Security Notice: An exterior Ring camera monitors a portion of the driveway and side yard for property security and guest safety. Guest access The cabin is accessed via a shared private lane. Guests have exclusive use of the cabin and surrounding grounds within the designated property area, which extends to the end of the hot tub patio. Other things to note RENTAL AGREEMENT AND HOUSE RULES This Agreement, entered into this      , by and between, Owner (“Owner”) and  , “Renter” for the property located   (“Property”).  1. TERM: The term of the lease shall begin on the arrival date of:    and end on the departure date of    for  number of nights. The property will be ready for occupancy no earlier than 4pm on the arrival date and must be vacated no later than 10am on the departure date.  2. RENT: The rent is  plus a housekeeping fee and where necessary a Pet Fee and Security Agreement, payable as follows: 3. PAYMENTS: The following payments are due at the time of reservation (or in installments as agreed through booking site): a. 100% of rental fee   to secure reservation (unless installment). b. Housekeeping fee. This is to prepare the house for the next renter; linens and towels provided; no daily housekeeping service. 4. LIMITED OCCUPANCY: Occupancy is limited to a maximum number as follows: Kantada in the Trees - 10 guests maximum. If the Owner concludes that this policy has been breached, the Owner reserves the right to expel the entire party with no refund. 5. NON-DISTURBANCE CLAUSE: Renter and their guests shall not disturb, annoy, endanger (fireworks), or create inconvenience for neighbors nor use the premises for any unlawful purposes. 6. CARE OF PREMISES/DAMAGES: NO PETS ALLOWED (unless otherwise arranged). NO SMOKING/VAPING PERMITTED IN HOUSE. Automatic eviction plus forfeit of deposit and rent if violated. Renter agrees to pay the Owner for any damages to furnishings, household items, or pool that occur as a result of Renter’s occupancy. This will include payment of any additional cleaning charges over $100.00 incurred due to Renter’s occupancy.  A fee of up to $500 will be charged if pets or smoking odor or damage is detected. 7. OWNERS RIGHTS: Renter agrees that if the conditions and limitations set forth herein are not met, Owner shall have the right to cancel this agreement and may enter the Property, either by statutory proceedings or by force, to inspect the Property and ensure that Renter has vacated the Property. All monies paid by Renter shall be forfeited as liquidated damages. 8. INDEMNITY CLAUSE: Renter hereby agrees to Indemnify and hold the Owner harmless from any and all claims, including those of third parties, arising out of or in any way related to Renter’s use of Property or the items of personal property provided therein.  Renter assumes all risk of injury or other losses relating to any recreational activities, including the use of the private hot tub, golf course or surrounding forested areas on the Property, and will hold Owner harmless with respect thereto. 9. NO SUBLETTING: Renter may not sublet or assign this lease for all or any part of the premises without the prior written consent of the Owner. 10. REPAIRS AND MAINTENANCE:  The Property is rented with the Owner’s furniture and household furnishings. The owner shall not be responsible for providing additional furnishings or equipment not presently available in the Property.  Renter will report any maintenance issues immediately to the Owner. The owner will make every effort to repair and/or replace any equipment that is not working properly but cannot guarantee that all equipment is in good operating order at all times and no rate adjustments or refund will be made for equipment or appliance failures. 11. CANCELLATIONS as outlined in rental booking website.  Owner recommends that renter should get travel insurance for any unforeseen circumstances.  12. PARKING: parking must only be in driveway or other designated areas.  Renter agrees not to park on the street or block any neighbors driveways or homes. Further Agreements Pet Agreement of Kantada in the Trees only: 1. Authorization Guest is permitted to keep the following pet(s) not to exceed 2, on the property (Kantada in the Trees only) during the rental term: No additional animals are permitted without prior written approval from Owner/Host. 2. Pet Fee and Deposit Guest agrees to pay: Non-refundable pet fee: $100 Refundable pet deposit (if applicable): $__________ Guest remains fully responsible for any damage, excessive cleaning, odor remediation, pest treatment, or other costs caused by the pet, regardless of whether such costs exceed the deposit amount. 3. Guest Responsibilities Guest agrees to: Keep pets properly supervised at all times.  When pet is not under direct supervision then guest agrees to keep pet in a crate of kennel. Prevent pets from causing excessive noise, nuisance, or disturbance. Clean up pet waste and food immediately and dispose of it properly. Prevent pets from being on furniture or beds unless specifically permitted by Owner/Host. Comply with all local leash, vaccination, and animal-control laws. Ensure pets are house-trained and free from fleas or ticks. 4. Damage and Cleaning Any damage caused by pets, including but not limited to stains, scratches, chewing, odors, or additional cleaning requirements, shall be charged to Guest. Owner/Host may deduct such amounts from the security deposit and charge additional amounts if necessary. 5. Liability and Indemnification Guest assumes full responsibility and liability for the behavior of any pet brought onto the property. Guest agrees to indemnify and hold harmless Owner/Host from any claims, injuries, damages, or losses arising from the pet’s presence or conduct. 6. Unauthorized Pets Unauthorized pets brought onto the property may result in: Immediate termination of the rental agreement, Removal of the pet from the premises, Additional cleaning or penalty fees  Forfeiture of security deposit amounts related to pet damages or violations. 7. Right to Remove Owner/Host reserves the right to require immediate removal of any pet that poses a safety risk, causes disturbances, or violates this agreement. Hot Tub Use and Liability Waiver This Hot Tub Use and Liability Waiver (“Waiver”) is incorporated into and made part of the Short-Term Rental Agreement for the property located at: Property:   By signing below, Guest acknowledges and agrees to the following terms regarding use of the hot tub/spa or pool located on the property. 1. Assumption of Risk Guest understands that use of a hot tub/spa and/or pool involves inherent risks, including but not limited to: Slips, falls, or drowning; Injury due to excessive heat exposure; Allergic reactions or skin irritation; Illness, including dehydration or heat-related illness; Risks associated with alcohol, drug, or medication use; Injury resulting from unsupervised or improper use. Guest voluntarily assumes all risks associated with use of the hot tub/spa and/or pool for themselves and all occupants, invitees, and guests. 2. Health and Safety Warning Guest agrees that: Children must be supervised at all times. No diving, jumping, or roughhousing is permitted. Persons who are pregnant, have heart disease, diabetes, high blood pressure, or other medical conditions should consult a physician before using the hot tub. Guests under the influence of alcohol, drugs, or medications that impair judgment or cause drowsiness should not use the hot tub. Prolonged exposure to hot water may result in overheating, unconsciousness, or injury. Hot tub lid must be kept closed and secured whenever the hot tub is not in use. 3. Rules of Use Guest agrees to comply with the following rules: Maximum occupancy is not exceeded as listed in rules. No glass containers in or around the hot tub. Shower before entering the hot tub when possible. Keep the hot tub cover closed and secured when not in use. Do not tamper with equipment, controls, or temperature settings. No pets/animals are permitted in the hot tub. Please don’t sit on dials, waterfalls  or hot tub covers.  Please also avoid putting items on top of hot tub cover. Please don’t remove floats or filters from hot tub. Use the hot tub or pool only during reasonable hours or during times where hours are posted. Report any maintenance or cleanliness concerns immediately. 4. Property Damage Guest is responsible for any damage caused by misuse of the hot tub or related equipment, including damage caused by failure to follow posted rules or instructions. Costs for repairs, excessive cleaning, or water replacement may be charged to Guest. 5. Release and Indemnification To the fullest extent permitted by law, Guest releases and holds harmless the Owner/Host, property manager, and their agents from any liability, claims, demands, injuries, damages, losses, or causes of action arising from or related to use of the hot tub/spa. Guest agrees to indemnify and defend Owner/Host against any claims brought by occupants or third parties arising from Guest’s use of the hot tub/spa. 6. Acknowledgment Renter and Owner, by signing this Rental Agreement, acknowledge that they will comply with the terms of this agreement and waiver, and each assumes the responsibility for the obligations set forth herein. Renter acknowledges receipt of the House Rules from booking website and also rules posted in rental homes. Renter acknowledges that they have read, accept, and agree to the terms set forth. HOUSE RULES Smoking/vaping is strictly prohibited inside and around the property. An additional cleaning fee of at least $500 will be charged if this rule is violated. 2. No Pets Pets are not allowed unless prior written approval is given. Unauthorized pets will result in an additional cleaning fee. 3. No Parties or Events This property is for quiet enjoyment only. Parties, events, or large gatherings are not permitted. 4. Maximum Occupancy The maximum number of guests is 10. Exceeding this limit may result in termination of the stay without refund. 5. Quiet Hours Please observe quiet hours from [10:00 PM to 8:00 AM] to respect neighbors and the community. 6. Check-In / Check-Out Times Check-in: After 4pm, Early check-in may be available for a fee, but is not generally available during peak season.  Early check in  without approval may incur a fee.  Luggage drop off may be arranged if early check in is not available. Check-out: By 10am Late check-out may be available for a fee, but is not generally available during peak season.  Late check out  without approval may incur a fee. 7. Cleanliness Please leave the property in a reasonably clean condition.  Excessive mess may result in an additional cleaning fee. 8. Damage & Breakage Guests are responsible for any damage or breakage. Please report any issues immediately. 9. No Unregistered Guests Only guests included in the booking are allowed on the property. No unregistered visitors. 10. Safety & Security Lock all doors and windows when leaving. Do not tamper with smoke detectors, security systems, etc.  Please always make sure to lock all outside doors each time  you leave the house.  Please make sure to keep the garage door closed. 11. Parking Use designated parking spaces only. All cars must be parked in the driveway or overflow parking near the clubhouse. NO STREET PARKING ALLOWED. 12. Use of Amenities Please treat the property and all amenities with care. 13. Trash Disposal Because of wildlife it is mandatory to dispose of garbage in bear proof can. Please don’t litter or leave garbage outside. Check out Instructions: -Please strip the sheets from the used beds and leave them on the foot of each bed. Please put used towels over the rim of  the bath tub. -Please remove all your personal items and food. -Please load and start the dishwasher. -If you are visiting during the winter months (October-May), please do not turn off the heat!  Please turn all bedroom and fireplace thermostats to 60 degrees in winter. -Please turn off any lights or other devices/appliances you may have turned on. -Please also make sure to shut and lock all outside doors and windows as you leave.  Thank you for agreeing to the terms of this rental agreement, and I hope you have a great stay.
