We love our home and hope you will too. We welcome people that are looking to stay in a place that they can feel at home and treat it that way. 1.1 miles walk to the beach, 20 minute walk. The home is an architectural gem! An open 3-lvl floor plan, high ceilings, roof-deck and large sliding glass doors allow enjoyment of indoor-outdoor living. The area is very walkable, close to restaurants and shopping. We tend to change the furniture so pictures may not be exact but amenities are the same. The space Our 1,300 square foot (121 meters) home is ideal for those desiring a unique architectural experience in the vibrant Venice neighborhood featuring some of the best restaurants, shopping, and beaches in L.A. all within a short walk, bike, bus, or taxi/uber ride. The 3-level floor plan was designed by local Venice architect Bernardo Charca, who brought his experience in custom green residential, themed entertainment, and Burning Man projects to the unique design of our home. Solar studies informed placement of windows and doors to maximize abundant natural sunlight and airflow while subtly maintaining privacy from neighbors. This stand-alone single-family is the back house on a two-house lot with private alley access parking behind automatic security gate. The ground floor welcomes you into the open kitchen, bar, upright grand piano, and dining area with indoor/outdoor living room via large sliding doors and outside deck and garden. A back aria has artificial turf to play on, a play kitchen and a trampoline (play to own risk). opening up to a parking space for larger play area if desired. Ground floor also features a 3/4 bath "surf-shower". The vaulted ceiling is open from ground through 3rd floors and features a large skylight opening for amazing natural AC. Second floor features living room with television/stereo with streaming video access, a full bath with separate shower and a large stand-alone bathtub, and the two bedrooms. The third floor features a small loft with a third bed and a 500 sq. ft. roof deck with fire pit, deck lounges, an outdoor living room with couches under a cabana with curtains for added privacy, and 360 views and epic sunsets. Note that we tend to upgrade the furniture so some furniture may vary from pictures. The home's location is not at the beach. It's about 1.1 miles away. It makes it a bit warmer and less foggy and windy than the beach, about a 20 minute walk to the sand (5 minutes by bike or car). Bus transport to/from airport, Santa Monica, and all of Westside is a breeze on the two Big Blue Bus lines (#1 & #3) with stops within a 2 to 5 minute walk. Enjoy restaurants and shopping on Abbott Kinney, Rose Ave., and the renaissance on Lincoln Blvd., all within 2 to 10 minute walks. Groceries, pharmacies, several restaurants, and a fine wine and spirits shop are all 2 minutes away by foot. Three parks with kids playgrounds are 10 minute walks away. Guest access Two private parking spaces are available, if needed, or to have more back yard space. Wireless internet access, including connection to ground floor stereo by AirPlay. Ethernet cable connections are also available on all 3 floors. We have a tv with Hulu and Netflix. 100 year old piano is free to use and will fill the house with sound due to amazing acoustics, but the keys do need a little TLC (too many kids have loved it over the years :).
