west at the Pattagansett inlet or along the bay two blocks to the east. Neighborhood beaches are at east shore drive and it’s intersection with Nehantic, Indianola and Osprey. The main beach is at Nehantic & E Shore Dr. ( .4 mile or 2 city Ave blocks). There are parking spaces right there. Just bring the hang tag. There are numerous water access points along E Shore Dr where benches are placed to sit and enjoy Niantic Bay. Parking for these is the same lot at Nehantic and E Shore Dr and also in a lot off of White Cap ( one block west of East Shore Dr) Parking for the southernmost beach at Osprey & E Shore Dr is at Sea Spray Ave & E Shore Dr. There are a few spots 1/2 block away from Osprey beach on Waterside Ave. The Osprey beach is smaller, quieter, faces SE ( better view of open water) but it is a mile walk - we usually drive down to that beach. Amtrak from NYC is available to New London or Old Saybrook or metro north to shoreline east to Old Saybrook. (About a 15 minute ride) Often I am available to pick you up or there is uber/taxi service to the house for around $30. The grocery stores have a delivery service. The neighborhood has a walk-able (one block!) breakfast/lunch and grocery place (Black Point Market) but it is only open in late spring, summer & early fall. In the summer months - June, July, Aug - weekly rentals generally start & end on Sat. This policy is not set in stone - it just impacts what weeks I am able to rent - I do evaluate on a case by case basis. Because the house is near the water, there is an emergency loudspeaker system and a test siren goes off for about ten minutes on Wednesdays - sometime between 11 am and noon. Garbage needs to be at curb on Sunday nights as it gets picked up on Monday mornings (early). We recycle (grey can) and recycling gets picked up with the garbage on alternate wks.
