Private tiny cottage retreat on the lake! This property is right out of the pages of a Field & Stream magazine 🛶 🦌 🎣🐑. Only 3 miles or 7 minute drive into the village of Hamilton and Colgate University! The space This tiny home sits on five private acres with a short pathway down to the water where fishing, kayaking, and bird watching is right out your doorsteps! The home has an efficiency kitchen with everything you need. The open floor plan offers a cozy sitting area, a private bedroom and bathroom, as well as a beautiful deck overlooking the lake. A perfect retreat for those looking to get away from it all and relax in nature's paradise with lots of outdoor adventures or a romantic getaway. There are plenty of things to do and explore on this unique property. Wake up to coffee on the deck overlooking the lake and fall asleep to the tranquil sounds of nature. *Four wheel drive or all wheel drive are required during winter months. This is a rural setting and we do get snow in the winter a muddy conditions in the spring & fall. Please do not park past the fence especially when ground is wet/ muddy! Guest access Yard, creek, boardwalk, platform dock, and of course the Lake! Other things to note Thanks for adhering to the below rules as this will ensure a great experience and reviews for all guests. We are pet friendly however we require a pet fee. Please also keep your dogs on leashes and pick up after them. Absolutely no dogs on the furniture or beds. There is no guarantee that we can accommodate an early check in especially during the summer months, but we will try our best. No smoking on property of any kind- we will charge a fee of $250 if we find you were smoking! Please no food or beverages in the bedroom at any time. Please remove shoes when in the house at all times. Please be advised that this is Central New York, weather is unpredictable and while we do provide a plowed driveway, there is a possibility of additional snow during your stay. We have a shovel available for those situations. The driveway and steps can be icy during unexpected storms so use caution. Please be patient with our plow service. The company comes when we have snow fall. The driveway is long and can be difficult to navigate if not plowed fully. So wait for the plowing to be completed before trying to leave. Check Out Procedures: Please turn down heat before you leave. Room Work- Please strip sheets and place on the bed. Kitchen- Please wash all dishes, pots, and pans as well as put them away. Please empty the kitchen sink of all food scraps. Empty food from refrigerator, wipe away spills, and wipe down stove top. All garbage must be in garbage bags and placed in the trash bin. We do appreciate this! Sweep or mop any evidence of spills and extraordinary material anywhere in home. Bathroom- Please place all used towels on the floor. Empty trash and dispose of partially used soaps in the shower. Lake Rules- Swim at your own risk. Use caution walking on dock/ boardwalk. No running on the dock. Please clean up after yourself down at the lake with no garbage/ cans/ bottles left behind. Please note that this is an ever changing wilderness property. The pathway down to the lake can be overgrown and muddy at times. This is due to rainy conditions as well as our friendly neighbors the beaver family that like to dam up the creek and flood our pathway to the lake. You may have use of our two kayaks but please use them with care and at your own risk. There are life jackets available in the shed. After use please put them back where you found them. Remove all garbage and recycling bottles and cans as well. Place in the outside garbage can by the steps. Thank you…we very much appreciate your adherence to our rules and procedures!
