The Roost Haus is our guest home in the heart of the hill country on 20 acres of private land with beautiful views. Enjoy the front yard, picnic tables and fire pit. We are 5 minutes to kayaking/tubing the Guadalupe, and just 25 minutes to New Branufels or Boerne. 8 minutes to downtown Bulverde. The wine country in Fredericksburg is 45 minutes away, as is downtown San Antonio. 5 minutes to restaurants, Wal Mart, and H‑E‑B Grocery. 1100 square foot cottage 3 bedrooms 1 bath Hill country views and a beautiful front yard The 'master' bedroom is upstairs with a sitting area (including futon) and king bed. There are 2 bedrooms downstairs with a queen bed in each. There is one bathroom. Open and cozy living/kitchen/dining area with butcher block counter tops. Stained concrete floors. There is a small sectional couch and chair for 4-5 people to gather. Please note that we do not have a TV! Enjoy being unplugged :) We provide coffee and kitchen essentials. The property is gated on a gravel driveway and you will be provided access before you arrive. We have a clicker you can borrow during your visit. We live on the property about 50 yards away. We have worked and lived in the Bulverde/Spring Branch area for the past 6 years. We love this area and hope you love it as much as we do. We both have full time day jobs and are available to answer your questions via text or phone during your stay. Please give us a few hours to respond if we are in meetings. We want to make your stay as comfortable as possible. There are so many things to do in this area! Our favorite coffee shop is just around the corner off hwy 281, there are multiple sit down and fast food options across the highway. We are right across the highway from the Hampton Inn (the only hotel in the area). Downtown Bulverde is charming and there's a great park for kids/teens. Great spot 5 minutes away for tubing, canoeing, rafting, etc! https://www.guadalupecanoelivery.com/ The easiest way to get around is by car-- you can also find Uber and Lyft in this area. They are out and about during the day-- feel free to say hi to them! There is an additional charge of $30/night for one pet and $50/night for two. Max 2 dogs. Please let us know if you plan on bringing a pet so we can keep the chickens safe. You assume responsibility for your activities on our property, and for your dogs. The house can sleep 8 people in beds (including the futon) but is ideal for 4-6 adults. We use a rainwater system- it tastes amazing! Please help us conserve. We donate 10% of our proceeds to a non-profit such as a local church or human trafficking organizations. Please let us know if there is a cause near to your heart and we will consider sending the proceeds to your recommended non-profit. We have 3 other rentals on the same property. There is a camera on the front porch of the house. If you’re using the grill/fire pit please bring charcoal/starter logs and firewood (available at wal mart or H‑E‑B across the highway) Pet fee is $100. Max 2 pets.
