NOTE: Unlike many serviced accommodation we have central heating controlled by room thermostat 100% guest controlled to maintain a cosy temperature, NOT ones which switch off after 2 hours so places can get very cold when going out of the place for a few hours or every night. To help guests appreciate the spacious living space afforded by this home a detailed description is provided below. From entering the front door: 1st door to left: Spacious bright lounge with large window to the front to allow light to flood in, wall-mounted electric. With comfortable leather 3 and 2 seater leather sofas, side/coffee tables, brand new 40" Hisence smart TV with both terrestrial TV channels and NETFLIX, etc for relaxing evenings in Straight on: Fully equipped bright, spacious family kitchen diner with brand new washing machine, full-size dishwasher, full-size fridge/freezer. Loads of built-in storage cupboards. Dining table and chairs. Door from kitchen to: Large 10X15m lawned back garden with a really sunny aspect. Mowed/tidied fortnightly by our gardener. Upstairs: Bathroom: Clean, crisp and modern newly fitted bathroom with mains fed rainfall power shower over deep P bathtub, wash hand basin, wc, towel rad, and enough fluffy clean towels for everyone. Bedroom 1: Spacious front bedroom - King bed with brand new Silentnight Zone 3 memory foam mattress, bedside cab/lamps, built-in clothes storage plus triple wardrobe. Bedroom 2: Spacious back bedroom with unoverlooked aspect. Double bed with brand new Silentnight Zone 3 memory foam mattress, bedside cab/lamps, built-in clothes storage, double wardrobe plus additional clothes rail Bedroom 3: Small double (120cm wide) bedroom with large storage cupboard plus additional clothes storage. More storage under the stairs cupboard and upper landing hallway cupboard. Outside: There is ample on-street parking right in front of the property. The immediate neighbourhood In a really quiet street yet less than 15 minutes drive to the beautiful seafront; beaches & parks, bars, and restaurants, etc. Newcastle and Sunderland a short 15-20 minutes or so drive or similar on public transport. Ample shops nearby, local mini supermarkets open till late, Boldon ASDA is a 2 minutes drive away. My guarantee. Guest type: The property is strictly not for events/parties (unless by agreement with myself), or for guests who will not respect my neighbours, specifically in terms of noise. Strictly no events (I.e. photoshoots, etc unless by prior agreement). I have lovely neighbours who help me with the property and are my friends. Please do not book if you are not confident that the whole occupants will keep to this throughout your stay. If there are noise/antisocial issues guests will be removed. Entry: Strictly only persons booked into the property are allowed in unless by agreement with myself. Check-in: Please note we use a self-check-in service which allows a good level of check-in for guests arriving late. Although I do try to meet guests whenever possible please note it is not policy to greet guests on arrival but I always ask guests to contact me once they are into the place and to confirm that everything is to their satisfaction.
