Beautiful 4br/2ba that is the UPPER LEVEL flat of an Eastlake style DUPLEX. There are full-time tenants in the flat below. Approximately nineteen-hundred square feet of space. Multiple hand blown original glass bay windows, very bright and cheery. Lovely hardwood floors throughout. Beautiful trim details, doors, original hardware, amazing chandeliers, fantastic deck etc. See it on the cover of “The Sidewalk Companion to Santa Cruz Architecture” at the book section of the MAH (The Museum of Art & History). This is a rare opportunity to stay in one of the oldest and best-kept houses/landmarks in Santa Cruz. The intricate exterior is heavily adorned with gingerbread and is detailed with 6 colors. The space has a large living room complete with sofa, wing back chairs, and curved, flat-screen television. The dining room features a large dining room table with six chairs. The spacious kitchen has a garbage disposal, gas stove, dishwasher, refrigerator and kitchen table with seating for four. One bedroom features a gorgeous four poster queen sized bed and 40" flat screen TV, the second bedroom a queen sized Murphy bed with a bookshelf secret door. The bookshelf to the left of the fireplace opens into the closet of the next room - very fun! The third bedroom has an antique bedroom set with a full-size bed and the fourth bedroom a remarkable full-sized Murphy bed that transforms into a desk. One of the bathrooms has a claw foot tub with a pedestal sink, the second bathroom is a Jack-and-Jill to two of the bedrooms and has a shower. Both bathrooms are nicely remodeled. There is a good-sized laundry room with a washer and dryer and sink. The laundry room is downstairs and is shared with the lower unit flat of this duplex. The home is ideally located at the top of Beach Hill, with a very short walk to the beach/wharf or to downtown. Nice yard with lawn and flowers Tandem parking for up to three small/medium-sized cars with one covered. Street parking is also available. During the high season, we have one parking permit for street parking that must be used 9 am - 9 pm May 15 - September 30. Sorry, but we absolutely do not allow any sort of pets or smoking on the premises (inside or outside). NO PETS, NO SMOKING, NO FIREWORKS Property Address: 1005 3rd Street Santa Cruz, CA 95060 SMOKING POLICY: This is a NON-SMOKING unit. No smoking anywhere on the premises. PETS: Pets are NOT permitted in rental unit. •Certain terms and conditions apply. •Full details of the Security Deposit Protection coverage are contained in the Certificate of Insurance or Insurance Policy. •By submitting payment for this plan, you authorize and request Travel Protection and Insurance Services to pay directly to Nicole Sanchez any amount payable under the terms and conditions of the Security Deposit Protection. •This plan is mandatory on every reservation. •This Security Deposit Protection does not cover intentional damage, theft, excessive cleaning, unintentional and incidental damage exceeding the amount of coverage purchased House Rules •All debris, rubbish, and discarded items are to be placed in trash and recycling cans •Trash and recycling bins are to be put out on Sunday evenings and brought in on Mondays after collection. Please do so if renting on those days. •The unit should be locked when you leave the premises and upon final departure •All charges accrued during the stay are paid prior to departure. •All decorator items, linens, kitchen items, etc. will be inventoried before check-in and after departure •NO early check-in or late checkout. •The deck on top of the garage is not to be used. That is why it is fenced off. •No fireplaces are safe for use. Please do not use fireplaces. •No illegal substances are permitted on the property •Quiet time - the noise curfew is 10 PM every day of the week and all guests are expected to comply •Parking Permit – one parking permit will be left in the home. If you lose it or take it with you there will be a $25.00 replacement charge. You only need the parking permit for street parking May 15 - September 30. •The parking pass and laundry room key are to be left on the kitchen table upon departure. •Items Left Behind – If you leave something behind and request it back, we will take the item to a UPS shipping center and they will call you to get your payment information for packing and shipping. •Absolutely No House Parties! House Parties are strictly forbidden and overcrowding is not permitted. Santa Cruz has a “Loud and Unruly Gathering Ordinance and you could be liable for $250 - $1,000 as well as the cost of service for City employees (Public Safety Personnel) for the control and dispersal of loud and unruly gatherings. •Please use the hose outside to rinse the sand off of wet suits, feet, boogie boards, etc. before entering the home after visiting the beach. •Please place soiled dishes in the dishwasher and run the dishwasher before leaving. •Please make sure all linens are inside the unit. •The laundry room can be accessed from the downstairs door facing the driveway with the key provided. It is shared with the downstairs unit so please lock it when not attended. Also, please only use supplies (i.e. detergent) marked “Sanchez” and be courteous not to leave the laundry sitting in the machines for long periods of time. GOVERNING LAW - This agreement will be governed by the laws of the State of California, and shall be interpreted, construed, and applied in accordance with the laws of the United States of America and the State of California. MAXIMUM OCCUPANCY – The maximum number of guests is limited to EIGHT (8) persons. MINIMUM STAY – Depending on the time of year, the minimum stay fluctuates. This will be noted via the Airbnb calendar/app. INCLUSIVE FEES – Rates include a one-time linen & towel setup. NO DAILY HOUSEKEEPING SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit bath towels or linens to be taken from the unit but we provide beach towels for your use. We start you off with 2 rolls of toilet paper in each of the bathrooms and a roll of paper towels to get you started but do not add more during the stay. RATE CHANGES – Rates subject to change without notice. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance. PARKING – Parking is limited to two (2) vehicles in the driveway and carport as long as they do not block the sidewalk. If your cars do not fit into the driveway we have one parking pass that will be left inside of the unit that you can use to park on the street. Permit parking is strictly and quickly enforced every day from May 15 - September 30. Failure to display the pass may result in ticketing or towing of vehicle at renter's expense. Please leave the parking pass on the kitchen table upon departure. Replacement cost is $50 if you do not leave it for us. FIREPLACES – Neither fireplace in the unit is operational. Please do not use them. TRAVEL INSURANCE – We highly recommend all guests purchase travel insurance. GUEST assures HOMEOWNER that the tenants will observe all conditions and terms of this agreement as to maintaining the rental in good order and appearance and will conduct themselves in a manner inoffensive to neighbors. GUEST assures HOMEOWNER that any tenant who violates any of the terms of this Agreement shall be immediately denied occupancy and shall remedy any damages or other expenses, which are caused by the tenant and/or the tenant's guest(s). GUEST agrees that any tenant who is found using drugs or allows others to use drugs on the premises will be immediately denied continued occupancy at these premises. GUEST and/or their guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful purposes, nor violate any law or ordnance, nor commit waste or nuisance on or about the premises. GUEST agrees that during the term of this agreement and such further time as he/she occupies the premises, he/she will keep the rental clean and free of trash, garbage, and other waste; and all pipes, wires, glass, plumbing and other equipment and fixtures in the same condition as at the beginning of the agreement, GUEST agrees to indemnify and save HOMEOWNER harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the premises by the GUEST, tenants, or guests or from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the premises. HOMEOWNER accepts no responsibility or liability for any loss or damage or alteration to the terms of your reservation caused by events beyond our control, including but not restricted to war, terrorist activity, civil commotion, flight delays, or cancellations, airport closures, loss of luggage, adverse weather conditions, fire flood, or industrial dispute. HOMEOWNER cannot accept any liability for failure of public supplies such as water, electricity, Internet or cable. Nor for the consequences of the action or omissions of persons who may control or supply main services, or any actions taken in the vicinity of the property reserved, by any authority over which there is no control. HOMEOWNER cannot accept any liability for your personal safety during your vacation. It is particularly important that children are supervised at all times in and outside the vacation property. HOMEOWNER assumes no responsibility for accidents. You are reminded to exercise care as to your personal safety, and the safety of your companions. Whenever possible, valuables should be left secure and out of sight. Our home is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowner is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. Guest access You will be just a minute or two walk from the beach, boardwalk, volleyball courts, wharf and famous Cowells Beach for surfing. It is less than ten minutes to walk downtown. We have boogie boards, beach towels and some wetsuits for you to use for your beach time fun!
