Lovely Ranch House: 3 bedrooms with 3 FULL BATHS in Burdett,NY. Set up on a hill, with valley & partial views of beautiful Seneca Lake. * (We currently are only taking reservations from guests with reviews on Airbnb). Enjoy the peaceful & very private location. Beautiful,huge back yard & 3 decks. Sunrise, sunsets, stargazing, lawn games, hammock, and a gas fire pit. Conveniently located on scenic Seneca Wine Trail, just minutes from many restaurants, wineries and breweries. The space ***We currently, are only considering reservations from guests, who have previously traveled on Airbnb, and who also have reviews from other Airbnb hosts .*** - Check in time is 4pm - midnight. Person whose account is responsible for the reservation, must be present at time of check in. -Before you check in, for your security as well as ours, we will require a copy of your photo ID to be sent/texted to us. We also request you to send/text us the license plate (state), make/model , and colors of the cars that will be parked on the property. -Check out time is 11am, FIRM. -There is a working barn on the property. The barn is private property. Employees/owners will need occasional access to this barn. Please keep driveway to barn area clear. Lawn care/maintenance may occur during your stay, weather permitting. Our Space is fully furnished, and includes: Full kitchen with Refrigerator, Range, Dishwasher, Microwave, pots, pans, cookware, silverware, dishes, glasses, blender, Mr Coffee Drip Coffee Maker, Kurig coffee maker, baking dishes, and more. -Three full bathrooms & three bedrooms , (two bedrooms have with 'en suite' bathrooms). Two Twin sized Couches also available for guests to sleep- All Linens and towels provided. -Sitting room off the kitchen includes: A love seat and two chairs. A DVD player. No live Cable TV. There is a small App-based, ROKU TV-(Internet Only). You are welcome to bring your own Firestick, ROKU, or Apple TV for direct HDMI connection. Wireless internet provided. There is a large screen TV [also ROKU based] in the Living Room, as well. - House is not suitable for crawlers or toddlers. House maybe appropriate for non-mobile infants, and older children, with constant parental supervision. - Please, do not move the furniture, or enter areas that say: 'private/not for use'. Any damage to the property or contents of the house, will be billed to you/the guest. -No more than 8 overnight guests.* ( *Due to limitations on our septic system, the guest limit is firmly set at 8 guests only. ) Sleeps 8: We offer 3 beds, and 2 couches for guests to sleep on. Linens/blankets/pillows/towels for all the guests, are provided. -House is very close to wineries, and eateries. Ranch house is on one level/no stairs inside house. Four steps up to house from driveway level. Please note: The property has a fairly steep gravel driveway. -No Pets Allowed. Guest access Access to entire house, except otherwise noted as private/do not use. Please note: Steep gravel driveway. Ample parking behind house for registered guests. Other things to note Gas grill on the back deck. Picnic table and a corn hole lawn game. Gas fire pit and lawn chairs. NO smoking in the house. Smoking outside only. Ashtrays are on the deck. NO Pets allowed. No Fireworks. No EV charging allowed at the house,but there is a EV charging station only 4 miles down the road by the lake at Clute Memorial Park. No late night loud noise that would disturb the neighbors. Lawn maintenance usually happens midweek, weather permitting. Window air conditioners in each bedroom. Space heaters, if needed. One level ranch house, with minimal stairs up to the decks/entrances to house. Keep the driveway in front of the barn, open for 24/7/access. The maintaince crew needs access to the barn at all times..
