The cottage is outfitted with a modern kitchen equipped with all the essentials needed for a retreat away. With two spacious bedrooms all with luxurious eco-friendly linens...you'll experience the deepest of sleeps. Start your days on the adventurous side with an enclosed rainfall outdoor shower that sits alongside your cottage. Prefer to save the fresh air for after breakfast, you can opt to enjoy the comfort of an indoor walk-in shower. End your day with a hot soak in our wood-barrel hot tub surrounded by the woodlands. How you choose to experience Kingston Downs is entirely up to you! You'll have access not only to our private property, but you'll also enjoy one of the main benefits of this unique location: walk-on access to miles of trails and one of the most historical portions of the Etowah River. This beautiful section of the river is within walking distance from your cottage and can be conveniently explored at your leisure. We offer a number of additional on-property experiences including: kayaking, private yoga session and guided fly fishing. These experiences come at an additional cost with the price varying based on the experience and number of guests. Regardless of how you experience your stay, we suggest ending your night fireside at your own private fire pit. We provide a complimentary rack of firewood, and it is $20 per additional rack requested. Please inquire and book your experiences ahead of your stay. One of our goals is to reduce our environmental footprint whenever possible, you will find our cottages are uniquely decorated with an eclectic mix of antiques and vintage heirlooms, and that we promote a leave no trace philosophy when experiencing our trails and the Etowah river. Whether it be traversing along the meadow, hiking our trails, observing the honeybees at work, or chatting with friends under a starry night sky, here at Kingston Downs you will experience an unforgettable connection with each other and with nature. We have two other cottages near the Black Fern: The Nest Cottage, which sleeps 2 & The Casa Verde Cottage which sleeps 6. Guest access Guests have private access and use of the cottage. The hot tub is a shared amenity among our cottages and is just a short walk from your cottage door. Other things to note Kingston Downs is a pet friendly property. There is a $75 per pet Cleaning Fee that is charged to each guest bringing dogs. Failure to indicate pets on your reservation will result in a $150.00 fine. We allow a maximum of 2 dogs per accommodation. No cats. Dogs are only permitted in the pet-friendly accommodation assigned to the guest and are not permitted in other accommodations. Dogs are not allowed on beds or furniture. We ask that you please pick-up any dog waste and properly discard it when out exploring the property with your pet. If excessive damage or soil to the accommodation occurs, Kingston Downs reserves the right to charge an additional fee to the card on file to repair damages or for additional cleaning.
