The space Unwind in our beautifully restored farmhouse, set amidst 80 acres of scenic landscape, featuring oak trees, hills, and grazing longhorns. The front patio offers a cozy chiminea and fire ring, with complimentary firewood. Accommodating six guests, this farmhouse is a favorite among hunters and fishermen, providing ample space for parking boats, trailers, and stock trailers. Enjoy picturesque sunsets, sunrises, and stargazing, accompanied by the peaceful sounds of coyotes and farm life. As a working farm, livestock movements and cattle changes occur regularly, influenced by seasonal and weather factors. . Guest access Guests are granted access to the entire house, gated yard, and the area beyond the gate leading to the pond, with special caution required around the pond and newborn calves. Dogs must remain leashed outside the gate. We disclaim responsibility for accidents or injuries on the property. Constant adult supervision of children is essential. Please do not feed, pet, or approach the longhorns. Avoid contact with farm equipment and pump jacks, as workers frequently inspect them. This property functions as a working farm, involving regular cattle and hay movements. We prioritize your safety and well-being during your stay. Other things to note Our guests are more than welcome to drive around or walk around land . Land owners drive through to feed and check cattle and work farm duties dailey . . House does have wifi , but hosts are not responsible for the speed of internet and at times it can be slow here on the farm also for longer stays be mindful of wifi use it will run out and host are not responsible for adding more ,for costs extra . There is satellite tv and antenna and also dvds . No parties or large group gatherings aloud on property. Tree swing is not recommended for guest use . It is to be remained away from guest access . Hosts and property owners are not responsible for any guests injuries . NO FIREWORKS allowed anywhere on property ALSO: we are pet friendly. No more then two dogs please . Pets are only allowed with notice in the booking process. There is a $40 fee for pets . If at all possible we ask that you don’t leave dogs in the house unattended that are not properly house trained. Also make sure pets are not outside fenced yard near cattle unsupervised. Please read over the information in the Airbnb about service animals and follow steps that go along with that. With proper trained & licensed service animals pet fee through Airbnb are waived . Service and support animals are not allowed to be left alone or unattended in the house at anytime during your stay. For a small fee for damage can be requested if any damage is done .FOR the Safety of all our guest please stay clear of all animals and cattle on land at all times . There is a Storm Cellar on property in between the garage and house that guest have full access if needed during storm season. Also it is very important to know while staying in the country on the farm you possibly can run into or come In contact with , so keep a watch for snakes, ticks, bees , wasps , spiders, mosquitoes, grasshoppers, raccoons, skunks , coyotes, & the yard area could have stickers as well. Never get close to cows or longhorns at anytime . There is mosquito repellant in the laundry room if needed , along with a fly swatter as well. Keep dogs on Leash if outside the fenced yard . Never allow children to play outside the fenced area. We are not responsible for any injuries or accidents at anytime . Also please know the shower is stand up shower with glass doors , so please be gentle when shutting doors, there are no handy-cap accessories or bench . so please use caution. The pond can be used at guests own risk and caution, hosts are not responsible for anyone around the pond . Not responsible for injuries or accidents in house , yard or land or property. Please read over , UPDATED for summer stays : Empire City during this time of the year June-September will experience a heat -waive , please keep that in mind before booking , the home will keep cool and comfortable but will not keep a cold temp and keep up with the hot weather . Please only run thermostat 70 . under that it will not run properly and can cause it to overheat . Air filter is changed every 2 months . The farmhouse is an older built home and at times in hotter months stays on the warmer side , we have central air through out the house and also have Mr cool split Ac unit in the dining and living area to help keep area cool . To help keep house cool in hotter months keep curtains closed and never leave doors open to outside . But for your comfort the curtains are there for privacy and shade , your always welcome to draw, open curtains anytime .This will help keep House comfortable if they are closed in the hotter parts of the day. House has ceiling fans in all rooms and also extra box fans as well. I think sometimes guests will run ac super low hoping it will stay ice cold like in a hotel room. If you like to stay extra cold during summer months this house is probably not the best fit for you . But it’s just a little old farmhouse and I find it comfortable . We keep everything serviced and filter changed regularly and also personally stay here at times as well. Also we kindly ask never leave loose trash in the trash cans outside . Always make sure it is all bagged up . We have lots of extra trash bags for your use in the house under sink and in the mailbox on side of the garage. Gas fireplace is only turned on during late November as temps get colder to February as long as it is around 40’s or below . Water pressure on the cold side in kitchen is very low.
