ATTENTION NON-AMBULATORY/SPECIAL NEEDS GUESTS: While most of the Lodge is accessible by wheelchair, please provide us with advanced notice of your needs since our wheelchair ramp for the lower level stairs (2) is portable and only put into place upon request. The ramp makes the two downstairs guest rooms and sitting area more easily accessible. Guest access You will have access to the entire home, lake, trails, and much more. If traveling with kids, please note that the lake is NOT enclosed. Do I have access to the boats, kayaks, and the ability to hike through the 1.2 miles of nature trails during my stay? Yes! We encourage you to take advantage of the property and what it offers. Do I have access to the fire pit + cooking grate? Yes, absolutely! If you are a grill master (pro or aspiring), you will have ample opportunity to show your skills. There is also a grill, at the carport, that can be used with either gas or charcoal, so pick your grilling pleasure. Or, if you are truly a master of the BBQ, fire up the fire pit and grill over the open coals. There's room for 20 or more on the fire pit deck, so you can cook, eat and entertain from one outdoor living space. If I want to use the shooting range, do I need to let you know? YES! We require supervision and for an additional cost have someone that can come teach shooting classes. Firearms training classes for ANY level of shooting are available! Beginner’s classes, law enforcement classes, and competition classes are taught by the world-renowned national and world champion pro shooter, Todd Jarret. Classes require significant advanced notice and are priced accordingly. Do you have options for archery? Yes, multiple 3D archery targets and a safe, covered range for archery training. Can I hunt and use the deer stands on the property? If you would like a crack at a trophy boar hog, we can arrange for a night hunt for an additional fee. Can I fish in the pond? YES! We keep it well stocked for all the fish lovers! Will I see wildlife? Wildlife viewing is 24 hours a day! Would you like to view our deer, turkeys, bobcats, foxes, wild boar, and other critters that roam the back of the ranch? We can arrange for a safe sit in a concealed ground blind or elevated ladder stand. PARKING The driveway can fit 7+ cars comfortably. SELF-CHECK-IN We provide self-check-in for our guests. The check-in code is provided to guests prior to arrival. Other things to note Our cleaning service provides start-up supplies, including paper towels, dish soap, dishwasher detergent, kitchen trash can liners, toilet paper, and bathroom trash liners. Depending on the length of your stay, you may need to purchase additional items if the initial supply runs out. + DISCLAIMER: Exterior Video Surveillance cameras are located on the post on the road. Footage remains private and may be used for liability reasons and to monitor occupancy and other policies per AIRBNB guidelines. CHILD FRIENDLY To make traveling easier for you, we provide a pack n’ play. THANK YOU for allowing us to host your trip to The Lodge! Booking the Lodge IMPLIES CONSENT TO ADHERE TO, and agreement to be bound by, the following rules: 1. Check-in time is 4:00 p.m. or later. Checkout time is 10:00 a.m. Please advise us of your ETA to the Lodge at your earliest convenience. 2. The smart lock for this property will be programmed with a 4-digit code which we will provide to you in advance of your arrival at the Lodge. In the rare event that your code does not work, please contact me at the number provided. When you arrive at the Lodge, the gate will either be open for you or closed and "dummy" locked. Simply open the gate and drive up to the carport. 3. There will be a set of keys on the bar top in the kitchen along with a copy of the House Rules. The front door key also opens the laundry room door at the rear of the Lodge. In the event you leave the Lodge and wish to lock the gate behind you (we usually do and prefer that you lock it as well), there is a gate key on the key chain. 4. UNAUTHORIZED EVENTS (I.E. PARTIES) WILL RESULT IN IMMEDIATE TERMINATION OF YOUR RESERVATION AND LOSS OF ALL FEES PAID. Additionally, we reserve the right to assess an additional "event fee" of between $1,000 and $2,500 to guests who host unauthorized events on our property. We do allow events, but these must be scheduled in advance, approved, and will incur the appropriate fees for the event. 5. DO NOT PARK ON THE GRASS OR IN THE FRONT OR BACK YARDS. 6. Quiet hours are from 12:00 a.m. (midnight) until 7:00 a.m. seven (7) days/week. 7. There is a large supply of seasoned firewood in the firewood rack on the carport. Use as much as you'd like for the fireplace and firepit. If you use the fireplace, please FIRST make sure to PUSH open the fireplace damper ALL THE WAY IN before lighting a fire. There are fire starter sticks on the wood rack to the left of the fireplace. After starting your fire, close or replace the mesh grill to prevent smoke from entering the Lodge. If you smoke up the great room, just open the doors until the smoke dissipates and enjoy your fire! The fire box is equipped with a blower, and the switch is to the left of the fire box. Once your fire is going, it will heat the whole house (cool, but unnecessary). 8. SMOKING CIGARETTES/CIGARS/PIPES OR ANYTHING ELSE INSIDE THE LODGE IS PROHIBITED. If you smoke outside, please do NOT smoke near open doors or windows, and properly dispose of your cigarette butts. 9. If you smoke indoors, we will impose (AND YOU AGREE TO PAY) a $500 fee to fumigate the Lodge. Smoke from cigarettes/cigars/pipes and illegal substances smells entirely different than smoke from the fireplace. 10. If you bring a dog and do not disclose it, you will be billed an additional $200. Cats are NOT permitted inside the Lodge. We do not allow dogs on the furniture. Your dog must be kept under control while you are a Guest at the Lodge and on Lodge property. This means if your dog must be on a leash/lead while outside. Dogs may NOT be left unattended inside the Lodge. If they are not crated, there is a secure outdoor kennel with doggie door access from the laundry room. Dogs are NOT allowed to roam the Lodge property. Booking guest is responsible for any/all damage caused by their dog(s). 11. Do not place suitcases on the beds or furniture. There are luggage racks in the closet of each bedroom for your luggage. 12. The TVs have DISH Network and are all Wi-Fi enabled. 13. Wi-Fi is via fiber optic high-speed internet (2 GB). The smart TVs are connected in the event you wish to log into Netflix or any other of your own accounts. 14. If you use the futon for sleeping, please slide it AWAY FROM THE WALL about 1 foot before opening it and laying it flat. 15. Our farm requires a lot of work to maintain, so it is probable that a farm worker or family member may pass through the back yard on their way to retrieve equipment. If you need anything during your stay, reach out and we will assist you. 16. Our property contains a professional firing range. We only permit supervised use of the firing range by our guests and the area is monitored with cellular surveillance cameras. The range will NOT be in use during your stay unless you have specifically requested to use it, and you may only use the range if you have made advance arrangements with us to do so. DO NOT DISCHARGE ANY FIREARMS ANYWHERE ELSE ON LODGE PROPERTY. 17. Motorcycles/ATVs/UTVs are not allowed on the property. 18. During your stay, if you would like to make use of our walking trails (approximately 1.1 miles), an initial guided tour is required so you do not accidentally wander off our property or get lost. If you’d like to simply stretch your legs, please remain within the confines of the back “yard” or adjacent pasture. Walking trail use is limited during the deer hunting season (Sept - Jan). If you'd like to stretch your legs or run during the hunting season, we will show you a beautiful place on the ranch to do so. 19. If you would like to enjoy any of our “experiences” (e.g. nature walks, range time, boating, fishing, etc.), you must FIRST execute a liability release form which we will provide to you. 20. During the spring, summer and fall, if you go out walking make sure you apply plenty of bug spray. This is the country and there are ticks and chiggers in the grass, leaves and trees. Professional pest control and routine inspections keep those critters OUTSIDE of the Lodge. If you go out walking, be careful what you bring back inside! 21. If the horses are in the pastures adjacent to the Lodge, please be very careful if you decide to go pet them. The horses are usually very friendly, but ALL horses are known to bite. If you choose to pet the horses, do so at your own risk. PLEASE DO NOT FEED THE HORSES. GUEST DOGS ARE NOT PERMITTED NEAR THE HORSES OR IN ANY HORSE PASTURE. 22. We provide a propane grill, propane griddle, and charcoal grill under the carport. If you are a grill “master” and enjoy open fire cooking, our firepit is equipped for that purpose. 23. Do not rearrange or move ANY furniture during your stay. 24. We utilize cellular digital cameras around the exterior of our property for viewing wildlife activities, monitoring our gates and property lines, and monitoring the Lodge’s carport. If you tamper with or disable ANY of these cameras, your reservation will be terminated immediately, you will be asked to leave, and no refunds will be granted. FOR CHECKOUT: 25. PLEASE DO NOT STRIP THE BEDS prior to your departure. Our cleaners will take care of that for you. 26. Please place any used towels in the washing machine or the hampers provided in the bathroom (downstairs) or walk-in closet (upstairs). 27. DO NOT LEAVE TRASH IN THE LODGE. DISPOSE OF ALL TRASH IN THE CANS OUTSIDE THE GATE BY THE ROAD. 28. When you check out, please ensure that ALL doors are locked, and ALL windows are closed. 29. Please close the driveway gate behind you and LOCK IT when you leave. I have read, fully understand, and agree that booking the Lodge implies consent to be bound by the rules for “The Lodge.” I also understand and agree that breaking any of these rules is grounds for my stay at “The Lodge” to be terminated and that, in such an instance, I am not eligible for a refund of any part of my fees.
