Home has a large open plan kitchen + family room and dining area. The pool/spa area has a south aspect so enjoys all of the day`s sun all year round. Cypress Pointe is a prestigious and exclusive private gated estate, which as well as having close proximity to the theme parks, has several top quality golf resorts within just a few miles. This villa can accommodate 10 overnight guests with. We provide towels, sheets, blankets, pillows, dishes, pots and pans along with various entertainment options for you to enjoy. Supplies provided are: * 1 x roll of paper towels * 1 x dish sponge * 2 x dishwasher tablets * 1 x small dish soap * 1 x trash bag per bin * 1 x toilet roll in each bathroom * Small hand soaps in each bathroom * For all of your other needs, there are grocery stores within 5 miles (Publix, Aldi, Walmart) * In addition to your groceries, we highly recommend purchasing additional items to the startup list above - especially extra toilet paper, paper towels and trash bags. POOL and SPA/HOT TUB Everyone loves the pool area! Take advantage of the private pool and spa/hot tub. Relax on the sun loungers, or enjoy al fresco dining. Pool heat/spa for the duration of the stay should be requested in advance and paid off before the arrival. Spa and pool can be requested only for the full stay. * Pool heat/spa is $35 per day. Pool heat is recommended October - April. * Pool heat is set to 88 F and the hot tub is set to 95 F where applicable. * Pool heat timer runs from 10am - 8pm. It may take 24 hrs+ for the pool to heat up or cool down. Please note the pool pumps have a safety mechanism to prevent overheating during cold weather conditions, when working. This leads to a temporary shut off of services automatically until the pump can regain its functionality in a safe and efficient manner. Please note the pool heater works via HEAT EXCHANGE system and might not function properly with weather nearing freezing temperatures. BBQ Rental is $75 for the stay, comes with a full tank of gas, should be requested and paid before the arrival. We reserve the right to require all adult guests to provide identification. MAXIMUM OCCUPANCY: The house maximum occupancy is as stated in the ad. Guests exceeding maximum occupancy or reservation amount (number of individuals listed in the reservation) will have their reservation terminated immediately and incur an additional charge of $50 / day per Individual not disclosed in the reservation. PARKING: Driveway parking is available. There is no garage parking available. Check in: 4 pm. Early check-ins (when possible): Must always be authorized by Host. Official check-in time is 4 pm. Unauthorized early check-ins will result in a $200 fine. Check out: 10 am. Late check-out (when possible): Must always be authorized by Host. Official check-out time is 10 am. Unauthorized late check-outs will result in a $100 fine for delay within the first hour after the official check-out time. HOUSE RULES: - NO PARTIES OR EVENTS This is also the Community policy as well as Airbnb rule. Noncompliance will result in immediate termination of the reservation, without refund, and the eviction process will immediately commence. Furthermore, there will be an additional charge of $150 per day per unauthorized Guest that is detected. - NO SMOKING You can't smoke inside the house or open the windows. In case of non-compliance, a $300 fine will be charged. - NO PETS We do not allow pets and the default carries a fine of $300. - Please keep all communication centralized via Airbnb, as per the platform policy, as well as both Guests and Hosts safety.
