The space The property is on a Lake and is a contemporary house with a large West facing wrap around deck. The house has panoramic Windows onto the deck with sliding doors, giving fantastic views of the Lake. Even in storms and when it is snowing it is amazing to view the lake and mountains from the snug house. There is a new log effect fire with comfy sofas to gather around on, with choices of flame colours! We supply a large Smart TV and sound bar to watch movies, and relax after a day outside. Desk to set up computer and work from, steps away from the deck for breaks. Ample free parking adjacent to the house in the driveway. King Pine Ski Resort is a short drive about 5 miles, and Cranmore Mountain Resort is approx. 20 miles from the house. This is a great base for all activity holidays with so many locations close by, including easy beautiful walks from the back-door! We are adjacent to several cross country ski trails. The lake is crystal clear in summer, wonderful to swim and laze in. Winter brings snow and usually the lake freezes, with fishermen setting up ice huts on the lake. Skating is usually possible on the lake with snow shoeing from the house. The house benefits from very fast fibre optic cable wireless Wi-Fi, which is great for night time movie watching or keeping up to date with work. Multiple users can be on without loss of speed. The house telephone has unlimited worldwide calling. The house number is available for distribution if you wish to give it out to your friends and family to contact you. The house has a master bedroom with a queen bed. A second bedroom with queen bed and bunk beds. All queen and lower bunk beds are made for you upon arrival and we supply towels and bathrobes for use in the house. Please be accurate with guest numbers as the number beds made and towels left are based upon this information. The shower room was recently remodelled and is bright and modern, with a powerful shower. The interior is open plan with a kitchen, dining room area and living area overlooking the beach and lake. It benefits from an electrical effect working fireplace, with sofas around it. Easy to use and control the heat. The house is family and pet friendly. All the beds are under 5 years old, with the master bedroom mattress being replaced in January 2021. We employ professional cleaners to keep the house fresh and smart. The house is orientated to the West and sunsets can be enjoyed from the deck, or inside. BBQ-Grill/FIREPITS There is a gas cylinder BBQ grill close to the sliding doors at the rear of the property, overlooking the lake. We supply propane BBQ gas between the months of May and September. We don't monitor the BBQ which is at the side of the house in the winter months but the unit is readily available and accessible for you to use. We have two fire pits one by the rear of the house, and one down the steps on the private beach. Perfect to sit around and toast smores, have laughs and tell stories. Wood can be found in the forests nearby, purchased locally or you can of course being your own. Deck Outdoor seating and sun loungers provided, (summer months). KITCHEN The kitchen is modern with new appliances including an ice maker and dishwasher. It has 2 coffee makers both pods and filter, kettle and toaster. A lovely buffet with wine glasses ready for a relaxing evening. There is a separate laundry room with state of the art washer and dryer. In these uncertain Covid times we do not supply any food items in the Kitchen: oils, pepper. spices, dried herbs etc. Please do come prepared with your own produce. HEATING The house has propane fuelled forced air heating and air conditioning. This was recently installed and heats very quickly. It is operated off a nest thermostat which is easy to control by yourselves to your preferred temperature setting. The electric "log fire " also heats the living areas and is cosy to sit around COOLING There is an a/c unit in the living room area which cools the house. We also supply fans. BEACH This is a private lake beach used only by this house. It has an aluminium dock, in the summer months. It is accessed down a flight of steps down from the house. This is a great area, to sit and star gaze at night and have cozy get-togethers, summer and Winter. We ask you bring your own beach towels please, but if this is not possible then please ask us to supply some, no charge. It’s just that towels can get stained by outdoor use and we keep the house towels fresh and white!! BOATS. The lake can take motor boats, and they can be put-in at the local Marina for a small fee. Please check and make arrangements in advance of staying. Boats can be moored on our dock. We would ask all trailers are kept at the marina or on the actual driveway, not on the road or grass at the top, we have the space for parking. WIFI AND SMART TV The Wi-Fi is very fast fibre optic and several people can work off it without loss of speed for work or movies etc. We have upgraded to the fastest speed available in this area, and it’s fast! We have a large smart TV and sound bar to watch movies or your skiing, canoe or other adventures, from a GoPro!! The photos in this listing, include a floor plan. It is mostly laid out on one floor. MEALS Given our rural location having meals prepared is of interest to guests and we are able to accomodate this. Please ask for out meals information. We do not sell or serve any alcohol. Guest access The house and private lake beach are set in a forest near ponds and rivers. You have exclusive use of the whole property and the private beach. The lake water is crystal clear for swimming or a canoe ride, directly from the house. Please be accurate with guest numbers as we supply linens and towels based on the guests stated as arriving. Extra guests can be accommodated but we need to know to make the appropriate provisions available. Other things to note GROCERY SHOPPING This is a service we offer, for groceries to be in the Kitchen upon your arrival and we can also shop during your stay if you need us to. You produce the shopping list. Together online we approximate the cost and this amount is transferred to me via the Airbnb system. We agree a fee for my shopper, based upon the amount of shopping and time needed, and then the balance is paid. There is a minimum fee for the shopper of $30.00. The shopping is usually done in North Conway and there are a variety of stores: Shaws, Walmart and Hannaford being the main ones. There are also independent smaller wholefood type shops and these can be found with a search online. FOOD SERVICES The service of meals is available but needs to be preplanned as we are in a very rural area. BEDLINEN We provide robes to relax in and all bed linen and towels. We use duvets and launder the covers but use them European style without a top sheet. We make up the two queen beds but if your group need the bunks we leave the linen folded ready for you make upon arrival. On departure day if you can strip the beds you used it helps speed up the cleaning process and we thank you for that. DEPARTURE DAY In order to prepare for the next guests arriving we ask that on departure day you leave by 11am. We try to accommodate early and late check ins when we can but please do clear that with us first. Having the house thoroughly and completely clean for your arrival is a priority. We don’t put the cleaners under time pressure. Especially important in this difficult time. ADDITIONAL SERVICES Please discuss if you have any additional needs or services. In the photographs there is a floorplan of the house. GUEST NUMBERS Please be accurate with guest numbers and enter the actual number staying. If you have your own guests/friends coming to stay they must be entered into your guest number booking information please. The booking system allows you to increase guest numbers. We appreciate that numbers sometimes increase but we must be told for the provision of bedlinen. If we are not the pillows, duvets, and mattress protectors all go to a laundry and incur additional fees. The base starting number is 2 people. Any additional guests over the 2 are charged $42 in the booking calculation per person per night. TRASH Please take it home, or to The Freedom Transfer Station . We do not have trash removal at the house as we are very rural. If it is left we have to engage a trash removal service at your expense
