You will receive both units with this reservation. Please note the units have separate entrances, you cannot access the other unit from the interior. There are a total of 6 beds / 3 full baths, 2 kitchens w/ stainless steel appliances, 2 large cozy family rooms and ample parking in the front and backyard The space Our home is perfect for traveling contract workers, families and large groups. We also offer extended stays for guests that would like to make a reservation for a month at a discount rate. The upper-level unit has 3 bedrooms and 2 full baths and a spacious living and dining room with at a stylish new kitchen. The lower-level unit has an open floor plan with 2 bedrooms and 1 full bath and a contemporary kitchen with a comfortable living and dining room. This East Atlanta duplex is located within 10-15 mins of most the attractions in Atlanta, including World of Coca-Cola, Mercedes-Benz Stadium, Piedmont Park, Ponce City Market, Fox Theater, trendy restaurants, hip nightlife spots, and charming shops. The neighborhood is safe and the premises is well kept. Other great features include hi speed internet and free parking as well as a washer/dryer in the home. PLEASE READ THIS ENTIRE SECTION TO THE BOTTOM. * ALL GUESTS who are residing in the unit should be added to the reservation. We do allow for additional guest, but in order to accommodate for appropriate bedding and supplies we need an accurate head count. * There is another residence on the lower level at the back of the home with a separate entrance. You will park your vehicle(s) in the driveway at the front of the house and enter the house through the front entrance where the lockbox is located. The stairway at the backdoor entrance is restricted. * There is additional parking on the side street. DO NOT park in the driveway at the back of the house or on the yard * No parties or large gatherings are allowed. If there is loud music, screaming, loud noises OR if there are noise complaints from neighbors after 11PM you will be charged a $150 fee. If multiple complaints are received you will be required to leave immediately. * NO SMOKING is allowed in the home and on the premises of the property. you will be charged a $500 fee if a smoking scent is present in the home. * All EXCESSIVE cleaning will be charged an additional cleaning fee of $100+. Please attempt to leave the unit close to the condition that you have found it. The cleaning fee you have paid is for a light to standard cleaning. Excessive cleaning is determined by the cleaning company and is often for work taking more than 2 hours or need for additional staff members to complete. Any evidence of parties will be assessed an additional fee of $500+. Any cleaning of bio hazardous materials including but not limited to Vomit, Blood, Urine, or Fecal matter will be assessed an additional fee of $500+. * Do NOT rearrange the furniture. If any items are broken or missing after your stay we will assess you a fee. Do NOT remove unplug or disconnect any electronic devices (e.g. television, modem etc.) * Do NOT use harsh chemicals (ie. Bleach, Paint, Hair Relaxers, Hair Colors, DYES, Stains, etc.) Any damage to the furniture, towels, linens, plates, silverware or items dedicated to the unit will be charged to you for the complete SET to replace. Any damage to the unit structure (ie sinks, refrigerator, countertops, cabinets, floors, etc.) will be charged to you to repair or replace. * Please make sure that ALL towels are left inside the unit after your stay. For the pleasure of our guests, we provide six (6) bath towels and six (6) washcloths. (Guests staying three (3) nights or longer are provided additional bath towels for use.) *If you need to use the washer and dryer during your stay, you are welcome to use the washer and dryer. Please do not leave wet clothes in the washer and do not overfill the washer and dryer. * Please do NOT lose the key. There is a $250 replacement fee to rekey the lock and provide new keys for a lost key. * Please CHECKOUT by 11AM to allow for proper cleaning for the next guest. IF YOU NEED A LATE CHECKOUT please let us know at least 24 hours prior to checkout. We may not always be able to accommodate you, but will try our very best. If you are found in the unit after 11AM or the agreed upon late checkout time and have disrupted the cleaning company’s access to the unit or the scheduled turnaround time, you will also be assessed the $100 late fee. * When you are checking out please make sure to check all areas for your items and belongings. You will be responsible for any postage costs for mailing your lost items or arranging the delivery. * Do NOT leave valuable items inside your car. The neighborhood is very safe but still, make sure to lock your car. We are not responsible for any damages or stolen items from your car.
