Tucked in San Jose’s beloved Rose Garden neighborhood, this 990 sq ft ADU is a private, light-filled two-bedroom, one-bath guest house designed for calm, comfort, and creativity. Enjoy native landscaping, a sunny patio, a fire pit, and outdoor heaters. Inside, find books, art, and thoughtful design details throughout. Recharge in the separate gym pod with a Peloton, Hydrow rower, and elliptical. It’s your wellness nook just steps from the garden. The space Murals and art surround our modern guest house. The yard is beautifully landscaped and has a full deck, an adjoining gym pod, a fire pit, outdoor seating with an umbrella, and outdoor heaters for outdoor enjoyment. Guest access Guests will use street parking and access the property through the driveway gate. Once inside the gate, walk past the main home on your left, around the garage and look for the yellow door welcoming you to your private guest house in the back of our property. Other things to note A kind reminder of our house rules: - NO EXTRA GUESTS. Only documented guests should stay in the unit. Please provide the names of the adults staying with you upon booking. - NO PARTIES. A few (at most) are welcome to visit you but remember that we have a shared backyard space with my family, and you must provide notice before inviting them to enjoy the property with you. If you do not notify us of gatherings, you will lose your booking without a refund and be asked to vacate the house immediately. If we receive complaints from our neighbors, you will be asked to leave and forfeit your booking at your expense. It’s very important to keep the peace that our guest home offers. Please, no loud noise or loud music at unreasonable hours. - WE CAN'T BELIEVE WE HAVE TO SAY THIS EITHER, BUT... Please do not flush items other than toilet paper down the toilet. Use the receptacle instead to dispose of feminine products, wipes, and non-flushable items. While the guest house is new, the pipes it uses to get to the city sewer system are nearly 100 years old. - FOR LONG-TERM GUESTS: Please consider washing your sheets and pillowcases every week to maintain a hygienic environment. Doing your dishes daily will also help with this. We pride ourselves on the cleanliness of our guest home and would like it to remain this way during your stay. - DO NOT INSTALL ANYTHING YOURSELF. Please do not install any permanent fixtures. If you have a special request for a fixture to improve your stay, contact me directly to discuss. I will take all requests very seriously and strive to make your stay amazing. - DO NOT COOK HIGHLY AROMATIC/SPICED FOODS. We have designed our modern guest house with highly porous surfaces, vaulted ceilings, and absorbent linens that will take on pungent cooking smells. If you choose to cook with highly aromatic spices, you may incur a deep cleaning service charge of $450 and/or a repainting charge of $1200. - DON’T FIX IT YOURSELF. If anything breaks or stops working, please let us know immediately vs. trying to fix it yourself. We will coordinate with you accordingly to fix it in a timely manner. If you don’t let us know, or if you try to fix it yourself and it results in further damage, you will be responsible for 100% of the expenses incurred. We have our own contractors we have been working with and trust for years. In case of any expenses incurred due to any damage during your stay, you will receive the invoice through Airbnb. - NO SMOKING in the house. This is a smoke-free house and we advertise it so. Outside is totally fine. If any smoking is detected inside, you understand and agree to pay the deep cleaning fee of $450. In that case, you would receive the cleaning invoice through Airbnb. NO PETS are allowed anywhere within the unit. If a pet is detected, you understand and agree to pay the minimum deep cleaning fee of $450. In that case, you will receive the cleaning invoice through Airbnb. VERY IMPORTANT WHEN YOU CHECK OUT: As we approach your check-out date, please coordinate with me via text. I’m happy to accommodate a late check-out with advanced notice. If we don’t hear from you, we will assume you are checking out by 10 a.m. the morning of and will have already scheduled our cleaning crew to arrive between 10 and 11. If they are delayed for any reason, you will be charged a $150 cleaning fee, as this is the fee we are charged for missed deep cleaning and disinfecting appointments. Upon leaving, please ensure that your dirty dishes are running in the dishwasher and that all trash from inside is placed in the large trash bins located outside the unit, on the side of the garage.
