House w/Heated Salt Water Pool, Hot Tub & Firepit

This A Frame house has 3 bdrms/3 baths and a back yard salt water pool & salt water six person hot tub with attached bar, fire pit and outdoor TV. The downstairs living room has 2 full sized beds to accommodate larger party sizes. Check-in/out is flexible via keypad entry. Pool is closed Nov 1st - May 1st, and Hot tub is closed December 1st - April 1st. You will enjoy our little humble home as a launch pad into the Hamptons. The space This property has a split driveway with separate entrances to the top and bottom floors (great in case half of the household wants to sleep and the other half wants to stay out!). If you take the left driveway up, brings you to the back yard area, which has the pool, hot tub, and top floor of the house entrance. This has a deck that wraps around 3/4 of the house and also has a 6 Burner grill on it. The top floor has a two bedroom two bath with living room, kitchen, and W/D. If you were to take the right driveway, you would come to the bottom floor entrance, which has a one bedroom, one bath, and day bed living room area with media center and a bar. Other Notes on the Space: - The Wi-Fi speed is 100 mbsp and we also have a booster for deck/outside. - Garage is off limits to renters, unless need access to circuit breaker if outlet pops or furnace/water main in case of emergency. Outlets pop regularly especially if using hair blow dryer. The circuit breaker is located in the top corner next to the garage door. Guest access We have two ways to access the house. We have an August Wi-Fi smart lock where a code is entered and will work for the dates selected. And if for some reason the code doesn't work we have hidden keys as backup. Other things to note Propane for Grill & Fire Pit: Both of these have a safety feature where it will not allow you to light unless you open the propane valve BEFORE trying to ignite. If either of the grill or fire pit run out of propane during your stay there are full tanks to swap out located under the deck. Pool Rules: Absolutely No Diving and/or Jumping/Rough-housing of any sort in or around the pool. The pool is only 4 ft deep the entire length. Also, No Glass! Besides being a safety risk to you and other guests the pool is a Vinyl Pool and to replace the liner will be around a $10,000 charge to replace it by the renters who caused the damage. We provide plastic glassware for guests. Pool is not heated. Should you want the pool heated it is a separate charge and we must be notified at least 48 hours in advance in case the pool is cold and requires advanced heating. Our pool is a smart pool and records all activity, if Guests alter the pool settings including filters, lights, heating the pool without asking/permission being granted there will be charged a $500 fee. Hot Tub Rules: No glass or children allowed in the hot tub. There is an emergency shut off switch located within 10 feet of the hot tub on the side of the house with a Red and White Sticker should you need to shut off the hot tub in an emergency. Outdoor TV: The Remote to the TV can be found in a bowl next to the kitchen slider. Please return the remote to this location at the end of your stay. If you lose the remote, we will have to charge you $50 to replace. No Smoking anywhere within the property (home, deck, backyard etc.) $50 Fee for cigarette butt cleanup in yard / $1000 cleaning fee is smell of smoke inside house. Trash: Please take all trash out and put in the bins under the deck (there is a access door from the left side driveway / under the outdoor dining area). Please place the trash bags actually inside the bins and not next to it, since it will attract animals and other pests. Please leave no food out or trash out when you leave the house, and all within the bins under the deck, including the trash bin located in the pool area. Beach Equipment: We have separate bath towels, pool towels and beach towels. To find the beach only towels, they are in a closet on top of the stairs on the top floor, located between the kitchen and the other two bedrooms. The rest of the beach equipment can be found in a storage container on the top of the left side of the driveway. There you can find 6-8 beach chairs, umbrellas, and other beach gear. TV: - The Upstairs TV must use the "input" button to switch between TV cable and HDMI Firestick (hit the home symbol button on the little black remote to turn on the Firestick). Firestick is where you can find Netflix, HBO etc. - The downstairs TV does not have basic cable, only Wi-Fi TV and may or may not be connected to our Hulu and/or Vudu accounts (in case a guest signed us out!), should you want to purchase a movie, please do so and can leave money on the counter or can send paypal/venmo. The downstairs TV will also need to turn on the receiver below the TV for sound to play through the speaker system. Check-Out Procedure: - Trash: Please take all trash out, including back yard trash and place under the deck into the trash bins. - Outside Items: Please take all grill utensils (if left on the grill) and put into the sink for the cleaning lady and recover the grill. Please also return the outdoor TV's remote to the green bowl next to the kitchen slider. -Towels: We ask that all guests hang all towels over the staircase banister if wet, or if dry can place into the tub in the upstairs bathroom. If there is any sand, we ask that they go into the tub rather than over the banister so that it doesn't get more sand within the house. Other: There is no landline home phone, guests will need to use their cell phones, but can always use Wi-Fi calling via our "Bubby Chalet" Wi-Fi. No Access to Garage Unless Need Access to Circuit Breaker if Outlet Pops - which can be common if you are running the window AC units and hair dryer. Located in the top corner next to the garage door. We have security cameras that monitors the left and right driveways up to the house and one camera in the back yard. There are none inside of the house where you would be staying (but we do have one camera in the garage only, which is off limits, unless in case of emergency).
