($300.00 fee if smoking on property.) -No Pets or Animal Guests. (Except Service Animals) One important part to our Airbnb is we provide a clean & sanitized space for guests that have an allergic reaction to animal hair, smell & so on. No disrespect or discrimination intended to animals or their families. Snow sleds for all 3 years old & above. *Separate sleds available for all sizes. (2 years old & under must have adult assistance.) -Jones Home Main Lodge interior is 1500 sq.ft one floor for STR. Other things to note -Guests have exclusive use of the large outdoor spaces, apartment & amenities. -Additional Ammenites: Clothes iron & clothes clothes steamer - food/storage cart - 2 mid size refrigerator freezers - alarm clocks - cell phone charging ports next to beds. -Apartment Policies: Guests must remove shoes inside. Guests must leave the interiors & exterior as they found it. Guests must clean dishes, pots, pans BBQ & utensils used during their stay before checking out. Guests must place all used linens on the floor at the staircase area prior to checking out. All inside trash must be taken out to the green trash can on the patio before check-out. -Safety Policy: No dangerous activities ie; fireworks or use other dangerous activities/or unlawful purposes on this property. -Outdoor Fireplace Policy: When using the outdoor fireplace, the fireplace Must have screen on fireplace while fire is burning. Only 3 logs of wood burning at a time, for safety. While fire is burning the fire must not be left unattended. No fires after 12:00 AM. -WINTER: Snow Sleds & racer sleds available for yard use only, (unless approved by host) when snow is on the ground. (Up to 88 lbs.) Various tobaggon sleds use for all ages. -Limited Occupancy: -No Parties. -Overnight Guests Policy: All Overnight guests must be registered on the Airbnb reservation prior to check-in. Maximum 7 overnight guests. If not listed on reservation, there is a $25.00 charge per unregistered guest per night of the reservation. -Children: My insurance states, children 12 & under can not be left alone in a STR. Parents, if your children are under the age 12 & unattend, it is considered illegal, except when in your own home. -Daytime Visitors: Airbnb does not allow Parties. Visitors Welcome up to 9 additional people (not staying overnight after 1:00 am). To ensure security & comply with local regulations, all non-registered daytime visitors must be pre-approved by the host. Only booked guests are allowed on the property unless prior arrangements have been made with the host. Unregistered visitors on the property are treated as breaking a house rule & immediate cancellation of reservation. -Maximum visitors onsite 9 -Total combined is 16 people for enjoying the property & socializing. -Policy & Rule Violations: Upon immediate arrival on property / check in, by renter/booker entering Jones Main Lodge you have affirmed you have read & agree to obey all house rules on Jones Main Lodge listing, lodge manual & lodge chalkboards. You fully agree to abide by house rules, penalty fees & house expectations. You understand rules are firmly set & expectations are agreed upon by renter/booker & guests during your reservation occupancy. Jones Main Lodge is limited to 7 overnight guest & 1 infant under 2 years of age. If the owner/host concludes this policy has been breached, the owner/host reserves the right to immediate cancellation of reservation. Effective immediately the full reservation is canceled with no refund. -Noise Notice: Our apartment is located across from Cottonwood CreekPark. While many guests enjoy the charm of this setting, you may hear local residents & passers by during your stay. Hosts may be in a separate (upper) level of the home from the bnb. Floors are insulated in-between spaces. (No shared spaces of any kind). -Non-Disturbance Clause: Renter & guests shall not make any disturbance, annoyance ie; fireworks, conduct dangerous activities or use thereof on this property for any unlawful purposes. -Care of Premises/Damages: -Smoking Policy: No smoking inside or outside while on property. Guests are financially responsible for any smoking on property. $300.00 fee forfeited for smoking on property. Immediate cancelation of reservation, immediate check-out & no refunds. -Guests are financially responsible for any property damage or negligence. A $300 deposit will be automatically forfeited and applied to repair costs if any items or furnishings are damaged during your stay. Guest remains liable for any & all damage caused by people or the animals. This includes any additional cleaning fees over $90.00 cleaning fee incurred as a result of renters' occupancy. -Owner/Host Rights: Short-term renter agrees that if the conditions & limitations set forth herein are not met (rules), the Owner/Host shall have the right to cancel this reservation immediately. Host may enter the property to inspect to ensure renter has vacated the property. -All monies ($300.00) required for a deposit will be forfeited & liquidated for damages. - Early check-in or late without host permission, will result in a automatic $50 fee to be paid by guest booker per hour. -Pets & Service Animals Policy: No Pets or 4 legged guests allowed in the spaces - unless legal service animal. One important part to our Airbnb is that it is that we provide a clean & sanitized space for guests that have an allergic reaction to pet hair. No disrespect intended to animals & their families. There is a $300.00 charge for "non legal service animals" brought on the property. -Service Animals. $200.00 is required for pet cleaning fee & damages, service animals prior to check-in. Please answer the following questions legally allowed by the ADA regarding your service animal. 1. Is the service animal required because of a disability? 2. What work or task has the service animal been trained to perform? Under the ADA, service animals must be harnessed, leashed or tethered, unless these devices interfere with the service animal’s work or the individual’s disability prevents using these devices. In that case, the individual must maintain control of the animal through voice, signal or other effective controls. The animal must be under control by the handler at all times therefore never left alone at any time. If we discover a guest has misrepresented a pet as a service animal, we reserve the right to seek financial restitution, report fraudulent claims to government authorities & to evict the guest(s) without further notice. In the latter case, there will be no right to a refund for unused rent & or charges for any damage to the property. -Side Note: Guests affirms are aware the hosts have 2 small dogs. The dogs are located in separate (upper) level of the home from the bnb. No shared spaces of any kind. (Host small dogs do not interact with guests unless requested).
