The enclosed ceiling makes the 6 person hot tub w/2 speed jet controls & Cover Mate II easy lift enjoyable in any weather. A Z-Grill pellet smoker is also located on this deck. NOTE: Tenants will need to supply their own pellets. Above the hot tub, Deck 2 is an open area furnished with an outdoor table w/umbrella, seating, and 5 burner gas grill w/smoke box & cast iron griddle. The hot tub connected theater room area has a giant dual reclining leather couch, half bath, guest room w/bunk, and a Playstation 5 connected to the Roku equipped 75" smart screen w/surround sound. The big screen and bar TVs can also be synced so that whatever is displaying on the theater screen is mirrored at the bar. Synchronized or independent sound controls for the theater, bar, hot tub deck and even upstairs speakers. Plenty of outlets, USBs, and wireless stations for charging phones & other devices through out this area. The full bar area is equipped with glasses, sink, Keurig coffee maker, cards, poker chips, an Alexa Flex, and 2 tap kegerator. NOTE: No beer or other alcohol will be provided, inquire or see details for use of the kegerator. The upstairs living room has a 55" surround sound TV with a PS4, front deck 1 access, gas fireplace & wrap around couch w/ottoman that has spare bedding inside. Multiple board games can be found in the entertainment center & inside the dual lift top coffee table. This room is also furnished with a remote controlled ceiling fan. Complete kitchen with utensils, dishes/pots/pans, ice/water dispense fridge, dual sink w/disposal, large air fryer, microwave, dual Keurig pod/pot coffee maker, Echo show, dishwasher, table, pantry, and top rear deck 2 access. The master bedroom has full access to dressers, a king orthopedic bed that will rise or lower at a push of a button, 55" Roku smart TV w/surround sound, Alexa Echo Dot, ceiling fan, USBs, wireless chargers, and direct master bath access. 2nd bedroom has 1 twin/full bunk bed, full closet access, small dresser, mirror, Amazon Echo Dot, remote controlled ceiling fan, and 55" Roku TV w/surround sound bar. Hallway access to a secondary full bathroom. 3rd bedroom has 2 bunks beds totaling 3 twin beds. This room also contains a desk work space, 2 dressers, places to hang clothes, large mirror, and an Alexa Flex. Hallway access to a secondary full bathroom. 4th bedroom has another twin/full bunk bed in the guest room near the Theater & Bar area. Bottom bed is a futon that can be folded into a couch for more seating. 2 full baths & 1 half bath, washer/dryer room, and tons of towels/washcloths. Basic smart home device commands posted through out the house, easy to use Wi-Fi scannable QR codes posted, and multiple assessable fire extinguishers. Driveway can accommodate up to 8 vehicles depending on size. Unique access code will be provided on your reservation date to use on the keypad home entry. Garage & utility rooms are off limits and locked. Other things to note During the week of Kentucky Derby the rates are $2500 per night with a minimum of 3 nights. Additional options: Your own keg is a pour away in our giant pub bar. The kegerator has a 2-tap tower that can be set up 1 of following 2 ways. * Up to Two 1/6th barrels (1 per tap) * One Full Size, Pony, Slim Pony, 1/4 keg, or single 1/6th Barrel NOTE: Keg being used will have to accept a standard Sankey D System Coupler. Most domestic beers like Miller, Budweiser, Coors, Sam Adams, Blue Moon etc. all use a D coupler. Imported & specialty beers like Guinness usually require a different keg connection, please check before purchasing a keg to make sure it accepts a D system coupler. **No 3rd party bookings.** If you book this property you can not book for someone else.
