We have an AMAZING house in a quiet neighborhood, and we will happily accept your reservation if you can commit to the following: 1) Zoning regulations limit us to rent to a maximum of 5 individuals who are unrelated to each other. Families (and couples) have no such limitation. 2) Quiet hours from 8pm-8am. Due to recent renters’ excess noise at night, we have adopted a STRICT "bring it inside at 9 pm" rule. Partiers, kindly look elsewhere. 3) Regretfully, we can not accommodate pets. The space This charming 1901 Victorian home offers 6 bedrooms, 3.5 baths and 4,125 sq. feet of comfort. As you step into the living space, you take in the open floor plan. You gaze directly out of the north-side windows and see the turn-of-the-century red barn out back. The house’s main floor was renovated in 2011, and a new basement was built that includes an entertainment room with flat screen tv, bar area, ping pong table, 2 guest rooms, one featuring a Sleep Number king bed and the other an antique canopy double bed. Guests enjoy a high-end bathroom on this floor. The open layout of the main floor includes the kitchen, an old cherry farm table for dining, sitting room with flat screen, office for two, and bath. A Sonos music system carries your preferred music. The washer & dryer live upstairs, along with 4 bedrooms and 2 full baths. The master has a new Sleep Number king bed, bedrooms 2 and 3 have new queen beds with pillowtop mattresses, and bedroom 4 has an antique double bed with a new mattress. Doors off the dining room lead to an ideal backyard setting. A brand new cedar pergola (2023) shades a sandstone patio (2023), and two sitting areas with ample seating create a cozy, intimate outdoor living room. A water feature adds a spa-like element. Unwind in a healing soak in the in-ground saltwater tub if you like or grill up your favorite fish or burger. While you wait, enjoy a cold one while sitting in one of the barn’s barstools. Rent B Cycle bikes two blocks away and take an early morning ride on one of Boulder’s bike trails or an easy “cruiser” ride downtown to eat and shop. Our comfortable home has all the amenities that help make you feel right at home. IMPORTANT House Rule (Explained further from above) In the spring, summer, and fall, many neighbors leave their windows open to sleep. We have found that even well-intentioned renters’ voices carry from the hot tub and back patio and into neighbors’ windows. Due to our quiet neighborhood and some recent problems with renters' excess noise at night, we have the following house rules: 1. Quiet hours 8pm-8am 2. Hot tub hours: 8 am -9 pm 2. Back patio hours: 8 am -9 pm 3. Front porch hours: 8 am - 9 pm We love and respect our neighbors and we try to ensure that our guests understand the reasons behind our strict house rule. We fully expect that you will have a wonderful and relaxing stay when you follow our guidelines!
