Pet & family friendly high-tech mountain escape by lake, trails and mountains Amenities include: high speed internet/WiFi Roku TV Dedicated work space large deck overlooking wooded acres fenced-in rear yard perfect for dogs full kitchen w/ cookware washer & dryer air conditioning supplemental wood-burning stove (inside) Fire pit (outside) 10 miles of private community hiking/skiing trails & lake for kayaking & fishing community playground, tennis courts, grill/picnic area. The entire property, all of it, is yours. No part of the chalet is shared or divided with other guests. It is situated on a private, wooded large double full Acre lot, perfect for your mountain escape with access to Lake Eaton across the road, Adirondack hiking, Ausable River fly fishing, local private lake fishing, Wilmington Town Beach and Whiteface skiing just minutes away! There are shared community amenities including a lake (immediately across the road), BBQ grill areas, picnic tables, basketball court, walking trails, tennis courts and cross country ski trails. This home includes 2 bedrooms, a living room with a TV and Netflix (logged in, feel free to use our account), full kitchen with everything you need to cook (including pots, pans and baking sheets), large screened three-season room, 1 full bath, air conditioning, wood burning stove, a dedicated outdoor fire pit area, and washer and dryer for laundry. You are welcome to use our inflatable double kayak and oars. You will be responsible for self-inflating and deflating and taking good care of it. This home is more than enough space for a couple. It fits four people comfortably as well. Sleeping arrangements are as follows (please read carefully if booking for more than 4 adults): 1) One Queen bed in the loft bedroom (there is no door but it is a separate loft space that opens down to the living room) 2) Bunk bed with full on the bottom and twin on top in a separate second bedroom on the first floor by the kitchen (with a door that closes) 3) black sofa in living room which converts from sofa to full sized sleeper in seconds with a foldable winged armrest 4) for little ones, we provide a pack n play (it’s available inside the bedroom closet and you can set it up in the bedroom itself or elsewhere in the home) 5) there is a three season room (pictured with the swinging chair) but it will get cold in there after October (sometimes even in sept) and there are no beds in that space - there is a lot of floor space for a blow up mattress or whatever you bring, however we would not recommend sleeping there in cold weather and we do not consider this a sleeping space (we do offer a complimentary sleeping bag, also in the closet, if you’d like to use it) All beds are elevated off the ground on appropriate bed frames (no mattresses on the floor) and all linen is high quality and high thread count. Pillows, blankets, towels, etc. are all provided freshly laundered. All mattresses are new (2020 purchases) and high quality comfortable firm foam. Parking is free and easy in the always accessible driveway. The driveway is plowed when there is snowfall of 2” or more. A shovel, ice melt, etc. are also provided for use during your stay, if needed. The home is rustic but modern with numerous upgrades including a gorgeous knotty pine interior, a full kitchen with granite countertops and glass tile backsplash, washer, dryer, air conditioning, large ceiling fan and amenities including access to private grounds. The Chalet is conveniently located for fishing the renowned Ausable river (less than 2 min) with a private access point within the Acres, hiking the 46 high peaks, skiing at Whiteface (less than 10 min), swimming or kayaking at Wilmington Town Beach (10 mins) or exploring Lake Placid (25 min). There are ten miles of private community hiking/ski trails, fishing access points, tennis courts, a pavilion with charcoal grills (bring your own charcoal) and Lake Eaton access (picnic area, playground, horseshoe, and BBQ area) right across the road. See map in photos for private community trails. The grill on community grounds is shared but the grounds tend to be low traffic. We also offer a complimentary two person blow up kayak, paddles, pump and life vests. Guests are responsible for safe use and return. You’re welcome to use it at the local lake across the road or take it to mirror lake, lake placid, saranac lake, etc. The guests have the home and property, with use of double kayak, entirely to themselves. The area under the porches is not maintained and off limits. Beware that there are unmaintained woods with seasonal tall grass, bugs and twigs in the surround of the home. Guests have full access to all community amenities including the private trails, lake, river, etc. No part of this home is shared with anyone else nor is it sub-divided to be shared with any other guests at the same time. The community amenities (trails, lake, pavilion) are shared among the other cabins and homes in the Acres private community. ID REQUIRED Guests are given access to the home only after providing a valid drivers license or government issued ID through the Airbnb messenger platform. As a requirement to comply with the HOA rules, all adult guests are required to provide government issued ID prior to access. VIDEO CAMERA We do have a single camera on the outside of the home. There are no cameras inside the home. The outside camera is for security purposes and monitors for guest count and undisclosed pets. Please be honest in your booking. Any attempt to tamper with, dismantle, disable or otherwise block the camera will result in the lose of your security deposit, a $500 fine, and, at the host’s discreation, the immediate cancellation of your reservation with no refund for any unused days. I am always available by text, email, call and messaging. This chalet is located just 15 minutes from Whiteface skiing and 25 minutes from downtown Lake Placid. The world famous Ausable River, known for its amazing fly fishing, runs through this community. The home itself is situated in a quiet, wooded private community with tennis courts, a lake, a BBQ area and private walking, hiking and cross country ski trails. There is a popular, Sports Illustrated recognized swimming hole a few minutes away, located near the covered bridge and falls in Jay where you can sit and sun on the large flat rocks above the falls or swim in the deep holes. The Acres, where this house is located, is a semi private tranquil residential community nestled in a forest, bordering the West Branch of the Au Sable river, in the north-west part of the Town of Jay. The Acres was developed in the 1960’s, and today consists of almost 400 homes and many more undeveloped lots. Au Sable Acres Property Owners Association members have access to Lake Eaton with its playground, Volleyball, Bocce, and Tennis Courts, over 10 miles of maintained hiking, biking and skiing trails, and fishing access on the Au Sable River. Check out my Guidebook for great local recommendations! You need a car to get to lake placid, white face and restaurants. Alternatively, you may plan to get dropped off and stay awhile, enjoying solely the property and community without a vehicle. The master bedroom and desk/work space are up a steep stairway in the loft area. You must climb stairs to get to/from this room. In the winter, the heat source is a wood fire stove and two electric in wall heaters. No one has ever complained about being cold. This is a small cabin in a quiet community perfect for relaxing, enjoying the outdoors, skiing and hiking. This is not meant to be used as a party house. If you do have a group that wants to get together for a celebration, please reach out for approval and some parties may be approved depending on the details. We are pet friendly but only for responsible pet owners and with approval. We charge $150 per pet for the entire stay. This is a fee additional to the regular cleaning fee. If you have a pet that is not a dog, please be specific. The home offers lake access across the road from the home. There is no view of the lake while at the home (large trees followed by the road itself and then more trees, as pictured, completely block any view out to the lake). The walk to the lake is only a minute. The lake area itself is shared within the private community where the home is situated in on. ID REQUIRED PRE-CHECK IN You will get a code for the front door. This is only provided upon receipt of your drivers license or government issued ID. Your name must match the name on the reservation. We require ID for all adult guests part of the reservation. PETS We are pet friendly for responsible pet owners. Pets may be allowed provided the following: 1) you do not leave your dog in the home unattended (cats are fine to leave alone) 2) all poop is double bagged and removed from the property (including all lawns and yard) and placed in the large garbage bins outside 3) you bring your own towels or blankets or some sort of furniture cover and place them on the couches and any furniture that your pet will go on or be sure to keep your pet off of furniture (many of the clothe chairs and couches are new and pet hair clings to them and future guests may be allergic) if you have a cat, we ask that you bring your own scratch post and be cautious to make sure that your cat doesn’t scratch up our furniture if you are okay with all of the above, the pet fee is $150 per pet per stay. We charge the pet fees to address additional cleaning that will be necessary for future guests that may be allergic as we do our best to eliminate all pet hair. Please be aware that if you are a guest that is allergic, since we are pet friendly, there is no way to gaurantee that an earlier guest’s pet presence is completely eliminated. We are happy to disclose if and when we last had a pet and the type, if you’d like to know for allergy concerns. CAMERA As disclosed we have one outdoor camera that monitors the driveway and entryway. It audio and video records 24/7 and is monitored. Tampering with or disabling the cameras will result in immediate cancellation of your reservation without a refund and a fine of $500 in addition to complete loss of reservation payment. HOUSE RULE VIOLATIONS Violating the house rules, not checking out timely at 10am, smoking, leaving cigarette butts anywhere on the grounds of the property, having unauthorized guests and any other house rule violation will result in a $500 penalty as well as any additional actual expenses related to damage, cleaning, etc.
