In the center of downtown Glens Falls, this historic building is a remarkable place to stay! From the panoramic views, to the amazing food, and places to see nearby, you will be glad call this your home base. It is a 3rd story walk up with original floors (creak in some spots), window frames, and ceilings throughout. You will appreciate how bright, beautiful, and welcoming this private apartment is. The space This space is wonderfully open. It is a 3rd floor walk up. It includes multiple zones of heat for your comfort. My favorite being, the original radiator that heats up the whole place quickly. It also has central air, Wi-Fi, and a work station with charging ports. The kitchen has a standard refrigerator, pure water filter for delicious drinking water every time, coffee maker, 4 slice toaster, microwave, a nutribullet blender, stove top and built in oven, pots and pans, cleaning supplies, dish soap, washcloths and dish towel, salt and pepper, and coffee filter(s). Sugar, and tea are available contactless upon request. There are local Kru Coffee medium and dark roast samples on the second floor for you to try. The bathroom includes a large 120 gallon 4.5x6 ft tub ( WARNING 40 gallon hot water tank is only able to fill 1/3 of the way every hour) and a separate stand up shower, one toilet and 2 sinks, 3 mirrors, a large closet. Towels, hand towels, wash cloths and floor mats are supplied. Some personal hygiene products are onsite but not promised. If you forget something ask, or you can be purchased at the pharmacy 2 blocks away. The queens size bedroom has a tv with Roku TV, all freshly cleaned bedding is washable and there is extra available upon request. The room also has room darkening shades. This room gets loads of morning sun. There is a twin size mattress in the closet with bedding for guests of larger groups. Each bedroom is equipped with a noise machine, this is a city with traffic and people. There are 2 bedside lamps, 2 multi style chargers and fans in each bedroom. The full size bed is in the room with the ladder. It has a queen bed in the loft that has security rails, cleaned bedding for all beds and extra available for your comfort. There is a small tv with Roku near the full size bed. Blankets for the sofa bed are in the closet cubby and there is a foam mattress topper next to the cabinet. Fun fact: The loft used to be where my parents slept when they were in their 30’s and 40’s. My brother, sister and I used to climb up to watch the “Wonderful World of Disney” with my parents. Then it had no rails and to my knowledge no one has ever fallen. They were just installed in 2020. (There have been lots of head bumps though.) It may be best suited for younger guests. There are plenty of outlets to plug in streaming devices or a noise machine if you are a light sleeper. This bedroom gets the afternoon sun and has room darkening curtains. The dining area and eat-in kitchen have seating for up to 10 people. (Cloth napkins, and a leaf for the table are available upon request.) The living room is carpeted. the queens size sofa pulls out. There is extra bedding to make it into a bed including a foam mattress pad for your comfort. It has a large television with Apple TV and a few extras. There is also and antenna for local television (weather condition permitting). There is remote control lighting. The entire apartment benefits from the thermal windows and curtains. When the location gets sun all day it can be bright and warming in the winter. Tuck the curtains behind the radiator in the living room and close all the other curtains, and leave bedroom doors open to keep all the heat in at night. If you use the curtains to your advantage you won’t overheat in the summer and you will be comfortable year round. I lived in this space just before it was an airbnb, so I problem solved all these energy saving tricks for maximum comfort. Leaving the overhead fan on really circulates the cool air from the AC and the warmth from the radiator. Parking is one designated space in a covered parking garage 2 blocks away. In the city, limited time 10 minute to 2 hour street parking is currently free. Close by lots have up to 3 hour parking (9am-6pm). Overnight is free in many lots that are one block away in each direction. There is NO OVERNIGHT STREET PARKING. Please ask in advance if you need designated parking for more than one vehicle. Any other questions, please ask. lol Guest access We provide and expect “good neighbor” behavior. The building is a residential building with 4 apartments. The rentals are on the 3rd floor only. You will have 24hr monitored & secured access to the hall/stairway and private access to your reserved apartment only. We (full-time)occupy the 2nd floor with our dogs. Trespassing, roof access, and illegal acts are prohibited. Other things to note All the listed below are now rules that had to be created because common sense and courtesy was not had by all. CONFIRMED GUESTS ONLY! EXTRA GUESTS WILL BE PAID FOR IN ADVANCE OF YOUR STAY OR YOU WILL ALL BE ASKED TO LEAVE IMMEDIATELY. (If you drive here with someone you should know they will be staying with you before you get here and we should know too.) SHOES OFF inside apartments, bring slippers or indoor shoes if you need them. Absolutely NO SMOKING on the property. It is a $2000 fine for smoke damage. If you do smoke please do so more than 50 ft from the building on both sides. If permitted, PET FEE $75 /pet/stay up to 1 week. $50/pet/week following the first week. Covers additional basic pet related cleaning costs. ANIMAL WASTE must be disposed of outside. All damage or excessive messes caused by bringing your pet will be discussed as soon as possible and payment for repair or cleaning services remitted immediately. We keep our trash cans in the building. It gets picked up once a week. For that reason, really stinky food waste should be disposed of outside in municipal trash. We do have a diaper genie for people with babies that know how to use it properly. DO NOT REMOVE BEDS from their locations. We have multiple options all you need to do is ask. Advanced options are a welcome conversation to make your stay be the best! We are here to make your stay amazing, so let us do that. When you communicate your needs, we will help. Tread lightly on the stairs and whisper in the hall between 10PM and 8AM. It will wake me up and I will reach out to you and the registered guest if you break this rule. I am quiet in the hall during those times for you too. The apartment you are renting is downtown in a city, with fire and police sirens and traffic and sometimes people out late with music blaring, but noise machines (provided), fans (provided) and comfy beds (also provided) tend to allow for good sleeping. IF YOU BOOK- TAKE A FEW MINS TO READ ALL OF THE LISTING AND ALL OF THE MESSAGES SENT TO YOU. It will make your stay easier and me happy. Hosts take a great deal of time and put in effort to create their listings for you. I love communication. Please communicate your needs and I will do my best to meet them.
