Nice people only 😊 The space Relax and unwind in our gorgeous villa which has been completely remodeled and decorated and is warm and inviting. The spacious villa has one well appointed large master bedroom, with a King Bed and a balcony over looking the beautiful pool and lake. We also offer a sofa bed in the living room which also looks out at the lake. Our villa comes with a fully equipped kitchen and linens for the bedroom and bath. Covered Parking is on ground level with reserved parking, and additional “guest” spaces as well. There are 5 elevators on property. Only 4 guests maximum including infants and children. Check In is 4pm because of same day checkouts and to have a thorough cleaning done. Other Amenities Include; *Coded Lock on Door, so you will not have to keep up with a key. * Private Marina & Boat Slips available for our guests. Ask us about renting one. *Day Dock & Low Water Boat Ramp. * 2 Outdoor Pools and 1 Indoor Pool. All with Hot Tubs * A Fitness Center, Day Spa, Sauna, & Tennis Courts. *Fishing Pier * Picnic & Grilling Area. * Washer/Dryer * Free WiFi in Common Areas and our villa We will provide check in information prior to your arrival, which will include the front gate code, assigned parking space, and door code for added convenience. (Front Desk Check In is not required, and allows you to arrive and access condo late at night if necessary). The Island On Lake Travis is an elegant condo complex that offers luxurious Lake Travis waterfront accommodations located on a 14-acre island. The Island on Lake Travis is the perfect spot to enjoy a relaxing romantic escape, and enjoy wildlife and breathtaking sunset views over the lake. There are plenty of local attractions to explore to keep you busy if you are looking for something fun and exciting to do. Take a day trip to Marble Falls or Fredericksburg, check out one of the 18 hole golf courses nearby, or enjoy a wine tasting at a Flat Creek Winery! Ask us about our other island villa and Hawaii and Durango Colorado properties. Guest access We will provide check in information prior to your arrival, which will include the front gate code, assigned parking space, and door code for added convenience. We have three villas at The Island on Lake Travis if you need more for friends and family. Pets: We’re happy to welcome one well-behaved dog under 40 lbs. Dogs must be house-trained, current on vaccines, flea prevention, crated if left alone and on a leash when outdoors. For allergy and wear-and-tear reasons, we do not allow cats or puppies under 1 year old. Add your pet where you add your guests. If we find that you had a pet without adding you can be fined. No pit bulls or aggressive breeds allowed pr community rules. VILLA RENTAL RULES The following are rules each renter must abide by. Fines will be assessed for infractions of the rules. This is not a resort - it is a residential community. The owners of these units value their privacy and quiet. Occupancy: A Unit may be occupied by no more than two persons per bedroom, plus two, This means no more than 2 people per studio, 4 people per 1 bedroom unit. Pool behavior: HOA rule of glass at pool and jumping off of Lions at North pool is a $1000 fine that gets passed to you. Users under 15 must be accompanied by a parent or guardian. No glass, no pets, no tobacco products, no running, no horseplay in the pool or dressing rooms. State required sauna, spa and pool rules are posted in the appropriate areas and must be followed. There is a limit of 4 guest visitors per villa. (Guest visitor is defined as persons other than Owner or renters named on the lease who are not staying overnight). All guest visitors must be accompanied by the Owner or renter. Pools close at 10 PM Courtesy & Annoyance: Each Resident shall endeavor to use his Unit and the Common Elements in a manner calculated to respect the rights and privileges of other Residents. A Resident shall avoid doing or permitting anything to be done that will annoy, harass, embarrass, or inconvenience other Owners or Residents or their guests, or the Association's employees and agents. Noise and Odors: Each Resident shall exercise reasonable care to avoid making or permitting to be made loud, disturbing, or objectionable noises or noxious odors that are likely to disturb residents of other Units. Barbecue Grills: Charcoal and wood grills and similar outdoor cooking devices are not permitted on patios, terraces, desks or balconies. There are grills at both ends of the complex which may be used by residents. Garbage: Garbage is to be disposed of properly in the garbage chutes. The dumpsters are only for household waste- no furniture or construction materials are allowed. Spa/Fitness Center behavior: Users of the fitness center must be 16 or older. Persons under 18 must be accompanied by a parent or guardian. The hours are daily, 5 AM – 11 PM No food, no beverages, no glass, no pets, no tobacco products, no running (except on equipment designed for running), no horseplay in the fitness area. Use of the equipment is at the users own risk. The Association assumes no responsibility for injuries that may occur. There is a limit of 4 guest visitors per villa. (Guest visitor is defined as persons other than Owners or renters on lease who are not staying overnight). All guest visitors must be accompanied by the Owner or renter. Parking: Renters may park in the slot(s) assigned to the unit being rented. DON’T ENCROACH/PARK OVER ANY YELLOW LINE BETWEEN SPOTS. All other vehicles associated with the renters must be parked outside at the north end overflow outdoor parking area. Guests who are not staying overnight may use one of the spaces designated for guests. Vehicles parked in guest spaces overnight, or in spaces belonging to another unit, are subject to being towed at the vehicle owner’s expense. Smoking: Smoking is prohibited in common areas such as the pools, courtyards, spa and exercise area, picnic areas and marina. Smoking is permitted on individual unit decks. Patio/Terrace/Deck/Balcony/Railings: NO TOWELS OR CLOTHING of any type can be hung on a railing at any time. Pet Policy & Community Rules at THE ISLAND ON LAKE TRAVIS: No aggressive breeds (including Pit Bulls, Rottweilers, etc.). Pets are not allowed at pools, gym, or restaurant areas and must be on a leash at all times and are not permitted on patios, decks, or balconies. J-1. Pets are prohibited except as allowed by these rules and governing documents. J-2. The board may require removal due to noise, odor, or nuisance. J-3. Prohibited animals include dangerous or exotic animals, pit bulls, attack dogs, livestock, poultry, snakes, primates, or any animal deemed a threat. J-4. Pets must be kept inside units. Pets are not permitted on patios, decks, or balconies. Pets must be carried or leashed in common areas and may not be tied or allowed to roam. J-5. Pets may not disturb residents or common areas with excessive or repeated noise. J-6. Guests are responsible for all damage, injury, or disturbance caused by their pets and agree to indemnify the association and board.
