Private, secluded, spacious home on a ridge line with gorgeous views of the Wind River mountains, fishing on the Popo Agie River, & abundant wildlife, located near Lander and Riverton! 3 bedrooms, 2 baths in the main house, master suite, 2 living areas, modern kitchen, large wrap-around deck, basement that includes game room and theater system. The space Our home has almost 3,000 square feet of living space, with over 2,000 additional square feet of wrap-around decks. The main house has 3 bedrooms and 2 full bathrooms. The master suite with fireplace, sitting area, walk-in closet and master bathroom with shower, jetted tub, and dual vanities. The other 2 bedrooms in the main house share a bathroom. Both bedrooms have a queen bed, with the river view bedroom having a queen bed and a full size futon, as well as a walk-in closet. Kitchen is modern with stainless steel appliances, including 2 ovens, dishwasher, and garbage disposal. Kitchen is well stocked for 12 people. Living area has luxurious leather furniture (recliners with USB charging access) and a large TV with satellite, DVD access and Roku access. Family room also has a fireplace and leather furniture that is open to the dining area and kitchen. Adjacent to the kitchen and the family room is a small office area, equipped with a full-size desk, monitor and printer. Kitchen is also equipped with a small TV and satellite access. The dining area seats 6 comfortably at the table (with additional leaves for the table to seat more with folding chairs). 4 bar stools are available at the kitchen bar. The basement is 60% finished with a large game room and theater system. This space can also accommodate additional guests with air mattresses and/or cots. The house is equipped with 1 air mattress. You will enjoy all kinds of wildlife in the surrounding 8 acres. 9 guests can stay comfortably in the main house without the use of cots and/or air mattresses. However, any guests over 6 will incur an additional $25.00 per guest fee. Additional guests can have a private space, with bathroom, in the garage office. (NOTE: The garage office and bathroom are only available seasonally from mid-May through September, to avoid pipe breakages due to the extreme cold temperatures in Wyoming.) During the seasonal months when the garage office is open, a queen size bed is available. Ample parking is available. Outdoors you will find rustic seating around the wood fire pit. There is an outdoor swing to enjoy the scenery, high-end patio furniture on the deck, and a built-in horseshoe area to enjoy as well. The back deck has a gas fire table installed to prolong the time for guests to enjoy the beautiful Wyoming views from the back deck in cooler temps. Don't forget the expansive stairway that leads to the river! Enjoy the view from the decks as well as from river! The house is equipped with a security system and cameras (non-working from a previous security system) are installed in the basement and garage office. These cameras are not operational. Security cameras/floodlights are installed outside and are a part of the security system. No pets or smoking please. Also, we will provide wood for the fire pit, but please do not start fires in the wood stove. There are frequent Wyoming wildlife visitors (deer, moose, antelope, sandhill cranes, pheasants, ducks, geese, etc.). Please do not approach the wildlife. There is an electric fence on the river-side of the property to keep the "neighbor cows" out of the yard. Please be aware that you will receive a shock if you touch the wire fence. We do ask that you "leave your worries and your shoes at the door", enjoy our beautiful home and come back to visit the next time you are in Lander! Guest access The entire house will be available to you. The house is extremely secluded and private! The closest neighbor along the driveway is 1/3 mile away (south). To the East (over the hill and out of sight), the closest neighbor is 1/2 mile away. To the West and North, you will not see a house because it is over 6 miles away to the next home! Other things to note Prior to arrival, guests will receive the entry code to unlock the doors and the "Welcome to the 'It's More than OK in WY!' house" packet that includes contact numbers, rental policies, check-out procedures, wifi access information, how to use the televisions, gas fireplaces, theater system, and the heating/cooling system, as well as information about attractions in Wind River country!
