Check-in time is always 4:00 p.m. Sometimes we can allow early check-in. However; this is a large home and we have very detailed cleaning procedures that take time to complete. Other things to note We love hosting visitors, and we want you to enjoy your time in our home. That's why we keep our list of rules simple and our cleaning fees low. House Rules • Guest Count: Be sure your guest count is accurate when you book • Parties/Events: Ask about small dinner parties or allowable gatherings. • Visitors: Allowed upon request and host approval. • Noise: No outside noise between 10:00 p.m. and 8:00 a.m. • Pool Heating: Seasonal rates. Ask for a pool heating quote. • Pets: Max 2 dogs only. $50 per pet fee. No dogs in pool or on furniture. • No fire/flame inside: Fireplaces are decorative only. • Smoking: Absolutely no smoking within 20 feet of the house • Clogged Plumbing: $95 management fee plus plumber costs • Children 16 and under must be supervised when outside • Yard & Pool Service is performed weekly and may occur during your stay • May - October we ask that guests not lower AC below 72 F • Twin Bed: Is available for guest to set-up if desired. Suggestions: • Avoid plumbing clogs by scraping food into trash and flushing responsibly • Use paper towels (not our white linens) to clean up messes • Skim the pool surface if/as desired between weekly pool cleanings TVs We offer live and local over-the-air TV channels via our connected HD antenna on the main living room TV. Our TVs are also configured with the following apps that guests may access via THEIR OWN LOGIN credentials: Live TV Aps: Hulu+Live, Sling, Direct TV, Xfinity Stream, YouTube TV Sports Aps: ESPN, FUBO Movies/Shows: Disney, Amazon, Netflix, AMC, MAX, Apple TV, Peacock, Paramount, Starz Guests may also be able to stream shows from their smart phones and tablets to our TVS by using screen cast or mirroring. We cannot guarantee that any guest’s preferred apps and TV channels will be available on our TVs. Therefore, we recommend that guests download and configure apps on their own smart devices so that they will be able to either watch shows on their own personal devices or cast (Android) or mirror (Apple) their devices to our televisions. Free Cancellation Period: 100% Money Back for cancellations is available to those who cancel within an applicable Air BNB Grace Period. Other refund options may be available per Air BNB’s extenuating circumstances policy. If you are concerned about your ability to obtain a cancellation refund, then please familiarize yourself with Air BNB’s Cancellation Policies and Extenuating Circumstances policies prior to book this or any Air BNB short term rental home. Disruptive Guest Policy Our rules and guest expectations are designed to be reasonable and fair. Please read the following carefully. If you agree that these expectations are reasonable and that your group can easily comply with them, then we welcome you to book our home. However, if you have any concern that you or any of your guests may behave in a way that is loud and disorderly (whether due to excessive alcohol consumption or otherwise) then we ask that you please seek other accommodations. We reserve the right to terminate any booking for any disruptive conduct including but not limited to: - Excessive outdoor noise or behavior that offends neighbors - Unauthorized parties and/or excessive unauthorized vehicles - Tampering with or intentionally disabling security devices Lost and Found: We are not responsible for guests’ personal belongings. If something is left behind, we cannot guarantee that we will be able to find and ship it for you. When a guest requests that we ship something back to them we require a pre-paid shipping bar code from a major carrier that includes all packaging and handling once the item(s) is dropped at the shipper. We also may charge our own handling fee for the time required to locate and transport the item.
