Private In-law Suite in a quiet house with private entrance and driveway. Enjoy peace and quiet along the bayou in Northwest Houston. This cozy one-bedroom is well appointed and situated in a safe and quiet neighborhood with secured private access to the bayou trails and feature's a patio fire pit. The space includes ample counter space, Refrigerator, Microwave, Coffee Maker, Electric Skillet, Electric Grill, and dinnerware is included. There is no cooktop or oven. The space This comfy and inviting suite sits nestled off the banks of Vogle Creek. Miles of walking and jogging trails await you just out the secured back gate. Whether you'd like a leisurely romantic walk or a private and uninterrupted jog, Vogle Creek offers you a wide array of birds and wildlife, which are sure to please the eye and soothe the soul. A beverage of your choosing around our patio fireplace is another relaxing feature that will help turn your stay into the warm, wonderful, memories you will enjoy for a lifetime. For events, there is a minimum age of 25 years old required to book. Also please read the " Additional Rules" section for additional information. Due to Covid-19. We are currently limiting events to outdoor patio events. Also, the game room, bar, and kitchen are also temporarily unavailable until further notice. Please note, although smoking is permitted on the grounds only, according to several guests, the unit does have an odor of cigarette smoke, so if you're sensitive to smoke this is probably not a place for you to be comfortable in. We've done all we can to minimize this but it is not cost-effective for us to do anymore to eliminate it completely. Thank you for your understanding in this matter. Guest access This suite offers a private entrance as well as a private drive for secure and easy parking. Other things to note Please read below for additional information and our rental agreement which will require signatures at check-in. Thank you. For those who are twenty-five or older interested in planning a party or event at The Bungalow on the Bayou please see the Things To Keep in Mind section under ADDITIONAL RULES. PLEASE NOTE: Due to the Covid-19 virus and in the interest of public health and safety we are currently limiting events and parties outside patio events with no more than eight people in attendance per event until further notice. The game room bar and kitchen are also unavailable until further notice. Thanks for your understanding. Larger RV parking is at a minimum but can be arranged with adequate details and notice. SHORT TERM RENTAL AGREEMENT 1. The Parties This agreement made the day of occupancy of the original reservation between the aforenamed reservation holder of The Bungalow on the Bayou. Hereinafter referred to as “Tenant”, and Margaret M. Buckley and Richard G. Haley. Hereinafter referred to as “Landlord”. 2. The Property Property Location: Bungalow on the Bayou, address provided after booking. 3. Period and Guests Total people in renting party consists of a maximum of three (3) persons. An additional overnight person shall incur an additional fee of $25.00 per person, with a maximum total of 5 persons without prior approval. The rental period begins at 3 PM on the day of the reservation and ends at 11 AM the day the terms and conditions of the reservation is completed. 4. Rental Amount The total rental amount for the period is as stated in the rental rate schedule listed on the reservation website. 5. Fees, Taxes, and Deposit Cleaning Fee: $ 25.00 A Security Deposit and additional Fees are required for all Events, Parties, and Gatherings exceeding Five (5) persons. The amount of the Security Deposit and Fees shall be based upon the total number of guests and visitors attending. The Security Deposit and Fees shall due agreed upon between the Tenant and the Landlord prior to any Event, Party, or Gathering. The Tenant shall sign in person said agreement upon Check-in. 6. Termination The Landlord has the right to inspect the premises with prior notice as stated with the applicable State laws. Should the Tenant violate any of the terms of this agreement, the rental period shall be terminated immediately in accordance with State law. The Tenants waive all rights to process if they fail to vacate the premises upon termination of the rental period. The Tenants shall vacate the premises at the expiration time and date of this agreement. 7. Maintenance and Repairs The Tenants shall maintain the premises in a good, clean, and ready-to-rent condition, and use the premises only in a careful and lawful manner. The tenants shall leave the premises in the reasonably and same condition at the expiration of the rental agreement as at the beginning of the rental period as defined by the Landlord. Tenants shall pay for maintenance and repairs should the premises be left in a lesser condition. The tenants agree that the Landlord shall deduct costs of said services from the security deposit prior to refund if tenants cause damage to the premises or its furnishings. 8. Trash The Tenants shall dispose of all waste material and recyclables generated during the rental period in the following area: Black Bin in Driveway for trash and Green Bin for recyclables. 9. Pets: NO pets shall be allowed on or in the property. 10: Sublet: The Tenant shall not have the right to sublet the property. 11. Quiet Enjoyment The Tenants shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Tenants shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Tenants shall then immediately vacate the premises. Quiet hour starts at 11 PM where outdoor noise should be kept to a minimum level. 12. Smoking Smoking is not allowed inside the home. Smoking is allowed on the grounds, patio, and outside areas. 13. Essentials Landlord shall provide the following to the Tenant: Towels, linens, cups, knives, forks, spoons, dishes, and other listed items as described on the landlords advertised site for the allotted number of guests 14. Landlord’s Liability The Tenants and Tenants' Guests shall hereby indemnify and hold harmless the Landlord against any and all claims of personal injury or property damage or loss arising from the use of the premises regardless of the nature of the accident, injury, or loss. Tenants expressly recognize that any insurance for property damage or loss which the Landlord may maintain on the property does not cover the personal property of Tenants and that Tenants should purchase their own insurance for Tenants and Guests if such coverage is desired. 15. Rental Deposit The amount is fully refundable up to 24 hours prior to the beginning of the rental period. After said period prior to the rental start date, the Landlord shall have the right to retain the initial Rental Deposit, Fees, and Rent, at the Landlord's discretion. 16. Attorney’s Fees Tenants agree to pay all reasonable costs, attorney's fees, and expenses that shall be made or incurred by the Landlord enforcing this agreement. 17. Use of Property Tenants expressly acknowledge and agree that this Agreement is for transient occupancy of the Property and that Tenants do not intend to make the property a residence or household. 18. Shortened Stays and Conditions There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions. 19. Showings If the property should go on the MARKET FOR SALE, it may be shown to qualified buyers during the Tenant’s stay. Every effort will be made to schedule the showing at a convenient time and not interrupt the Tenant’s term. Tenant shall allow reasonable viewings of the home between 9 am and 8 PM whether they may be present or not. 20. Firearms Only legally owned and permitted firearms shall be allowed on the premises according to State and local laws. 21. Fireworks Tenant agrees that Fireworks and other hazardous materials shall not be used in or around the property. 24. Illegal Use Tenant shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc. shall cause termination of this agreement with no refund of rents or deposits. 25. Fire Alarms If the property has fire alarms the Tenant must notify the Landlord without delay if a fire alarm “chirps” or has a low battery condition. 26. Possessions Valuable items left behind by the tenant will be held for the Tenant and every reasonable effort will be made to contact the tenant for return. If items are not claimed for longer than 6 months they shall become the property of the Landlord(s). The Landlord(s) shall not be held liable for the condition of said items. 27. Firepit and Firewood The Tenant shall assume all responsibilities and liabilities for use of the firepit and The Tenants and Tenants' Guests shall hereby indemnify and hold harmless the Landlord against any and all claims of personal injury or property damage or loss arising from the use of said firepit. Firewood will be the sole financial responsibility of the Tenant(s). The Landlord(s) may or may not choose to provide procurement and/or transport of firewood for guests with financial compensation from the Tenant solely at the Landord(s) discretion. 28. Cable TV Cable TV is provided and the service level has been chosen by the Landlord. No refund of rents shall be given for outages, content, lack of content, or personal preferences with regard to cable TV service. 29. Internet High-speed wireless internet is provided as a convenience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service. 30. Governing Law This agreement is governed under the laws of the City of Houston, Harris County, and The State of Texas.
