Licensed by Town of Camden: #STR-00137 The space Great for two couples, with two bedrooms each with a queen bed, and two full bathrooms. The single-story cottage has a new style, open layout -- easy, sensible and practical. Although by no means fully handicapped equipped, the cottage has many features that make it senior friendly. There is easy access from the driveway to the front door via a ramp; good outdoor nighttime lighting is automatic; doorways inside and out are wide; there are grab doors in the bathrooms and bathtub/shower surrounds; and all living is on one floor. SLEEPING: The master bedroom has en suite bathroom; there is a second bedroom and a second full bath. The second bath is off a common hallway. The master and second bedroom each have queen-sized beds and 3-way ceiling fans. A multi-purpose room is set up with a daybed (standard twin size) good for a child, a secretary/bureau with drop-down leaf and four empty drawers, a chair, and a closet with standard front-loading clothes washer and drier, so it can be used as a single bedroom and/or a study and/or laundry room. EATING: The modern kitchen, with a large "island" work space, is fully equipped; the refrigerator was just updated with a 2025 18+ cu ft Frigidaire, top freezer model. A small portable countertop dishwasher is available. DINING: A sturdy maple dining table-and-chairs set seats 6. A child’s high chair is also available. LIVING: Open to the kitchen area, the living room has a couch that seats 3, a small swivel chair, a new upholstered "Lazy Boy"-type recliner, coffee table, 2024 Roku TV, shelves with lots of books, and hutch full of indoor amusements. In- house same-floor clothes washer and 2024 clothes dryer are convenient. COOLING: In summer, even when days are occasionally hot, nighttime temperatures typically dip into the high 50s and low 60s. So, most days, ample air conditioning is provided by mother nature via reliable afternoon sea breezes and large, fully screened double-hung windows throughout the house, and 2 screened doors. But a quiet, large-capacity 2024 Mitsubishi mini-split unit can provide additional whole house cooling if needed. Bedroom ceiling, and portable tower and oscillating fans, are also in the house for your comfort. There is also a 10,000 BTU window-mounted AC unit in the master suite, which, if the doors are left open, can also cool other rooms in the rear of the cottage. HEATING: New in the cellar in 2024 are: an oil-fired furnace and forced hot water baseboard central heating system that warms the whole house uniformly, and a large capacity heat pump water heater providing ample domestic hot water. YOUNG ONES: In addition to the high chair, outlet covers, a baby bath, a porta-crib, and a baby safety gate are all available on request at no additional charge. The day bed is quite suitable for a child. FOR PEACE OF MIND: A 2024 propane fired, hard-wired standby Generac generator powers the whole house easily in case of a storm-related area wide outage. Guest access The cottage offers these Airbnb approved accessibility features: disabled parking spot, lit path to entrance, step-free path to entrance, step-free entrance, and entrance wider than 32 inches (see photos). Guests have exclusive use of their own off-street private driveway with area enough for parking area for two or even more vehicles, unlimited use of the entire cottage and adjoining outdoor deck, use of the large lawn area, and are free to wander about and enjoy all the gardens on the interesting 3/4-acre property. Other things to note Sharing Because of its smart layout and two full baths, the cottage offers privacy even for two couples who are sharing. Quiet Since it is set back far from the street and has with no homes immediately adjacent, it is generally very quiet. Shopping The cottage is only a 1/2 mile from the practical conveniences offered by a US Rt 1 shopping center with a major chain grocery store and a Camden National Bank branch. Comfort Our furnishings are not fancy and above all comfortable. Modern Up-to-Date Utilities 2024 18 K Mitsubishi wall-mounted heat pump provides 4 season comfort — both heating and cooling — throughout the cottage. A 2024 oil furnace with two zones provides a central heating option. A 2024 whole-house Generac hard-wired generator provides back up power. A 2025 heat pump domestic water heater provides plenty of hot water for 5 guests efficiently. Discounts for Longer Stays Inquire about lower medium-term and off- season rates. (A lease is required for longer stays.) EXTRAS Wi-Fi According to a 2005 test, our internet connection is 95Mbps up- and downloading and is able to handle multiple devices -- streaming videos, video conferencing, and gaming at the same time at both 2.4 and 5. There are 3 routers to assure good coverage throughout all spaces. Many guests conduct business while staying with us. Multi purpose Room The 3rd multi-purpose room (laundry, day bed, desk) serves as a convenient private office. Kitchen Amenity There is a portable dishwasher available to be set up on the kitchen counter; it plugs into a wall outlet and the water service is by connection to the kitchen sink faucet and drain. Gatherings There is an economical multi-purpose function hall next door which guests might find useful for hosting their own large gatherings of various sorts. It is a convenience but not a nuisance. Exercise The modern Pen Bay YMCA is 1 mile away. Guests can buy passes for days, weeks, or months. Information on line. Extra Cleaning “Refresh" housekeeping can arranged for extended stay guests when booking. Cooling Even days when daytime temps are in the 80s or 90s (rare!), the night-time temperatures most often dip into the 60s. If screened doors and windows are left open, the cool night air will permeate the cottage without the use of AC.
