Cottage is located in the Town of Prattsville, NY, about 3 hours from New York City. Prattsville is a small, historic town (about 650 residents) in the northwest part of the Greene County, located on the Catskill Mountaintop where Greene, Delaware and Schoharie Counties meet above the Schoharie Valley. Situated on a small dead-end side street, walking distance from Main Street. Note: There are houses and neighbors near the cottage as you would see in any other town. Cabin is NOT "in the woods" but in walking distance from Main Street. Inside the cabin: two bedrooms, kitchen with dining area, small living room and a bathroom. Bedroom 1 (blue walls) has a queen and single bed (sleeps up to 3 people). 2nd bedroom (brown walls) also has a queen size bed and a twin/single bed (sleeps 3 people). No other sleeping arrangement is available, or allowed. Do not move our furniture. NOTE: No additional guests or visitors are allowed in the cottage, other than the guests booked, at any time. Cabin is ideal couples or for 4 persons. We might consider allowing 6: maximum 4 adults and maximum 2 children total (12 y old or older only). We require that there are no children without an adult in either bedroom, due to previous problems. Living room has a TV with basic Cable TV Programming. Wireless High Speed Internet connection is available. Kitchen plus dining area includes a stove, refrigerator, microwave, basic pots and pans, dishes, glasses, utensils, coffee maker. Please be aware that the stove top works but not the oven in the kitchen. There is no toaster and we do not allow guests to bring any electronic cooking devices due to past problems. NOTE: Guests are NOT allowed to use the wood stove per our insurance policy and house rules, no exceptions. Outside the cottage guests are welcome to use the grill and relax on chairs by the table. Cottage has two large porches available for guests to use. We also offer a small bungalow, which fits 2 guests at very reasonable rates and have a couple of rentals in Hensonville / Windham. Cabin is conveniently located near Windham Mountain (10 miles away, about 15 minutes drive), Hunter Mountain - (15 mi, about 20 minutes drive) and 25 miles from Belleayre Mountain. Enjoy the beauty of Catskill Mountains surroundings! Ski during winter season and have fun at the local festivals during spring, summer and fall. Take a walk from the cottage to the nearby Schoharie Creek, or to Pratt Rock Park for a picnic with beautiful views. On your way you will find a museum, grocery store, a diner and tavern/bar. 5 miles from Gilboa Reservoir. There are 4 beds: 2 queen beds and 2 singles. We do not allow moving any furniture. Guest access Cabin (2 bedrooms, kitchen with dining area, small living room and bathroom) Outside: table with chairs, outdoor grill, two porches and yard. Other things to note ★ Please Note: We require an authorization hold for any damages and/or violation of house rules that lead to additional expenditures. Usually the required authorization hold is $250 - but varies depending on length of stay and number or age of guests. Hold gets released/voided after check out. It is to make sure there's no damage, no smoking inside, place is left in neat condition and check out list is followed (lowering heaters, removing garbage, putting dishes away etc). Grocery store is within 5 minutes walk if you need more napkins, toilet paper, etc. ★ Please bring paper towels and charcoal for the grill. ★ Please be aware that the stove top works but not the oven in the kitchen. ★ NOTE: Guests are NOT allowed to use the wood stove per our insurance policy and house rules. No exceptions. ★ Only the amount of people that you book for are allowed at the property at any time. Cabin is ideal for couples / 4 persons, we may consider allowing 6: maximum 4 adults with maximum 2 children total (12 y old and up only). We require that there are no children without an adult in either bedroom, due to previous problems. ★ We require names and age of ALL guests. ★ Cabin is NOT set up for infants or children under 12 years old. ★ No animals are allowed, no exceptions ★ Surveillance camera is present outside in order to view the driveway, and entry to the house. ★ We do NOT provide garbage removal. The bin provided by the porch is only meant for guests to use use during their stay. You must remove ALL accumulated waste from the bin and the cabin upon check-out. You can take it to the Greene County Solid Waste Management in Windham, Hunter, or any available garbage receptacles in public areas. If you are here during a holiday, please take notes of this and remove waste during open days/hours. ★ Most of the time Holiday weekends require 3 nights minimum charge/stay. ★ Check In/Check Out: Cabin is ready for guests from 4 PM on the day of arrival. Check out is at or before 10 AM. (Earlier check in or later check out can be arranged, for an additional fee. This service is only available in the event that there are no prior guests leaving on the day of your arrival, or arriving on your departure day, and if it does not interfere with our schedule. Please ask and confirm.) ★ SAME DAY BOOKINGS/ARRIVALS: if you're booking the day you would like to arrive, please know that it may take few/several hours to prepare and/or heat the cabin for you.
