The unit is a 700 sq.ft. loft-like space for you, friends or family. Located in a MIXED USE(commercial/residential) CITY NEIGHBORHOOD, our open plan Craftsman duplex is a walkers paradise. Grocery stores, banks, dry cleaning, ESRI, coffee shops and U of R are so close, our walk score is 93! This is a vibrant city neighborhood with local and business vibes. Redlands becomes pretty hushed by -weekdays/10pm-weekends. Orange St. is a block West and the 10 frwy is one block north. The space Our 700 sq.ft loft-like suite features an OPEN PLAN. The great room combines a living room and fully equipped kitchen, with an enormous island, perfect for family style meals and board games. The fold down sofa sleeps 1 adult. Our bathroom is disinfected & sanitized for your peace of mind. The front room is an OPEN FLEX space.(not private). It has a sleeping niche(twin bed), reading light and its own tv. The primary bedroom sleeps 2(queen bed), has a closet and vanity table. The entire space has loft height ceilings. NOTE*There are two units on the property. Our large 900 sq.ft backyard(+405 sq.ft side yrd), separated by 6' post & wire fencing +vines, inspires indoor/outdoor living, like meals, and outdoor games(Jenga/Cornhole). The bbq grill, outdoor dining table, various seating combinations, umbrellas and games are ideal for social distancing and small groups of 6 persons max, during visitor hours (7am-10pm). NOTE: because some guests misuse or are not aware of how to operate the grill/washer dryer, we cannot guarantee they will be in full operating conditions. We do our best to check all amenities before any guests check in. Guest access We prefer registered airbnb guests enter through our back entrance although the front entrance is also accessible. The front gate entrance and large porch are shared. The 900 sqft backyard is private, separated from neighbors yard by 6' landscaped vine hedging and wired fencing. There is small back porch w laundry closet. Reserved Parking, in back of house, is for our registered guests. Free street parking available for visitors in the front of the property. Other things to note *This is not a hotel. WE DO NOT ALLOW any PARTIES, bridal showers, baby showers, large gatherings, meet-ups, photo-shoots. Registered guests can have visitors between 7am-10pm. *This property is located in a mixed use commercial/residential neighborhood, within an active city center and pedestrians. *The bathroom faucet water can run cloudy from time to time. *The remote for the ceiling fan is in the linen closet. *The sprinklers go on in the morning and evening(7am/7pm). They make a "jolt" of noise. It's an older home, you might hear it turn on and off after 15 minutes.. *The New Railway Construction can take place early morning and business hours. *When in "service", the church organization next door hosts members in the mornings and some early evenings. There is singing. *Fireworks, motorcycle engines, car back fire and short bursts of loud music are all ambient noises of our city location, especially on the weekend. The city of Redlands quiets down after 10pm. *There is a GAS GRILL. Please be sure to have an adult, familiar with gas grills and grilling operating the grill. Do not leave the grill unattended at anytime and do not move the grill near anything flammable or that can catch on fire (umbrellas, trees). Be sure to TURN OFF GAS GRILL VALVE when finished. *We prefer guest who choose to use the washer and dryer, have used and know how to operate a washer and dryer. *There are water hoses located on both sides and back of home. *Redlands is a rural city. There are critters (spiders, wasps, ants, coyotes, etc) that pop up or hide around the property. Please be mindful of them and exercise caution. *FIRE EXTINGUISHER is located on BACK PORCH, inside Washer/Dryer Closet. *LINT needs to be removed from DRYER BEFORE & AFTER EACH USE
