A modern extended Victorian Semi-Detached house in central Southam with 3 double bedrooms, one downstairs and two upstairs, sleeping 6. Ideally situated for access to Warwick house wedding venue, 10 minutes walk. Also perfectly placed for contractors working on HS2. The kitchen/dining/ living room has integrated appliances including a fridge/ freezer, dishwasher, oven, hob and microwave. A dining area for 4, with comfortable sofa to seat 3. Also available for guests use is a washing machine. There is a wide screen TV and high speed broadband. Upstairs you will find a snug with sofa, desk and another smart TV. Along with the bathroom with a shower over bath, WC and sink. Outside is a sizeable garden with patio, garden furniture, grass and shed for bike storage. We welcome 2 small, well-behaved dogs at this property and charge £35 per pet per stay (invoiced separately). Plenty of unrestricted on street parking available outside the house. Access is via a lock box for self check in. **Please note our neighbours do have a right away of way at the side of our garden into theirs, it is rarely used by them apart from taking out their refuse once a week. We require all guests to complete a Guest Info form (to agree to our T&Cs and House Rules) and submit a copy of a valid ID prior to the release of check-in details. We assure you that all submissions are encrypted and are treated according to GDPR rules.. We both live locally and are always happy to recommend things to do or places to go. We will leave you to enjoy your stay in peace, but are available should you need us. In the centre of Southam just a 5-minute walk to the high street with shops, a variety of pubs and food options. It is also approximately 10 minutes walk to Warwick House (wedding venue) and just 10 mins by car from Junct 12 M40 at Gaydon, 10 min from HS2 compounds at Ladbroke, 15 mins from Leamington train station. You are also close to the Fosse Way, a 40 minute drive will see you in Moreton-in-Marsh or Chipping Camden, the heart of Cotswold country. Alternatively, 30 minutes in the opposite direction will take you to Birmingham, with its NEC and airport. Situated with close proximity to Warwick, Leamington, Banbury, Rugby, Daventry, and Coventry with easy access to the M40 just 10 mins away. Also close by are several HS2 compounds. The staircase in this house is steep due to the age of the property. Early check-in or late check-out requests are charged at £15 per hour and are subject to availability. These requests must be made a minimum of 72 hours in advance to allow for changes to housekeeping rotas.
