Welcome to Amber Lake Lodge, our lakefront retreat sitting on 14 acres in the Sullivan County Catskills. Amber Lake Lodge sits just outside Livingston Manor, a quaint-turned-trendy town just a 1hr 45min drive from NYC's George Washington Bridge. With four traditional bedrooms (two with king beds and ensuites), a bonus sun room with two daybeds, and a full-size basement with two bunk beds plus a pull-out couch, the house can sleep 16+ and is perfect for large gatherings of family and friends. The house sits at the end of a 200 yard entry road, offering privacy, safety and peaceful solitude. Make a fire, play lawn games, throw a ball with your dog or stroll down to the lakefront. Take a kayak out on to the lake, or just admire the view from the deck. It's just as nice in winter, when the views are magical and the lodge's wood pellet stove is toasty. Bring snowshoes and walk the grounds, or - in the depths of winter - cross-country skis to traverse the lake. The house was recently renovated with the assistance of renowned local designers, and features a fully-stocked kitchen, open to the great room and perfect for entertaining or watching the kids. The great room features a Sonos sound system and a TV for movie nights. *1st Floor Primary Bedroom* King bed, ensuite bathroom with soaking tub * 2nd Floor Primary Bedroom* King bed, ensuite bathroom with shower and lake views *Lake Room* Two twin beds, which can be pushed together to make a third King. Incredible lake views. *Garden Room* Two double beds. Yard views. *Sunroom* Just off the great room, a serene secondary family area with lake views that can also be a bonus fifth bedroom with two twin daybeds (there are no window shades in this room so it's best for early risers). *Basement* Large open basement, with a semi-enclosed side area with two bunk beds (each a twin-over-full), plus a TV area that features a pull-out couch. There are no windows in the basement. The basement also features an 85 inch TV and a comfortable seating area; two Nuggets for kids to play on; two desks with 27-inch monitors for working remotely; a Peloton Bike+ (bring your own shoes) and two sets of washer/dryers. *Outdoors* Two kayaks and two paddleboards for lake exploration. Built-in firepit by the lake. Propane and charcoal grills (supply your own charcoal). Guests have exclusive access to the entire house, yard and lakefront. Check-in is via lockbox. We will be available by phone throughout your stay. Livingston Manor is a small town having a moment. With breweries such as the Upward Brewing Company, Catskill Brewery and nearby Roscoe Beer Co., upscale restaurants like the DeBruce, family-friendly restaurants like The Kaatskeller and local shops like Homestedt, the Neon Croissant, Main Street Farm and Upstream Wine & Spirits there's something for everyone. Access is via an 200 yard unpaved private driveway. The lake is quiet and peaceful and great for kayaking or paddle boarding (we have two kayaks and two stand-up paddleboards). If you're looking to swim, please know that in the summer we get lily pads on our part of the lake. For good swimming you need to make your way through the lilies to the middle of the lake (where there is a dock).
