It provides both togetherness as well as privacy. Enough space for groups to hang out together , but still many areas and amenities on the property in which to separate from the pack. The Two living areas - The main living/dining area to the right when you walk through the front door. There is a 55" TCL Roku enabled tv. Netflix and Amazon prime are already installed. Ability to access your favorite apps/channels with your own log in information. Downstairs Living area is set up as a Lounge/Gameroom and boasts it's own wet bar. Here you have another 55" TCL Roku tv. There is a Poker table as well as a Foosball table. This space can be an additional sleeping area using the pull out sofa bed. As far as sofa beds go its not all that uncomfortable. Kitchen - The kitchen is just beautiful and fully stocked with everything you may need to cook a nice meal. Breakfast bar & 3 stools for quick breakfasts. Since I know how important coffee can be, I provide many options for that perfect cup! Including a French Press , Coffee Grinder , Electric Kettle , Keurig Machine & K-cups , As well as a regular drip coffee maker. Other small appliances include Vitamix Blender , Microwave & Toaster. Dining room - You have a huge Farmhouse dining table with 6 comfy chairs. Seating is expandable up to 10 using the bench. ( please be cautious when moving as to not scratch the flooring ) So even a group of 10 people will be able to enjoy a meal at the same table. This room opens up to the main living area. Bed & Bath situation - Bedroom one is on the ground level. Full bathroom with step in shower adjacent. Bedrooms 2 & 3 are upstairs to the left, and share the Full bath with tub/shower combo. The Master Suite is upstairs to the right. In the master you have a private bath with walk in shower. Huge walk in closet, Private balcony that overlooks the backyard/pool area. 40" TCL Roku tv for entertainment. Backyard - A spacious backyard with private pool & spa. (pool is NOT heated) Spa seats 5/6 comfortably and has 90 jets. Table & 6 chairs under the covered patio. Another table next to the pool these 4 chairs can be loungers. Propane BBQ grill. Parking - Enough space to park up to 5 vehicles. ( please let me know how many vehicles you plan to have ) Guest access Guests will have access to all areas of the home. Other than 2 closets that are locked owners closets. Other things to note Must read and agree to house rules before completing booking. No parties or events are allowed at this home. If found to be having an undisclosed party or event there will be a $1000 fee assessed. (party or event is defined as a large gathering of any kind with more that the maximum number of guests allowed in the house, being 10 total.) You may also be asked to leave without refund by our on-call security service. Pet fee required to bring any dog. Please let me know the Breed, age & weight of your dog and ask about my pet fee in your inquiry. Any undisclosed pet will incur a $250 pet fee. There is a bedroom on the ground level of the home. But you must be able to climb 4 steps to get to the kitchen area. This is a 2 story home. Pool cleaning is weekly normally , twice weekly in summer months (May1 to September 15) normally Thursday’s & Sunday’s (if applicable during summer ) but please note these days can vary based on David’s schedule , David has access to the gate key and you may see him in the back yard during your stay. Do not be alarmed. There is a net you may use for daily maintenance for debris that may blow into the pool. Trash pickup is on Thursday mornings very early, If you're staying on a wednesday please help me to roll the cans to the curb in the evening so they're sure to get picked up. Reminder message may be sent. Booking this home constitutes a privilege to stay. This privilege can be revoked by the host without refund if house rules are not adhered to. We are serious about respecting our neighbors as well as you should be also. Liability waiver - Any Guests are to use this home at their own risk, Owner assumes no legal liability for any injury or illnesses that may come as a result of you or any of your guests stay. This is extended to any and all parties accompanying the booking party. By confirming your reservation you are agreeing to these terms. Las Vegas is known for having feral cats. There will be some in this neighborhood. Do NOT feed them or let them into the home. The city has a catch and release program that they spay and neuter them and just put them back where found. Security: As advertised there are outdoor only Security cameras on this property. There are 2 cameras covering the driveway and street parking areas for the safety concerns of our guests vehicles. There is 1 Camera covering the front door as well as one Camera covering the inside of our garage. We only do for your and our safety. There are no cameras near the pool/spa area. We believe you should have privacy in those areas. We’re just covering all the possible entrances to the home. Thank you !
