The space Beach and pool lovers will be thrilled with "High Tide", a 2300 square foot five (5) bedroom and four (4) bath raised beach house with beautiful ocean views. Updated, private heated pool with color-changing LED lights, comfortable loungers and mature palms. Private covered jacuzzi / hot tub spa with color-changing lights with a mini-waterfall. Steps to the beach.... Only steps to our superb beach, this house is the perfect location with ocean views from the porches and so many fun additions to make your stay enjoyable. After fun in the sun, enjoy the ping pong table, professional dart board, outdoor TV, and corn hole tailgate toss -- just a few fun extra outdoor amenities we provide. *** We have the perfect outdoor oasis ready for you to enjoy! Comfort at every corner.... Inside you will find a spacious open floor plan with a large electric reclining sofa with built-in power plugs and USB charges and a large curved TV with sound bar and Blu-ray disc player for thrilling movie nights and an XBox. We also include a game cabinet full of fun board games for those unplanned rainy days. The kitchen boasts high end stainless steel appliances and many additional small appliances that will make cooking a cinch. The breakfast bar seats 4 and the dining room table seats 8. (Kitchen is currently getting an upgrade with beautiful granite countertops installed, pictures coming soon) Cool Carolina mornings and warm summer nights on the porches.... Sit out on the front porch and watch the ocean while you drink your morning coffee relaxing in the rocking chairs or have a nice meal on our outdoor dining tables. Many nights you'll hear the waves crashing on the beach and there's almost always a cool ocean breeze blowing through your hair. A walk through the property.... You will find on the first floor the first master bedroom with a king-sized bed, walk-in closet, large TV and ensuite bathroom. Head up the custom staircase to the second floor and find on both ends two (2) more master bedrooms one with a king-sized bed and private ensuite bathroom and the other has a 2 full-sized beds and private ensuite bathroom. The two middle bedrooms are connected by a Jack & Jill bathroom. Both bedrooms have a queen-sized bed. You will also find a front-load washer and dryer and linen closet with extra towels and pool towels for your needs. Our top floor front master bedroom also has a balcony with an ocean view. Cleanliness and condition.... We take great pride in our house and want families to enjoy their vacations here as much as we do. The house is very clean and in immaculate condition. Our home was decorated and furnished with all the comforts of home. We live in this home nine (9) months out of the year so it goes without question that we request you please treat our home with care. Dates.... Weekly rentals start at 3pm on Saturday and check-out is the following Saturday no later than 10 am. The contract signer must be 25 years of age or older and occupy the property during the rental period, provide ID and sign a rental agreement. Convenient provisions.... * 1 set of shampoo, conditioner and soap included for each person * Laundry detergent and dryer sheets included * 2 rolls of toilet paper per bathroom * 1 roll of paper towels included * 4 dishwasher tabs included *** Cleaning fee covers the cost of all linens, management, landscaping and laundry service. More amenities.... * Fully-equipped kitchen and Weber charcoal grill for the chefs in the family * Six flat-screen Roku TVs to entertain the masses * High-speed internet * Keurig Coffee Maker * X-Box One available (comes with 2 wired controllers.) * We keep the pool heated to a set temperature of 85 degrees. * Outside shower to wash off after a full day at the beach *** Please note that the ice maker on the refrigerator is not working. We will provide a portable ice maker for your convenience. *** Parking details.... No RV/Camper parking. Enough parking for 6 medium size cars only. Guests cannot park on grass or on the street. Location, location, location.... Less than a Block from Beach, literally steps away.... Convenience all around.... At the top of the street there is a Food Lion for fast trips for supplies. About a mile south in Garden City Beach is a Wal-mart Supercenter to get any last minute provisions. There are several local businesses where you can rent Golf Carts that will be delivered to the house and picked up after your vacation so you can cruise Ocean Boulevard and make fun trips to the Garden City pier right down the road. The Garden City pier has an active night life. Plus, there are a lot of options for restaurants, amusement games, rides and more. Important pet information.... No furry friends, please. We absolutely love animals, but unfortunately the house is not equipped to handle furry guests. This policy is in place to accommodate all of our friends (guests) who may have pet allergies. We thank you for understanding, completely, this strict policy. Security.... We have two outdoor security cameras in place outside year round. Hopefully, this is not a foggy detail.... Smoking / vaping is 100% "not" permitted inside the house or on any porches. If you must smoke, please take it outside 100% of the time. Do not smoke on the porches because the smoke will make its way indoors. We want to keep a smoke-free home for you and other guests to enjoy. (plus, take note that marijuana is illegal in SC and not allowed on the property) More beach house rules.... #1 -- Shoes are optional. #2 -- Soak up the sun. #3 -- Build sandcastles. #4 -- Rest, relax, renew. #5 -- Take long walks. #6 -- Get your feet wet. #7 -- Enjoy the fresh air. #8 -- Smile, giggle, laugh. We would love to help to make your vacation a special one. Guest access Guests have access to the entire home with the exception of several locked owners closets and the outside storage room. Other things to note *** Please note that the ice maker on the refrigerator is not working. We will provide a portable ice maker and ice trays for your convenience. *** *** A rental contract is will be required and Identification verification. Here is a copy of the contract that you will be required to sign: This Rental Agreement (the “Agreement”) is a legally binding agreement made and entered into as of the date last set forth on the signature page of this Agreement by and between Invelo, LLC. (“Homeowner”) and Traveler (“Guest”), pursuant to which the Guest has agreed to rent the Property for the duration of the Rental Term. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree: 1. High Tide (“Property”) is located in Surfside Beach, SC. The Property consists of: furnished living and dining areas, five furnished bedrooms and 4 bathrooms with linens, entertainment room, kitchen with appliances, swimming pool and spa hot tub. 2. Rental Term: The “Rental Term” begins at 3:00 p.m. on Check-In date and ends at 10:00 a.m. on Check-Out date. 3. The 12-person Rental Party shall consist of [Name of each guest and ages of guests under 18] ______________________________________________________________________ ______________________________________________________________________ ______________________________________________________________________ ______________________________________________________________________ ______________________________________________________________________ 
Guest agrees to be held financially responsible for actions of the entire Rental Party. 4. Extra guests that have not been agreed upon by telephone before Check-In Date will incur a change of $100 US per night per person. We will deny lodging to any person that would exceed our maximum of 12 overnight guests. 5. Cancellation Policy: No refunds. Guest is strongly advised to acquire traveler insurance. 6. Proof of Identity: Guest must be present for the entire Rental Term. Guest agrees that any member of the Rental Party paying for rent or services with a credit card Or other approved account will, upon request, prove identity with a government-issued driver’s license or passport that matches payment information or signee identity. 7. Smoking is not allowed anywhere in the house or on the balconies except at the designated smoking area outside, and trash from smoking (e.g., butts) may not be brought into the house. Violation may result in eviction of any or all members of the Rental Party with no refund for the remaining Rental Term and forfeiture of the security deposit. 8. No illegal or commercial activities may be conducted on the Property. 9. No furry friends, please. We absolutely love animals, but unfortunately the house is not equipped to handle furry guests. This policy is in place to accommodate all of our friends (guests) who may have pet allergies. Violation may result in eviction of any or all members of the Rental Party with no refund for the remaining Rental Term and forfeiture of the security deposit. 10. No member of the Rental Party may invite any person onto the Property without prior written permission from the Homeowner. Unauthorized guests will be escorted off the Property, and repeated violations may result in eviction of any or all members of the Rental Party with no refund for the remaining Rental Term. 11. Homeowner has advertised the property in good faith, and shall strive to ensure the operation of all amenities advertised. Homeowner will make commercially reasonable efforts to correct reported issues quickly but shall not be held financially responsible for the failure of any amenities to work. 12. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the Rental Party and anyone else Guest permits on the property to abide by the Agreement and the Rental Rules at all times while at the property. 13. Access: Guests shall allow Homeowner access to the Property for purposes of repair, cleaning, maintenance and inspection. Homeowner shall exercise this right of access in a reasonable manner. 14. Liability: Homeowner and staff are not liable for personal injury to members of the rental party or their visitors while on the property, or for loss of personal property, including items placed in an in-room safe. Guest acknowledges that Homeowner has described the inherent hazards the Property may present to children (for those with children under 13). Guest is strongly advised to purchase traveler insurance and carry their own personal injury and personal property insurance. 15. Damage: Guest is responsible for damages to the Property that are above and beyond normal wear and tear caused by any member of the Rental Party or person invited onto the Property by a member of the Rental party. Homeowner shall notify Guest of such damages within 7 days of Check-out date, and invoice Guest for replacement or repair costs of missing or damaged items within 30 days of checkout date. 16. Security Deposit: A refundable Security Deposit of $500 US must be paid to Homeowner no later than 7 days prior to Check-In Date. If there are no damages (Section 14) and, prior to the end of the Rental Term, Guest has paid all outstanding charges incurred, Homeowner will refund the Security Deposit in full within 7 days of Check-out Date. If there are damages or outstanding charges, Homeowner will apply Security Deposit to those and refund the excess, if any, within 30 days of Check-Out Date. Guest agrees to pay damages and outstanding charges that exceed the security deposit within seven days of receiving invoice. 17. Homeowner advertises Property on multiple booking sites. Homeowner does not provide price adjustments or offer low rate guarantees, nor refund service fees paid by Guest to listing sites. 18. The staff members of High Tide are designated representatives of Homeowner and are authorized to enforce or otherwise fulfill the terms of this contract during the Rental Term. 19. The second rent payment is due 40 days prior to Check-In Date. If the entire rental fee is not received by 30 days prior to the arrival date, Homeowner shall have the right to assume Guest has cancelled and the normal cancellation policy (Section 5) shall be in effect. 20. Execution. This contract shall be executed by Homeowner as of the date of the receipt of the first payment and Guest’s execution of the contract via HelloSign. If the deposit and executed contract are not received within 48 hours from the time Homeowner sends the contract, Homeowner shall not be obligated to execute this contract. 21. This Agreement is not transferable or assignable without the written consent of the Homeowner. 22. This Agreement shall be governed by the laws of the United States of America. The parties have caused this Rental Agreement to be executed by their duly authorized officers. Guest: Full Name: Date: Homeowner: Name: Date Exhibit A RENTAL RULES 1. Smoking (including the use of e-cigarettes or other similar devices) is not allowed anywhere inside the property or on the porches. There is a designated smoking area under the house. Do not bring cigarette butts into the house for disposal. 2. No mosquito coils, candles or other items that are designed to be ignited are allowed inside. 3. No glass around the pool. Broken glass in the pool is very dangerous and almost impossible to clean out. Please note: if you break glass in the pool, you will liable for the cost of draining, refilling and re-heating the pool. We have unbreakable plastic glasses in the kitchen for your use outside. 4. Please be safe – no diving in the pool as the pool is only five (5) feet deep. Swim at your own risk in the pool and the jacuzzi / hot tub / spa. 5. We have a self check-in and you will receive a unique code to access the home. When you are in the home, you will find the house manual on the kitchen counter. Please take a few minutes to read them to gain familiarity with the house to maximize your comfort during your stay. If you find anything that you are dissatisfied with, please contact our property manager right away. 6. If there is an issue with anything during your stay, please let our property manager or us know immediately (contact information will be in the welcome manual). We work best with guests who are good communicators. Our team will help you have a wonderful stay at High Tide, but they can’t help if you don’t tell them about the issue. If you are not comfortable telling them the problem or they are not solving it to your satisfaction, call, text or email us and we will address your concern. 7. Use of house items off-property: you are welcome to take the following items to the beach or on activities with you: bikes, tennis racquets, tennis balls, beach toys, beach towels, shovels, beach chairs, coolers and umbrellas. Please be careful with all these items, and bring them back. The next guest will appreciate using them, too. 8. Keep the property and all furnishings in good order, and return them to their storage place when you are done. 9. If you lose, break or damage something, or inadvertently take it home with you in your luggage (please double-check your luggage when you leave), please let us know and arrange for its replacement or repair. We’ve worked very hard to provide a lot of things to make your vacation comfortable and stress-free. Please repay us by leaving them there so the next guest can enjoy them, too. 10. Use appliances only for their intended use, and use them correctly. If you have any doubt on how to use an appliance, check the house manual. We’ve left printed directions for many of the appliances. 11. Do not leave out any food that will attract uninvited pests. This includes spills of liquids containing sugar (ants can find sugar within just a few hours). Do not leave dirty dishes in the sink overnight. You may place them in the dishwasher and run the “rinse” cycle” if there are not enough dishes to run a full cycle. Keep all the food in the refrigerator or in sealed containers, or heavy zipper storage bags. 12. Surfside Beach’s quiet hours are 11 PM to 6 AM. Please respect the tranquility and limit noise to a level that does not bother the people in the nearby houses. No loud parties or music played at excessive volumes. Our management staff has the right to turn your music down if we receive complaints about the noise. 13. Toilets: Do not flush anything other than toilet paper and human waste. Do not flush feminine products at any time. 14. No fireworks allowed in Surfside. They are allowed in Garden City Beach, which is 1 street South of us.
