Description

A truly unique waterside property with a private jetty and boat berth, and arguably the finest holiday home available in Sovereign Harbour. In a prime south-facing position you'll enjoy sun all day on the private terraces, decking, conservatory and gardens. The house is perfect for extended families and groups of friends looking for a spectacular base for relaxing, sight-seeing and catching up in a truly special house. No parties, noise or single sex groups permitted - quiet residential area. The space Wellington Quay is a spacious six bedroom property which has glorious water views from the lounge, dining room, conservatory and three of its bedrooms - as well as from the south-facing decked garden. The six bedrooms sleep up to 12 and there are plenty of living areas to gather in (or hide!). A huge kitchen provides a social focal point, with a large dining table to seat the full 12 for relaxed meals or catch ups. A more formal dining room is adjacent, with a table to seat eight - perfect if you want to have an 'adults only' breakaway space. At the end of the kitchen, a conservatory beckons with sofas and big windows offering fabulous water views - a great spot to read a book and watch the boats go by. Step through doors on to the decking if the fresh air is more your style, and a large outdoor dining set is the perfect spots for al fresco meals when the sun is shining. A relaxed lounge offers plenty of sofas and chairs to curl up in front of, and a living flame gas fire provides ambience in the winter months, although you'll be toasty thanks to the gas central heating throughout. Sonos WiFi speakers are dotted around so you can select a chilled-out soundtrack and kick back. There is also a small study room with a second TV if you can't agree on the viewing, plus a handy utility room houses a washing machine, separate dryer and a second fridge-freezer. All the bedrooms are large (no one will feel short-changed) and provide good levels of storage, often built-in. Five of these are situated on the first floor, with three overlooking the water. The principle bedroom, with marina views, has a super kingsize bed (or can be set up with two single beds if you prefer) plus an ensuite bathroom with a bath and a separate shower. There is another ensuite bedroom which also has the flexible set up of super kingsize bed or two singles, and this has a walk in shower. Bedroom three has a kingsize bed, and there are also two twin bedrooms on the first floor, plus a separate family bathroom, with a bath and a separate shower. On the ground floor (handy for elderly parents or those who prefer to minimise stairs), a sixth bedroom has two single beds, with a separate toilet opposite. All linen and towels are provided, with additional linen supplied for stays of more than a week. WiFi is provided and there is ample parking for up to four cars on the driveway and in the double garage (where you can also store bicycles or scooters). There is also an EV charger for guests with electric vehicles. Well behaved small to medium adult dogs which has been spayed / neutered may be permitted at an additional fee, but please discuss with us before booking as this in on a selective basis and the owner requests more information. The lead guest must be an adult aged 35 or older to book this property and single sex groups are not permitted at this property. This is a quiet residential area so please show consideration for neighbours at all times. Loud parties and gatherings are strictly prohibited and please keep music, TV and noise low after 8pm and before 9am. As sound travels much further when you are outside the property, please take extra care when you are enjoying the garden/decking area so that the neighbours can also enjoy theirs, and please respect the 11pm curfew to use this space and ensure everyone is indoors with doors closed by this time.
