An old farmhouse with some modern updates .No extra cleaning fee. Low pet fee. The farmhouse sits on a working farm of 80 acres . The House is fenced off from the cattle, makes perfect area for dogs to run around and play. Land has working pump jacks that are always running . Most of all it is very private with lots of trees. Location is off a rural route road outside of town & about 14 miles from the nearest grocery. Guest love the privacy and seclusion of the comfortable farm stay Make yourselves at home in the little restored old farmhouse. Located on 80 acres of land with Oak trees and hills , and cattle that graze the land . Our front patio has chiminea and fire ring ,we supply the fire wood . No extra cleaning fee. Sleeps 6. Popular place to stay for hunters and fishermen . Lots of room to park boats , trailers and also stock trailers. Everything you need to cook and prepare meals , to stay in sit and dine . Watch the cows graze , catch sunsets and sun rises , star gaze and sit by the fire .Listen to the coyotes and the farm life country sounds . Guest will have access to the entire house . Gated yard area , & outside of gate to the pond with extra caution, please be careful and stay away from new calves at all times . Keep dogs on leash outside of gate at all times. We will keep guests updated on the conditions of the ponds as they improve . The ponds dried up over the drought from this past summer . They are slowly beginning to fill up So hopefully spring and summer 2024 they will be up and ready to fish in. We are not responsible for accidents or injuries on the property. Please never leave kids unattended at anytime . Please don’t feed or pet the cows & horses . Stay off farm equipment at all times . And stay clear from the pump jacks at all times . Pump jack workers check on them often. This is a working farm and want you to have a safe stay. Enjoy your stay but be careful . We are about 5 miles away if there is ever any questions or troubles . We drive through at least once or twice a day to feed and care for the horses and cattle and sometimes work land as needed. There are active oil wells on the property so please stay clear of the pump Jacks at all times , also the pumper usually drives through once or twice a day just to have a quick look and leaves. At times the pumps are being worked on as well and can have large trucks and several workers so I will make sure when this is going on I let guests know so they can watch for them as the leave and enter property .Local recommendations listed in the Guidebooks on your airbnb app under this listing . I am always available for any questions or concerns . 8.6 miles from the Stephens’s County Fair grounds . 14 miles from Waurika Lake 10 miles to Duncan 9 miles to Comanche 50 minutes from Mt.Scott 15minutes to Walmart, Duncan 1hr 7min to Turner Falls Park in Davis Dollar General about 10 minutes away Keep in mind the house is on a farm . The nearest town is about 15 minutes away . The house is in a nice country setting and the nearest grocery /dollar General or gas stations are at Least 10 -15 miles from the home . Your stay is a country experience, quiet and remote from city life. Also be sure to check the guidebooks posted here for more places to see or feel free to text us for recommendations on places to eat or things to do . You can park inside gated drive . Or you can park outside gate just note cows will lick your vehicles . Not responsible for damage . You can walk on road path to the pond and fire pit with seating located under trees near the larger pond . Be careful not to get close to the cows . Please don’t allow children to run around unsupervised and use caution around cows and the horses at all times . You can also drive down to pond area as well . Stay on roads. Both ponds are still a little dried up from the past summer drought . So they are not in the best condition . The land has cattle along the property, guests are more than welcome to drive around or walk around and have a look but please do not try to feed or pet them especially during the calving season . Please use caution around cattle , not responsible for any accidents or damage . Land owners drive through to feed and check cattle and horses and work farm duties dailey . . House does have wifi , but hosts are not responsible for the speed of internet and at times it can be slow here on the farm also for longer stays be mindful of wifi use it will run out and host ate not responsible for adding more ,for costs extra . There is satellite tv and antenna and also dvds . No parties or large group gatherings aloud on property. NO FIREWORKS allowed anywhere on property ALSO: we are pet friendly. No more then two dogs please . Pets are only allowed with notice in the booking process. There is a $25 fee for pets . If at all possible we ask that you don’t leave dogs in the house unattended that are not properly house trained. Also make sure pets are not outside fenced yard near cattle unsupervised. Please read over the information in the Airbnb about service animals and follow steps that go along with that. With proper trained & licensed service animals pet fee through Airbnb are waived . Service and support animals are not allowed to be left alone or unattended in the house at anytime during your stay. For a small fee for damage can be requested if any damage is done .FOR the Safety of all our guest please stay clear of all animals , horses and cattle on land at all times . There is a Storm Cellar on property in between the garage and house that guest have full access if needed during storm season. Also it is very important to know while staying in the country on the farm you possibly can run into or come In contact with , so keep a watch for snakes, ticks, bees , wasps , spiders, mosquitoes, grasshoppers, raccoons, skunks , coyotes, & the yard area could have stickers as well. Never get close to cows at anytime . There is mosquito repellant in the laundry room if needed , along with a fly swatter as well. Keep dogs on Leash if outside the fenced yard . Never allow children to play outside the fenced yard unsupervised. We are not responsible for any injuries or accidents at anytime . Also please know the shower is stand up shower with glass doors , so please be gentle when shutting doors, there are no handy-cap accessories or bench . so please use caution. Not responsible for injuries or accidents in house , yard or land or property. The farmhouse is an older built home and at times in hotter months stays on the warmer side , we have central air through out the house and also have Mr cool split Ac unit in the dining and living area to help keep area cool . To help keep house cool in hotter months keep curtains closed and never leave doors open to outside . But for your comfort the curtains are there for privacy and shade , your always welcome to draw, open curtains anytime .This will help keep House comfortable if they are closed in the hotter parts of the day. House has ceiling fans in all rooms and also extra box fans as well. I think sometimes guests will run ac super low hoping it will stay ice cold like in a hotel room. If you like to stay extra cold during summer months this house is probably not the best fit for you . But it’s just a little old farmhouse and I find it comfortable . We keep everything serviced and filter changed regularly and also personally stay here at times as well. Also we kindly ask never leave loose trash in the trash cans outside . Always make sure it is all bagged up . We have lots of extra trash bags for your use in the house under sink and in the mailbox on side of the garage. Gas fireplace is only turned on during colder months late October to February. Water pressure on the cold side in kitchen is very low.
