This place recently underwent another renovation leaving its unique charm+ creaky sloping floors while adding modern comforts. It’s located in the same awesome neighborhood as our other homes but on a corner with plenty of free onstreet parking. It’s an easy walk to our awesome downtown with all it’s fabulous bars+ restaurants+ shopping. The wonderful front porch+ other outside spaces+gardens are quite special too; we think you’ll love staying here! And it’s now available for small events too. The space NON-SMOKING/NO POT AND NO GATHERINGS OR PARTIES UNLESS PREAPPROVED. (please READ ALL HOUSE RULES BEFORE REQUESTING and see extra fees/charges if violated below under “other things to note”) FOUR BEDROOMS EACH WITH A QUEEN BED and 2.5 baths; two bedrooms downstairs with a “Jack and Jill” large shower-only bathroom in between and two bedrooms upstairs and a bathroom with newly added vintage clawfoot tub + sort of awkward shower setup (tub is from Modesto’s McHenry Mansion). There’s also a half bath on the ground floor laundry room with large sink as well. That room is available for day use with the awesome back and side yards and all they offer. ***ONLY NEED TWO BEDROOMS, one bath and the rest of the darling downstairs? I am happy to adjust the cleaning fee if you don’t use the upstairs*** It’s a most wonderful old unique place equipped with everything you need for a comfortable long or short stay. There’s a cozy gas fireplace and a lovely sunny living/sitting room as well. Upstairs has a very special south-facing bedroom with wonderful old windows. The other upstairs bedroom is darling too; it’s truly a delightful house. There’s a great kitchen, ultra fast internet and three smart TVs. Be warned though; the house is old, original wood floors are sloped and creaky and I like cows and sheep and chickens too as you’ll see in the wall and yard art:) The south-facing “sunny-in-winter/shady-in-summer” front porch has a vintage porch swing, rocking chairs+ potted plants; it’s the perfect place for coffee or a glass of wine. Or walk out the front gate and head uptown or just around our lovely tree-lined neighborhood. And under a huge lemon tree sits a vintage glider where you can take in beautiful fall through early spring sunsets. The yards are full of mature Orange, Lemon + Lime as well as lots of other fruit trees, grape vines and berry beds; you are welcome to help yourself to whatever is ripe and ready for picking. (Except the lemon tree outside living room window. I ask that you leave the fruit on that tree as they aren’t very good and they look lovely when ripe. (When kids pick them I wire fake lemons to the tree lol:) The lawns and outside living spaces were renovated a few years back and my laying hens were brought over from our house nearby to the back of property for others to enjoy. You can collect and eat their fresh organic eggs if you’d like and toss them your leftovers too! The girls I have out there now are incredibly vocal and will tell you they’re starving every time the back door is opened, but rest assured they have access to an automatic feeder that’s always full. A rustic but filtered and chlorinated 8’ round STOCK TANK POOL is available in the summer. Perfect for your kids or just set a floatie or plastic chair and your hot bum inside! It needs to be requested though and there will be an additional upkeep/electrical charge of $50 per day SO PLEASE INQUIRE ABOUT SPECIFICS IF INTERESTED. Our grands love to make whirlpools. **Please note: the DETACHED GARAGE AND DRIVEWAY is used for our Airbnb supplies and repairs as well as housing our hens so housekeeping and maintenance may be accessing it from time to time. This will not interrupt your stay though as garage is outside the picket fenced-in yard and gate back there is kept locked to keep anyone from wandering in. INTERESTED IN AN EVENT using house and yard with up to 20 people? Message me with your details but basically a $500 fully-refundable deposit would be collected up front plus an additional $500 cleaning/garbage haul fee as well as a $50 per person charge over the maximum occupancy of 6. There could be additional charges as well depending on your plans so let’s talk:) Brides: this is a lovely place to have you and your attendants all get ready together but honestly all the hairspray and makeup can be hard on my cleaners. So if you go above the standard occupancy of 6 then it will still be $50 per additional person per day but if more than 12 it will be considered an event with the additional charges of $500 cleaning fee and a $500 fully-refundable deposit. You’d also need to prepay $50/person over 6 with a max of 20 people total. It can be a beautiful place for professional photos but please ask first. Right across the side street is Turlock‘s Senior Center which can also be rented for events. Another option is for you and yours to stay at the farmhouse but have the larger event there where there’s a massive kitchen, plenty of bathrooms and tons of offstreet parking. See last photo for how to get in touch with those who can reserve it for you. And if this place is available, (spring-fall only) you can also rent just the back+side yards with gas grill, fire pit+huge covered table with seating for up to 20 people, stock tank pool and the half bath/with laundry room sink; either from 6-9 pm for dinner or 11am-2pm for lunch or maybe a kid’s birthday party instead? Either option is $300 plus a $500 fully-refundable deposit for 3 hours and we’ll haul away your garbage. VISITING YOSEMITE? It’s a perfect stop over; halfway between the Bay Area and that amazing national park! Do our CLEANING FEES seem a bit high? If so, please know we pride ourselves in doing an extra thorough job. We’ve also hired someone to make sure the outside spaces are as clean as possible at check-in. BY REQUESTING A RESERVATION IN ANY OF MY HOMES, you are confirming you have read and are agreeing with EVERYTHING disclosed and are willing to pay the attached fees if HOUSE RULES are broken. If not, PLEASE DO NOT REQUEST A BOOKING. Guest access The house and yards Other things to note Are you short on time or a “JUST GIVE ME THE GIST, I DONT NEED ALL THE DETAILS” type person? (I am:) Then the “ALL CAPS” below are for you. However if you want or need more details then feel free to read the rest:) Because of the old soft wood (and creaky) floors and because we all like to live on nice clean area rugs, YOU WILL BE ASKED TO REMOVE YOUR SHOES WHEN INSIDE. This place is really fit for ONLY 6-8 people; up to 12 (with kids who can sleep pretty much anywhere:) and/or an animal may be allowed for the extra fee below. EXTRA PERSONS, KIDS AND ANIMALS including most breeds of adult dogs (NO CATS or PUPS under 2yrs old please); $50/night, $200/week or $500/month PER ANIMAL cleaning fee or EXTRA PERSON fee BUT please MESSAGE ME FIRST with age of child/breed of dog BEFORE booking. IF ITS CHEAPER TO PAY THE WEEKLY OR MONTHLY AMOUNT, just remind me and I will refund the difference through Airbnb’s Resolution Center or manually change the amount due BEFORE YOU REQUEST RESERVATION. -ALSO, YOU MAY HAVE NOTICED that our BEDDING and TOWELS are WHITE; I’m sort of a bleach freak and love to offer nice quality, extra clean linens. So if you allow your kids to eat + drink or your dogs up on the furniture or beds, maybe cover and protect them with a blanket or just ask and I’d be happy to lend you some older imperfect sheets I save for just that purpose. Most stains come out when laundered, however dirt from muddy paws, greasy foods and make-up usually don’t and the cost to replace them (and reseed the lawn from dogs urine) will be passed on to the guest. WHEN OUTSIDE in our yard, PLEASE KEEP YOUR DOG ON LEASH, (my laying hens also say thanks!) OFF THE GRASS AND OUT OF THE PLANTERS. THERE IS A DESIGNATED PEE/POTTY AREA with gravel out back under large orange tree or anywhere out front through picket fence gate. I can also set up x pens on the concrete side of the house so you can just open the back door and let them out to do their business. If your dog needs grass, feel free to take them for a walk in our lovely tree-lined and very petfriendly neighborhood; there’s a huge public lawn a 100 yards west toward downtown on Cahill at the county library. Nice lawns are important to my husband (who doesn’t think I should even allow dogs) and he goes to great lengths to try and keep them that way. Most guests, especially those who bring kids, appreciate nice clean yards as well. Dog owner’s know their urine kills grass and plants so they will need your help keeping away from both. AND PLEASE DO NOT BATH YOUR DOG IN OUR TUB OR SHOWER; their hair is tough on our old plumbing. There’s a pet store in town where you can do that for free. LASTLY, YOUR DOG MAY NOT BE LEFT INSIDE OR OUTSIDE UNATTENDED. If you must leave them FOR A SHORT TIME, please bring a crate or ask as I am happy to provide one. SERVICE ANIMALS: As per Airbnb‘s terms of service we are happy to welcome your animal free of charge; we will just need you to agree in writing that you understand the animal cannot be left alone in the home. -Is the assistance animal required because of a disability? What work or task has the animal been trained to preform? We have strict guidelines for those who would like to bring an animal: -They are NOT ALLOWED TO BE LEFT UNATTENDED at any time; not even in a crate. You must take the animal with you anytime you leave the house. -The guest remains liable for any and all damages caused by their service animal. -You and your service animal will be asked to leave if we discover misrepresentation of a pet as a service animal. We will report fraudulent claims of service animals to government authorities and evict guest(s) without issuing refund. IF ANY EXTRA PERSON(s) NOT ON RESERVATION SHOWS UP OR WITH A PET WITHOUT FIRST CLEARING IT WITH ME, YOUR RESERVATION WILL BE CANCELED AND NO REFUND GIVEN. Sorry to be so strict, but there have been way too many dishonest people, parties/gatherings too large for our old plumbing to properly handle. And PETS are NOT allowed on property without prior permission. PLEASE FORGIVE ME IN ADVANCE FOR ALL THE QUESTIONS I MAY ASK; we put a lot of time and money into our places and first want to make sure it’s a good fit for all involved. My hubby thinks I’m crazy for allowing them but I believe there are responsible furbaby parents out there that love to travel with their pets, appreciate a very nice place and are willing to jump through some hoops and pay for that option. IF THAT’S NOT YOU, please look for another home. ***ADDITIONAL (strictly enforced) HOUSE RULES and FEES if BROKEN: Sorry, I know these may seem overbearing and unnecessary but Airbnb says I need to post them here with fees if violated so there’s full-disclosure then those who disregard them will be charged) -NO SMOKING or pot inside $350 -NO PARTIES or unauthorized events $500 -NO UNREGISTERED/UNDECLARED EXTRA GUESTS not included in total OR ANIMALS on property; $50 each per day plus reservation will be canceled and no refund given. -IF YOU ARE AUTHORIZED TO BRING AN ANIMAL please do not leave it unattended. -MAKE A MESS PLEASE CLEAN IT UP. Excessive and unexpected ADDITIONAL CLEANING FEE /ODOR REMOVAL of $300 will be passed on (we can’t get a professional cleaner or odor removal service with invoices same-day so instead I pay my housekeepers overtime in order to get it clean and ready for the next guest then we don’t have to cancel their reservation) -LATE UNAUTHORIZED CHECK-IN OR CHECK-OUT $150 NO THIRD PARTY BOOKINGS currently… however I am working on a hard copy House Manual for each place so all guests will have access to helpful + important information. Right now the person who books must arrive first AND stay since they have all reservation, check in details and house rules at their disposal. AIRBNB NOW ALLOWS OTHER GUESTS to be added to the reservation which gives them access to everything including the message thread but if that’s not an option for some reason don’t hesitate to ask before booking and we may be able to get creative. BROKEN HOUSE RULES WILL CAUSE RESERVATION TO BE CANCELED WITHOUT REFUND. You will then be asked to leave or charged with trespassing. In addition, if house is unable to be rerented because of smoke, smell or damage OR because additional cleaning is needed because of broken house rule(s) you will also be required to pay for the lost revenue. NO OUTSIDE SHOES INSIDE; please remove at door. ONLY TOILET PAPER IN TOILET USE WHITE TOWELS on clean hands, bodies and dishes ONLY; old work towels with a BLACK X in corner are left in laundry area for messes. There are also black “makeup” wash clothes available in each bathroom. NO VIDEO OR PHOTOGRAPHY on property without permission. WE HAVE THE RIGHT to immediately enter house to remedy an issue you bring to our attention. If our CHECKOUT OR CHECKIN times are inconvenient, don’t hesitate to request a bit earlier check-in or a little later check-out. Many times we have 5-6 Airbnb’s with same day changeovers and that’s daunting for the housekeepers. If they have a normal day then we’d be happy to try to accommodate you a bit (1 HOUR MAX ON EACH END PLEASE) Otherwise, thank you in advance for understanding and honoring our posted check-in and check-out times. HOWEVER, if still available, you can always book the night before or after and then arrive or depart whenever you’d like. Or with some notice, WE CAN POSSIBLY HAVE IT READY BY NOON for half the nightly rate. But we simply can’t clean most places inside and out properly for you or the next guest if we don’t stick by the posted check-in and check-out times. Also, it doesn’t help to request either way in advance as there are generally last-minute bookings. SUNDAY SPECIAL: if you’re booked for Saturday night AND SUNDAY NIGHT IS STILL OPEN ON CALENDAR you may be able to take advantage of the “SLEEP-IN-STAY-LATE SUNDAY SPECIAL”; just let me know before checkout time and I’ll eventually request $50(0-1 bed), $75(2-2.5 bed) or $100(3-4 bed) through Airbnb’s Resolution Center so you can use your preferred payment method; YOU CAN THEN STAY AS LATE AS 3PM; otherwise HOUSEKEEPERS WILL BE THERE AT 10AM. There’s a 1 DAY MINIMUM BUT A 30 DAY MAXIMUM currently in the booking setup. You can reserve multiple months but my preference is to book each separately and pay an additional cleaning for each month which we will then do at your convenience. This works best for us maintaining the home, watering inside plants and most guests appreciate the midstay cleaning and bedding change. BUT feel free to appeal if you don’t; I’m always open to reconsidering and can change the booking setting for you. ACTUAL ADDRESS WILL BE SENT 30 MINUTES BEFORE CHECK IN. Our homes do not show up accurately on Airbnb‘s location map so PLEASE MESSAGE ME AGAIN THEN AND EXACT ADDRESS WILL BE SENT along with directions, helpful tips on where to park as well as the keyless entry code. (You can use “Downtown Turlock” in GPS before then, but if this causes anxiety, please don’t book; it’s how we do any last-minute additional deep-cleaning, watering and make sure yards and outside living spaces are ready without having to disturb you later. Plus, once I know your ETA I can stay by my phone just in case you get lost or can’t get inside for any reason. SO PLEASE MESSAGE OR TEXT when you’re 30 min away from DOWNTOWN TURLOCK. AND THANK YOU in advance FOR NOT SHOWING UP EARLY; it sort of freaks out the housekeepers. BUGS AND SPIDERS: I am personally more concerned about the toxic chemicals used when spraying to kill and prevent such things so please keep that in mind BEFORE booking; especially when kids and pets stay. However, we proactively clean and vacuum any webs and use bait whenever possible but just a heads-up, you STILL may occasionally see these critters; especially super small black sugar ants; they seem to be everywhere in our beautiful valley. FREIGHT TRAINS: if you’re not familiar with Downtown Turlock (as well as most Central Valley towns) there are trains that run through day and night. Those that live here don’t even notice their warning whistles however others, especially out of town guests might. Some think it’s wonderfully nostalgic yet others may be startled by the unfamiliar noise. MINUT HAS BEEN INSTALLED on ceiling in each of our homes; it offers protection against break-ins but it doesn’t invade privacy. It also monitors noise, humidity/mold risk, temperature and automatically sends notifications when any are excessive. Please do not tamper with the unit or an alarm will sound and notification sent. We also ask in a time of rolling brown and blackouts that you keep temps reasonable. NEST THERMOSTAT can be sort of tricky and honestly a bit temperamental. Its default is the Eco setting which most find comfortable however, if temp is changed THE NEST may revert back to Eco setting if/when it senses no one is inside the home. If that is frustrating just let me know and I will remotely figure out how to disable that feature. ATTIC/WHOLE HOUSE FAN is installed in this house but it can only be turned on remotely. If you’d ever like fresh air just text me and I will make sure you have windows farthest away from fan open and then turn it on without having to disturb you. You’ll just need to remind me to turn it back off before you close the windows! STOCK TANK “POOL” is available in the summer. Perfect for your kids or just set a floatie or plastic chair and your hot bum inside! Our grands love to make whirlpools. SECURITY CAMERAS with recording devices are installed outside in parking and entrance areas ONLY at all our properties. If they are disabled you will be asked to leave immediately and without refund. Crime is not a problem in our neighborhood unless you accidentally leave your vehicle unlocked with tools or valuables inside. Hopefully these cameras will continue to be a good deterrent to any dishonest or illegal activity. Speaking of which, no ILLEGAL ACTIVITY will be tolerated; COPS WILL BE CALLED AND YOU WILL BE ASKED TO LEAVE IMMEDIATELY AND WITHOUT REFUND. MOST KITCHENS HAVE BEYOND THE BASICS and are stocked for cooking. However, we also offer other items to those who request them first free of charge. (If you see any of the following items in a listing photo, please know that they may be kept at that house but can be requested then moved to another one.) There’s: -bbqs: 1 small electric grill, several stainless gas (propane) grills -electric crock pot -large and small rice cooker, -4 coffee making options: American drip, French press, pour over, Italian stove top, and Keurig. -citrus juicer, bullet blender, waffle maker, pizza baking stone, George Foreman grill -some baby items including high chairs, gate, walker, toddler bath and ride toys -large serving bowls and platters, ALL FREE OF CHARGE to use but this list can change anytime so if your heart is set on any of the above please inquire and reserve.
