Gas Grill Free wi-fi Separate dining room and table for 6-8 Walking distance to 5 restaurants and 3 small grocery stores Walking distance to NYC Trailways bus Winter: There's skiing Belleayre Mountain (1.5 miles away!), Plattekill, Windham or Hunter Mountains in the winter (with a fireplace to warm you up at night after a long day on the mountain), a HUGE front deck for barbeques and stargazing, basketball court, soccer and baseball field and tennis courts 2 blocks away, leafpeeping in the fall, as well as great Catskills hiking and antiquing year round. Summer: Temperatures average 10-20 degrees cooler up here than in NYC in the summer...there's a public pool and swimmin' stream a block away, and a mountain lake with beach and lifeguard 1.5 mile away. An old fashioned baseball team has its HQ down the block. Also don't forget tubing down the Esopus creek - tube rental and drop off 15 minutes away! We're just a short drive from Phoenicia, Woodstock, and Margaretville for shopping, dining and river tubing, and 130 miles from NYC (about 2 1/2 hours from the GW bridge), and we're just 1/4 mile from the NYC bus route, with buses leaving Port Authority several times a day. Plus, we have wireless internet, and we get cell phone service through Verizon, a rare thing in this part of the world. Fall foliage here is equal or better than anywhere in Vermont or New Hampshire. NOTE: We recently upgraded our Wifi to a 75Mbps Down/8Mbps Up speed, and it has always been fairly reliable. A family of 5 has been happily working from home here this Spring. Situated in sleepy Fleischmanns, 2 small grocery stores, 3 restaurants and an art gallery are walking distance, as well as the bus stop, which goes to NYC. Dogs Allowed! We do charge an additional $30 per pet for the stay. We kindly ask that you make us aware prior to your arrival. Some general house rules for stays with pets... - We ask that you clean up after your pet, both inside and outside of the property. Doggie waste bags will be provided! - Please refrain from leaving your pet unattended in the house. If you do leave, we ask that you crate your pet. - Dogs must be healthy and up to date on rabies and DHPP vaccines Please keep in mind TICK and flea prevention for your pet is a must in these parts of NY (especially if you are planning on enjoying some quality outdoor time) - The backyard area of the property is NOT fenced off. We kindly ask that you keep your pet leashed while out back to prevent them from trespassing onto our neighbors property. On Holidays, requests for longer rentals may take precedence. Generally Check-out by 11:00am; check-in after 4:00pm, but there is often some flexibility - arrange beforehand. NOTE: Due to COVID-19, we are now requiring a minimum of 3 night gap before and after all reservations, in order to make sure we can get the house cleaned and disinfected for our guests, and to protect our housekeepers and guests alike.
