Spacious and updated home with a modern open living space and large private outdoor area. This place is great for families, folks new to Austin, traveling nurses, remote workers, and ACC students. The house is located a short walk to Dia’s Market, Little Deli, Brentwood Park, Crestview MetroRail, 99 Ranch, and much more! Plus easy access to Downtown, The Domain, ACC, Mueller, and the Eastside by car, train, or bike via the Shoal Creek Trail. The space This 3-bedroom, 2-bathroom home is located in a quiet residential neighborhood with convenient access to a variety of restaurants, coffee shops, and grocery stores. Each bedroom includes a bed, and one guest room also features a fold-out couch for additional sleeping space. Both guest rooms include a small desk, making the home well-suited for remote work or extended stays. The property features a large, fully fenced yard that offers plenty of private outdoor space. The home is centrally located with easy access to several key areas of Austin, including downtown (approximately 10 to 15 minutes) and The Domain (approximately 10 minutes). High-speed Google Fiber gigabit internet is available throughout the home. A washer and dryer are also provided for guest use. For longer-term stays, a starter set of basic toiletries will be provided. Guests are responsible for restocking any additional supplies needed for the remainder of their stay. Pets are not allowed at this property. Guest access Guests have full private access to the interior of the home. The yard may be accessed by the host or maintenance personnel from time to time for routine upkeep. Advance notice will typically be provided whenever possible. Yard access is infrequent and will not interfere with your stay. The host may occasionally be present on the exterior of the property for maintenance or inspections. Outdoor areas may be monitored by security cameras for safety. A storage shed located at the front of the driveway is not available for guest use and is reserved for maintenance items. The fenced and gated area to the left of the driveway is also not accessible to guests. Please do not enter or use any restricted areas on the property. Other things to note --- Neighborhood and Location --- The location in town is ideal, with many new restaurants and shopping areas nearby. There is easy access to public transportation, and the home is walkable to quiet neighborhood spots. The area is very quiet while still feeling active, with people regularly out enjoying the sun and nature, along with bike lanes and walking trails. --- Nearby Amenities --- The house is close to nearby parks and bike paths and is walkable to tennis and pickleball courts. It is in an excellent location and well suited for people relocating to Austin and wanting to explore the area, digital nomads planning a longer stay, or anyone looking to enjoy the city for a while. The house has gigabit fiber internet with approximately 1000 Mbps upload and download speeds using a direct wired connection. --- Utilities for Extended Stays --- This is a fully furnished home with utilities included for normal residential use. For long-term stays, a monthly utility allowance of $400 is included. If total utility costs exceed this amount, any overage will be billed at actual cost based on utility provider statements. --- Shared Yard Access --- The yard space may be shared with me and the lawn care team, as we may come and go for maintenance, lawn care, and access to the shed. I will usually send a message in advance when access is needed. The shed has an entrance at the driveway, so this should not interfere with your stay.
