Our spacious guest house is perfect for travel nurses and business workers looking for longer stays of 30 days or more. The guest house features two bedrooms, each with comfortable queen-sized and twin size beds that can comfotably fit 6 guests. The living room is equipped with a comfortable couch, TV, and high-speed Wi-Fi. The kitchen is fully equipped with all the necessary appliances, including a stove, oven, refrigerator, and microwave. Our guest house also has a covered patio with a BBQ grill and outdoor seating, perfect for enjoying the beautiful California weather. The guest house is in a prime location, just a short distance from California State University Northridge (CSUN) and a short drive to some of the most popular tourist attractions in Los Angeles such as Universal Studios Hollywood, Six Flags Magic Mountain, the Hollywood Walk of Fame, Malibu, and Santa Monica Beach. The area is also home to a variety of restaurants, shopping centers, and entertainment options. Guest access ********************* Things to know✏️ ********************* 🔵 Street parking only. 🔵 You are renting our Guest House unit, which means you are our guests. Please be respectful, observe quiet hours, and note that the owner resides in the other unit. Your Guest House is completely private and has its own separate entrance. 🔵 Guests have their own backyard patio for private use. The covered patio and BBQ area are exclusively for your enjoyment. You might see our gardeners / cleaners from time to time. 🔵 Every Tuesday morning, our landscaping crew maintains the property, and you may see them working in the backyard. 🔵 Trash bins are located in the back patio along the fence. We take them out in the back alley every Sunday night for Monday morning pickup and return them afterward. 🔵 The laundry and storage room are shared with the owner. If you plan to do laundry during your stay, please review the operating instructions provided. Check-in / Check-out • Check-in: 4:00 PM (Early check-in is subject to availability and additional fees.) • Check-out: 10:00 AM (Late check-out is subject to approval and additional fees.) • Do not arrive early or depart late without written permission from the host. Unauthorized early arrival or late departure may incur fees or cancellation. ⸻ 🔹 2. Guest Identification Guests must provide a valid government-issued ID before check-in. Noise, Parties & LA City Ordinances • Quiet hours are strictly enforced: 10:00 PM – 8:00 AM. • No outdoor speakers or sound equipment after 10:00 PM (LAMC Sec. 111.01(j)). • “Party House Ordinance” is enforced (LAMC Sec. 41.58.1). Violation may result in fines, cancellation of your booking, and law enforcement involvement. ⸻ 🔹 5. Trespassing / Overstaying Staying beyond the reservation period without host approval and refusing to leave may be considered trespassing. ‼️Under California Senate Bill 602 (2024), property owners are protected against overstays, and law enforcement may be contacted for immediate removal. ⸻ 🔹 6. Invoices & Payment • All fees and invoices must be paid in full before check-in. • Failure to pay may result in cancellation or removal from the property (see Rule #5). ⸻ 🔹 7. Smoking Policy • Smoking is NOT ALLOWED inside the home. • Smoking in unauthorized areas will result in a $350 penalty and possible cancellation. • A designated outdoor smoking area is provided. ⸻ 🔹 8. Pets • Pets are not allowed without prior host approval and payment of pet fees. • Guests are responsible for all pet-related damage or cleaning. ⸻ 🔹 9. Service Animals Under California law, emotional support animals (ESA) are not considered service animals. •Misrepresentation of a service animal may violate California law. • Service animals must be under control and not left unattended. • Guests are liable for all damage caused by service animals. ⸻ 🔹 10. Supplies for Extended Stays For bookings of 28 days or more, basic toiletries (shampoo, soap, toilet paper) are provided at check-in. Guests are responsible for restocking supplies for the remainder of their stay. ⸻ 🔹 11. Fire & Safety • Do not tamper with or disable smoke detectors, carbon monoxide detectors, or fire extinguishers. • Violations may result in immediate cancellation and fines. ⸻ 🔹 12. Damage & Loss Guests are financially responsible for any damage, loss, or missing items during their stay, whether accidental or intentional. ⸻ 🔹 13. Liability • Guests stay at their own risk. • Children under 18 must be supervised at all times. • The host is not liable for injury, loss, or damages that occur during the stay. ⸻ 🔹 14. Security Cameras • Exterior security cameras are installed in public areas only, including the front door, courtyard, driveway, front yard, and backyard. • No cameras are located in any private or indoor areas. • Tampering with Wi-Fi, internet equipment, security systems, or smart home devices is prohibited ⸻ 🔹 15. Damage / Excess Cleaning • Guests are responsible for excessive messes, damage, or violations of house rules. • Fees may apply for additional cleaning, repair, or replacement. ⸻ 🔹 16. Late Check-out • Unauthorized late check-out will incur a $100/hour charge. • If the guest remains more than 4 hours past check-out time, a full nightly rate will be charged. • Failure to pay may result in additional charges, claims through the booking platform, or legal action. Illegal Activity • Illegal activity, drug use, prostitution, theft, or unlawful weapons are strictly prohibited. • Violations will result in immediate cancellation without refund and possible law enforcement involvement.
